    6 things to Takeaway:-
    1)Have a Broad mindset
    2)Attend Social Meet-up or Business Conference
    3) Don't get a habit of buying everything in EMI. If u can buy it twice, you are good to buy.
    4) Don't Take Loans .. Expect take it when it creates cash flows
    5) Buy Commercial property than residential property
    6) Avoid Loans during your 20's.

    THANKS. Just what I needed to watch. My husband and I are administrators of our farming business and our own properties, as well as small pensions. I am almost 56, my Wife is 52.       @@roseroland1998 I totally agree, I'm 50 and just retired with about 1.2 million in outside retirement funds, no debt and very small dollars in retirement funds compared to my balance of portfolio over the past 3 years to date. tbh, the role of the invt-advisor can only be overlooked, not denied. just do your research to find a reputable one.

She has since provide entry and exit points on the securities I focus on. You can run a quick online research with her name if you care for supervision.     I actually loved to take loans... but within my means and with certain backup..
    The advantage of enjoying, say, an AC or a laptop today compared to 2 years later, is much higher and offered me more value. The happiness of enjoying 2 extra years in a car with my family offers a whole lot of value. After all, is just one life.
    But yes, I will never take loan for secund home, secund car or stock market or vacations etc..

      So now you get peace of mind plus get to enjoy "that" car or laptop 😄

    Nice content! Few years back i was assistant to a wealthy pen artist and within the short period i worked with him i observed that he had quite a chunk of investment everywhere, stocks, crypto, dividend investing to name a few, so he had revenues coming in from all angles. And in a year his worth doubled. With this i learned that the rich stay rich by investing.

      I think the major challenges investors face may range from controlling impulsiveness to the frail of compulsion. Most newbies and would-be investors often undermine and most often neglect the importance of technical analysis with regards to investing. Technical analysis overly predicts the movement of asset prices regardless of what is happening in the wider or broader market. Essentially, the process involves studying the paths of a particular asset movement in the past so as to establish a sustainable pattern that can be used to predict future movements or better still get an investment advisor who'd guide you and help you manage your portfolio just like my boss back then, He was working with an IA Edmund John Brock and i would bet he still does. I can boldly recommend him because i've witnessed his performance first hand. He's the real deal.

    Great video. But the thing about taking debt only to create cashflows is.. Defining cashflow becomes difficult if the investment is long term. Buying a property to stay might potentially be creating net positive cashflow if we also consider the rent that is either prevented/ rent obtained.
    Even if the monthly EMI is more than the rent, the interest part of that EMI is the thing that should matter in the cashflow computation, as the property retains some value. And even if the interest part of the EMI breaches the rent, it still might be net positive if the plan is to stay in the house for long well after repayment.
    And i didnt even talk about non financial benefits of the investment. The stability of a family living in a owned house if undisputably a lot greater than one renting it. But on the flip side, the property might become a elastic band which keeps pulling us back from taking risk related to stuff like work location.
    So i have to say i dont agree with your point that " buying a house for living is a bad idea financially ", as i think it depends on a lot of factors and such a blanket statement hides the complexity.

    Hello @Akshat Shrivastava, I noticed a small correction (9:00) that needs to be made regarding loans. When a borrower takes out a loan, the money they receive is not printed money. Only the Reserve Bank of India (RBI) can print money, and it does so when the government issues G-Sec or T-Bills. Instead, the money that borrowers receive comes from the deposits made by account holders in their bank accounts. Banks offer low interest rates, typically around 3-4% for savings accounts and 5-6% for fixed deposits, while charging higher interest rates of 7 to 15% on loans. In a developing country like India, the government must borrow a lot of money to invest in infrastructure and reduce its fiscal deficit. This can lead to inflation and a decrease in the purchasing power of money over time.

    1) EMI schemes from financial institutions usually come with a target which requires the shop to bring in certain number of EMIs per month. My friend's shop has had a similar issue where the EMI scheme was pulled since they didnt meet the quota.
    2) The shops would receive the whole amount within a couple of weeks from the purchase( not sure about the timeframe, but shops do receive full amount less some service charges)

I couldn't understand the logic, I wanted to pay in full but because of the discount I ended up taking EMI option. You very well explained the logic. Thanks. I enjoy watching your videos.     Thanks for the update.
    Same thing happened to me also.
    I was booking International air ticket from Make my trip and they offered me flat Rs 1200 discount, if I buy on EMI through a particular credit Card. I bought through EMI and ended up paying lot of amount including processing charges and taxes etc.

    It's absolutely baseless statement "When I take 1Cr debt, the new money printed and making less valuable the existing". The money doesn't get printed when I took loan, it's purely based on country economic health (like GDP, reserves etc) and it decided by RBI how much money as a %of GDP should be printed.

    Getting loans does not ensure free cash flow... unless and until the business/ real estate ( the property on which the amount had been invested ) generates the necessary amount to support the EMIs and generates the extra for free cash flow...
    I think financially independent is a necessary object rather than switching to higher from middle...

    7:30 a guy in my locality doing 15k/mo job saved some money and bought a swift on EMI and leases it to ola cabs and kept doing his job and used earning from that car as down payment to buy more cars and now when he has lot of cars and huge monthly capital he's doing same in real estate and he just stays at home and money keeps coming

    Using Kushner example is wrong in India. US have very low interest on home loan. Rental income from an apartment can pay for EMI and leave some profit. But in India interest is higher and EMI is mostly over Rent.

      In India inflation is also high. There is no such thing as an interest rate arbitrage that you are point to.

    Strategy No.1 : Take money from any and every scammer and promote their videos on channel without thinking about the subscribers. He blindly promoted Vauld and now hundreds of users lost their money while he got handsome paychecks from Darshan (CEO of Vauld). He kept saying he himself uses Vauld and even showed us live proof to convince but not many people know he was using a demo account provided by Vauld for marketing/advertisement purposes.

    That happened with 4 years back when I purchased an AC. I didn't need the loan but I got a discount on the price if I finance it. I chose to finance the AC as I didn't have to pay any additional on the price if I were to pay in full now.

    The exact same thing happened to me recently when I was buying an AC. There was HDB and Bajaj Finance person. The HDB was willing to offer a discount of INR2K if I was a Bajaj Finance customer and my CIBIL score was in line. I tried looking for fine print but everything was good, no processing fee, no interest and longer the tenor higher the cash back. I took the loan 😀

      My thoughts are these finance companies are transitioning into tech finance companies like Bajaj Finance. They are accumulating the database of customers with good track record. They will use this database and our demographic profile to start cross sell other products in their portfolio. Our spam calls will increase and we will probably have to block 🚫 them for constantly calling for one loan or other.

    There was a builder in our area who took a lot of debt to build a multistorey. After the completion of the project, there were no buyers and the builders lost everything and now living on rent in the same house that once they owned. Take risks as per your capabilities. Not everyone is a good businessperson.

    I usually keep the screenshot of my oer day earning. By knowing how many days it'll take for me to pay that item back i make my decision. As a rule of thumb, 15 days is my limit (usually a vacation)

    Example of US real estate is wrong because as you are aware US is a positive cash flow economy and India is a negative cash flow even if you are buying Commercial, means in India your EMI will always be much higher than your rent hence we cannot afford to take huge debt.
    Please give your opinion.

    Absolutely true.. When my cibil was low and I had debt, not even a single financial institution helped. Now my cibikl is 750+ and I am debt free. Now the financial institutions like banks are willing to offer me loan. The banking system is screwed.

    When you get a No Cost EMI from a dealer, he gets the full money from the financer the next day. The interest is borne by the manufacturer to the financer. The discount is often from the manufacturer or from the financer. So the dealer is never out of pocket and pushing the discount earns him a sure shot customer.

    Hi Akshat, please make a video on short term investments. On where we can maximize our returns if we have liquid money for say 1 month or maybe 6 months or 2 years.
    I liked short term debt funds but more info including the taxation things would help everyone a lot and will also get you a new topic for a new good day.

    About 15 yrs back I along with my wife went to buy specs from the market . Adjacent to the specs shop there was a property dealer.
    We enquired about a 450 sqft rate from the dealer. He informed that one ground floor flat was available @ Rs 15 lacs.
    We saw the flat liked it.
    Thdn I called my son who also liked it.
    Thereafter we bought it.
    At present we are getting a rent of that flat Rs 9000.00 pm.
    This is my purchasing habit but I have never taken a loan in my life.

    Nice one Akshar but you missed a key point..I am Indian Living in UK and I have housing debt in both countries. The key difference is cash flow where in India I generate cash flow which is only 1/3 of the monthly mortgage payment whereas in UK the rental cash flow is equal or even more than the monthly emi

    The challenges I am personally facing in practical ground by investing in commercial properties are:
    1) This is not for a normal peace loving middle class normal person.
    2) Hard to find trustworthy peoples to deal without worrying of future legal disputes possibility and risk of force full possessions.
    3) Not getting consistent cash flow from rent. Many time shop tenant request to skip pay rent and pay in upcoming months. Moreover almost everytime you need to approach tenant to pay rent. That is again irritating process.
    4) Many time shop tenants may not continue their business and they leave shop in middle and your cash flow again get stopped. You again need to pay brokerage and tinny repair property for next tenant. This process cut short your overall income.
    Overall, I found it as much riskier as stock market investment. You may get system support in form of different institutions like SEBI etc. But in commercial real estate it's pretty hard.

    Some useful tips for avoiding trap.
    1. House you are buying should not be more than 5x of after tax annual income if taking loan.
    2. Car cost should not be more than 9 months of income.
    3. Don't do show off like putting child in international school or sending abroad by taking loan. KVs, NITs are too good and if don't get admission than there are other very good pvt school and college
    4. Take health insurance and term insurance
    6. If in pvt job than not having a job after 50 yrs age is a normal so invest in second source of income or side income.
    7. Both husband & wife should earn. Dual income is a sure shot win.

    debt for house is the best investment in india. property price keep increasing faster than inflation because more and more people want to live in cities. if you buy a house you save on rent and pay emi. + it gives stability + with home lone you will end up with a home without it you will spend money or put it in riskier assets and end up without money and wiithout home
