    Rilus cautions prospective clients NOT to rush and sign listing agreements with their Realtor friend right away.

    I'm an investor and my best deals have been estate sales that I found by attending yard sales! So I want to go direct to the source and get attorneys to send me problem properties.

    I can see how high networth people would respond to an opportunity to meet with an attorney to get an estate plan. What about low to mid income level people? I want to bring attorneys business to help develop a referral partnership but I dont know high net worth people yet.

    Chad, I beg to differ on reverse mortgage situations. In reverse mortgage situations, if no equity, heirs just let bank foreclose it. If there is equity, you can always see heirs try to sell it. At least from hundreds of reverse mortgage foreclosure cases I have seen.

      @george, I've seen a ton of short sales on RMs. The lender knows they will incur additional costs and equity loss at a Trustee sale so they are willing to play ball on short sales. I didn't watch the clip and don't really remember what I said but there are outliers in every situation and I may have been referencing that. But, I agree with you, if the house has marginal or negative equity and a RM in place then 80% or more will let it foreclose...because they haven't met the right real estate professional who can facilitate the short sale.

    Loved the whole buy the LLC not the property to help them avoid capital gains on the property depreciation recapture. I would like to see content regarding templates we can use for brochures or digital use. I am reaching out to probate attorneys now but feel I need to know more about the actual process and the terminology.

    You said she wanted as much money as quickly as possible, why would she take a lease option? If the optioner exerscises the option it wont be for a few years, correct? Am i missing something because it sounds like she walks away about $12,400 day one, and gets that monthly income, but wouldnt a cash offer giver the the most and the fastest?

    Also question; how can someone attack a reverse mortgage aside from the traditional listing or short sale. I came across a vacant, distressed, pre-foreclosure multifamily in my area and although the PR isn't the most responsive, I was curious about attacking this with a creative option of some sort should the PR tolerate my consistent prospecting for 5 mins to allow me a word.
