    Recall when this project started. I was disappointed that Malaysia would pollute this beautiful area of the country since eco tourism could bring in tourist money. Malaysian government, fairly racist towards their own Chinese who are the backbone of the economy along with Indians, didn't need luxury housing, it needed middle income housing. Did China scam Malaysia or did Malaysia scam China. Wealthy Chinese from mainland have settled in Singapore, squeezing Singaporeans out of affordable luxury housing at the higher end.

    The Forest City in Malaysia is from what I understand outside of mainland Malaysia. In fact it is built on reclaimed land from the sea, specifically built for people from China. So Malaysians dont really care about it or are affected by it. Thats how much I know about it.

      Im from Malaysia and its true. No Malaysian cares about Forest City. Besides Malaysia does not make money from that project. Besides the loans of Forest City are taken in China and not Malaysian banks. The only reason the Malaysian government is helping is because of the state government's tax revenue and not because of the Malaysian government itself.

      Forest City is doing great and still being built. Forest means heavy vegetation, wild creatures/critters, few people, dark places and possible hauntings. More will be residing here, more lizards, roaches, ants, macaques and dogs etc. FOREST city. Not City Forest okay? Give it a few more years and you will see a REAL FOREST.

      Unfortunately, thanks to Tofu Dreg construction, these buildings require millions of dollars in maintenance every year, or they quickly fall apart. And that's in the mild weather of China, not right near the equator, with its weather extremes.

    Actually Forest City is a 60:40 joint venture project between a mainland Chinese private company and a company owned by the Johor state government.

    Problem is skycrapers has only 60-70yrs of lifespan if those building will not being occupy within the 10-15yrs. The value will downgrade and will become less popular among people who want to buy condominium.

      The real problem is, its way too far from the city where there's already alot of people. When it's in a far away deserted area, who will stay there, who will live there? Worse, it's a high class expensive place. Only investors will buy rhe place, but no one is renting or buying from the investors.

    Well, I always believed Singapore was part of making this project fail. I also remember when Hong Kong started social unrest in 2019. Mr. Lee of Singapore went to the White House and discussed how young people's protests wouldn't be good in the long run. Now, Hong Kong and this project failed. Singapore is the winner.

      Singapore has nothing to do with this Forest City at all. This Forest City is a joint venture between Esplanade Danga 88, an affiliate of state government subsidiary Kumpulan Prasarana Rakyat Johor (KPRJ), through a joint venture, Country Garden Holding Ltd (CGPV), with CGPV holding 60 percent of shares, while KPRJ holds the other 40 percent. They only used the word Singapore probably to attract buyers since Forest City is close to Singapore.

      Hong Kong is not even related to Singapore but it is related to China. Should blame China and not Singapore. Singapore is an independent country which has no relation to China as well. Both Forest City and Hong Kong matters are not under Singapore responsibility.

    This project actually makes alot of sense. Singapore is highly densed and expensive. Just across the causeway, you can live in a large unit in a tranquil area for maybe a third of the price and at affordable cost of living. Those that dont need to be in singapore on a daily basis eg only once a week, can easily take a bus/train/ taxi. However, the kickbacks and mysterious deals made on this project by the previous government was unpalatable by the masses which doomed the project.

      dont forget the monthly maintenance fees . i bought a low cost apartment 15 years ago and now the maintenance fees is RM300 because they need to fix the water tank. last year it was also rm 300 because they need to paint the buildings. Next year i think they going to maintain the rm300 maintenance fees because the swimming pool needs to be fixed. after that the lifts will need fixing :D

    Very poor reporting on Forest city. The project died years ago as 1 China clamped down on money flows out of their country and 2. Mahatir government put a stop on sales to foreigners. How are luxury condos to sell when it's only for Malaysians???
    Overall this felt like a report from 2017....

Backing mean funding using tax payer money or Gov gave guaranteed on the loan or Gov owned company JV. Look at ECRL project, it 's fulfilled the criteria as being backed by Malaysia Gov.

    This was not a problem with Chinese Real Estate. It was Mahatirs issue. Most Singaporeans would prefer to stay there if there was a hig speed Rail Link to Singaore. Only Mahatir is to blame. Singaporeans have to pay over 100K$ (lifespan of only 10 years) for the cheapest car and over 2 to 3 million $ for a landed home. Singaporeans would have grabbed all the units if only Mahatir did not screw everything up for the project, who abandoned the rail link and cost Malaysia huge penalities. Both Singapore and Malaysia would have won.

However, the ruling party lost the election and the opposition leader Dr M, whose personal vendetta against the Malaysian developer and his anti-Chinese mentality(This Dr M as Prime Minister said-“the Malaysian Chinese are not Malaysian enough as they chose to use chopsticks; unlike the Malays who use their “right” hand to eat, the Malaysian Chinese refused to integrate into the Malay culture”). Being so, as PM - the geopolitical movement revoked the MM2H of the Forest City project, and implemented a high threshold requirements towards the present MM2H(My Malaysia 2nd Home) status. Then, there followed the Covid-19 situation.

    announce the project, take up the booking, receive advance and start 1 or 2 buildings. In the way if you get some advance payment start one more. investment risk will be less, no interest rates, demand and supply will be equal, we also will know who are capable to purchasing it. less risk, no loans more profit investor can have peaceful mind. invester can complete the project and give it to customer ie you can keep up your promise, customer is happy, economy will be progressive overall people will be good and government funds will be safe( bail out).
    everyone will be safe.

    Better to build homes that are not occupied now than to misuse the money or have it depreciate through inflation. All those houses will be occupied in the future. It's still the best investment in a time of economic boom.

    Technically not a ghost town as more and more people bought it.but a project should be on city tht fully develope rather thn under develope like in johor.
    A developement should be in phases but one off finish it(15 percent develope).tht y seing oversupply of property in johor bahru.
    The news look in correct as not ghost town any more,but lack of maintainance.More and more people buying it in year 2022-2023.compare year 2020-2021(the covid years).
    In conclusion,buy low price in property,sell high in 20-30years.Can people expect after 2 covid years 2020-2021,after tht can sell all in example 3 years time.Take 10 years sell all,look ok.
