How can tenants defend themselves at a non payment of rent at the LTB?

      We agree. We do our best to educate landlords so they know the risks involved in investing in real estate. This is whey it is so important to qualify your tenants to mitigate your risks.

    Clearly, if they paid their rent there would be no eviction notice for non payment. While the other defenses that you give are being used, they should not be. If the tenant agrees to email notices in the new Ontario lease, that should suffice. Small clerical errors should not mean further delays in payments and further costs to the landlord. Can the landlord whine to the ltb about the bank repossession they are facing and financial ruin? If rentals are limited or costly look at how we are demotivating investors from acquiring and building rentals. The ltb is a BIG problem.

      100%. There’s a reason lawyers have a bad reputation- this is direct lesson how to cheat a system and enabling tenants.
      I do help my tenants every way possible. Should they start taking advantage, i do hire an attorney and evictions are flawless, don’t care about the compensation. I won’t offer cash for keys. I will pursue further for court costs damages etc. I will report to collections. If you have bad intentions to hurt me, I’ll spend money and hurt you twice , and there’s no chance sleazeball tactics as this lady promotes will benefit in any way. Shameful enabler video

      Yeah they can actually because it's there property it just depends on the situation homeowners have way more protection then tenants and when you keep property taxes high like that and you make people hustle like that it turns people into criminals just to have a place to sleep at night and enjoy a few snacks from the grocery store there are some days they wind up having to go without food, they can't pay off there college loans no way and they will never be able to get ahead if they keep overcharging people for basic amenities.
      It does not build them into a more honest person in fact it makes some tenants become resentful of the fact that there daddy buys them all these properties just so the landlord can treat the tenants like cash cows instead of the customer that's paying them more money then any local waitress could ever imagine so naturally she will be the one that winds up having to hustle to pay for all this shit because she's a convenient target because she's not living off her daddy inheritance too and she's trying to earn it honestly without having to become a boss bitch or a stripper.
      Some people are gifted like that and that's okay but they can't expect everyone to catch up like that the answer isn't just to sweep it under the rug and keep raising prices because this still results in discrimination lawsuits.

      The game that ltb and these squatters are playing is not going to end well for govt or tenants in the coming years... people are going to become overly selective and perhaps accept only personal referrals and then certain groups of people (single mothers, people with unstable jobs, people with single family income etc) are going to completely get shut out... perhaps instead of first and Last, it's going to be first and Last 6 months...

    After filing N4 and L1 with the LTB if the Tenant leaves the unit before the LTB hearing. Will the LTB still have a hearing for non-payment of rent? How to recover the nonpayment of rent once the tenant moves out of the property?

    what about lease violation. or tenant on tenant harassment. like if one bad neighbor is blasting loud music for a year. and the tenant has video,audio,emails and date of them doing this. and police report, nad witnesses. the landlord refuses to do anything. so the tenant goes above the landlord head and calls hud and there boss.
    now the landlord wants to evict the tenant because they got in trouble.
    and landlord failed to remdey so the good tenants trows a glass cup in the neighbors yard and threaten them in a email.
    how would the good tenant be able to defend themselves in court.
    i know tenants rights to a peaceful quiet enjoyment of the premises is one of them.

    How about just tell tenants to pay their damn rent? That works for me. And not making repairs is not a reason to not pay rent.

      In Ohio it can be legal not to pay rent, if LL won't do repairs he is obligated to do. BUT each month the proper rent must be placed on time in an escrow account. Tenants rarely do this.
