      As you can see everyone enjoyed the video. All likes and not one dislike. It was just hard to hear and focus on what Cynthia was saying and her experience that’s all. Sometimes we didn’t realise we are doing something until it’s pointed out or we have the opportunity to watch it back.

    My mum has been trying to convince me for years to get land (her gift to me) and that as soon as I get it I need to be ready to build on it straight away. Secure it with a wall etc. As I’m not ready to build and I know what can happen (as per the video and witnessing it first hand from my mum) so I’ve been putting it off. I want to be there while building to ensure things move along in the right direction. She approached me again recently I know land in Accra is becoming harder and harder to get. So I’m warming to the idea and I know it’s good investment. The only problem is the land is so far from the house I purchased. I want everything to be close by. As Mum has brought from this person before with no problems I should just go for it.

    all of this sounds so familiar, but she is now on the right track and the result is what counts,
    So everyone out here considering buying a land and building a house, please be very careful with your money, don't trust everyone immediately, always assume that they want to overcharge you and they only care more about getting their money than delivering a good work, so if you give someone a contract like for example electrical work, never pay the full contract money as advance but in installments and pay the last installment when you have checked everything.
    A lot of these contractors they might be professionals themselves but when they accept the contract they will send their boys to do the fixing and these boys are paid less because they are learning or students, so the contractor will get most of the money and the boys will make many mistakes that you have to catch before paying the last installment.
    An example of someone who seems more interested in his contract money than you is the guy who wanted to fix a wardrobe in a bedroom having huge cracks in the walls that might appear whilst you are abroad.You dont know about these cracks because you are abroad. Obviously later you will have to remove the wardrobe and fix the wall unless you want the wall to collapse, the guy who wanted to install the wardrobe of course knows this but just wants to collect his money, So there are many stories like these and if you dont take care you will actually be building your house twice.

    I'm glad that it worked out for you. That situation could have gone so wrong. Advice to real estate buyers: Unless you are using a legitimate, licensed real estate company, ALWAYS do a title search when buying property in any part of the world. It is not uncommon for property to be sold to multiple buyers, even here in the USA. Also, countries like the Republic of Panama, and even in some states in the USA, there have squatters' rights (adverse possession) that protect people who move onto your unused land and "squat" there for a certain length of time. So, #1. Do a title search to determine the rightful owner and the boundaries of the property and #2. Never leave your property uninhabited without having someone checking on it on a regular basis, or as someone suggested, put a concrete wall around it. It will save you headaches, especially when dealing with unscrupulous sellers and law officials.

    These land problems was there when I was a baby, 30yrs has lapsed and it is still an issue. People will deliberately build on your land, thinking that when you find out you'll just take them to court, which they know that the court system in GH is as useless as a used tampon. You did good by bulldozing the structure there. Ghana police, also known as 5 cedis police. They are the most worthless institution. I will rather disband the police and get the military to provide policing service.

      Speaking as an American military veteran, I think military as police sounds like a horrible idea. Maybe the police need to be rebuilt, but police should be community oriented not combat oriented. Except for elite police forces for dealing with organized violent criminals. Those could be military.

    It's a shame really for an upcoming well developing country like Ghana. Although I relocated to my great grandfather's country of origin England to be specific, I was born in Southern Africa and when you purchase land it is 100% yours. Even if you do not put up a structure or a wall no one will touch that land let alone build on it. Chiefs do not own land except for their own land which they have to buy like everyone else. We have no chiefs in the cities but they live in the villages and their role is to take care of a village community and sort out any issues especially land and domestic disputes. In cities normally people purchase land from their local councils after one has been on a waiting list sometimes for years or if you want private land you purchase from an estate agent. I am yet to hear a person who has been sold a piece of land which belonged to another person. I'm not saying it hasn't happened neither will it not happen but haven't had anything of that sort yet. By the way when you purchase land it is "YOURS FOREVER." I bought 2 pieces of land 25 years ago and I last visited Africa in 2018 and the land is still intact. I have not build walls around the land but no one has touched it and never will because I have the TITLE DEEDS of those pieces of land as proof that they're mine. These people they call "LAND GUARDS" in Ghana do not exist in Southern Africa it's against the law. Unless you draw up an agreement with someone to take care of your land and you fail to pay them then will you have problems but apart from that no problem of LAND GUARDS. That's the reason why we now have quite a number of Nigerians purchasing land in Southern Africa because you don't face all these problems. The government of Ghana needs to do something about this and soon. It's very sad.

    i"m coming to Ghana, I wonder would she be willing to rent me one of the bedrooms for $700 a month, i will buy my own food, I think this would help me and her. A hotel contacted me and offered a monthly fee for 850 but i know this would be better than a hotel or an apt, I'm a senior over 70 yrs old, meaning too old to start building my own house. I've Been in America all my life, but more than ready to come to Ghana

      You know what? I have great respect for this young lady. I had a similar plot of land in Accra and lost it just when I was beginning to build on it. It would have been finished by now. But I wasn't lucky. The plot was occupied by some people on the day I went there to start building. They claimed they owned the place and produced documents. I was shocked. I contacted my " friend " who provided the contacts and contracts but he couldn't offer a reasonable explanation to what had happened. I tried hard but I had limited time in Accra and the guys started building on it. I went mad. But I was advised by a relative to let it go because you could easily lose your life trying to fight for it. I still grieve my loss because it would have appreciated in value by now, and I would have had a nice place to stay in peace but it all has been taken away from me. Beware, guys, before you make an investment in Ghana because your fingers might get burnt. There are lots of criminals out there. Make sure you do your homework well and don't trust just anyone.     I say please do your homework before embarking on a project in Ghana because there are lots of criminals out there. Also, there are " friends and relatives " with green eyes watching your back . Do not trust anyone and please scrutinise all documents with recognised solicitors and check it out with the Lands Department otherwise you will get your fingers burnt. Good luck!
