My son had his senior pictures there…in the furnace room and a couple other places on site. The photographer used that huge window upstairs and the switchboard as backgrounds.

Have you ever thought of adding a multi-purpose indoor sports arena at the Peerless site since there are such high ceilings? It could house basketball, wrestling, volleyball, soccer, gymnastics, pickleball courts all in one.
Absolutely - we think that sports tourism could be pretty big for the area considering its geographic location in the Southeast
I love that you are bringing this property back to life. It has been a eye sore for so long. My grandfather actually worked there in the mill around 65 years ago or so.

Hey Tyler this is one of the people in Rossville GA. Wondering how things are going in the renovations. Hugh task I know. Wondering if there was any updates. I did see where part of a building being torn down on Maple street. Seems like activity has stopped.
Hi Darlene - nothing new yet. We are working through getting some new tenants onsite and are hoping to have some exciting announcements this year. The Maple Street building isn't one of ours - sad to see that happen to it
Hey Tyler - great looking project! In your environmental due diligence (phase I and II) of this purchase, did you find out any environmental concerns due on its historic past that you needed to cleanup? Would you ever consider looking at a property that could be a Brownfield Cleanup Project (BCP) program to get tax incentives for development? Thanks, Eric Warren
Yessir - we had some arsenic in the soil (very little) and asbestos / lead paint throughout some of the buildings. Nothing crazy enough to scare us off but certainly kept other buyers from moving forward

So damn sick bro. Curious, for a property of this size did you/your partners purchase this property outright? Or are you on a 5-10 year ARM (or however long) and subject to changing rates and having to refi every so often? Can't wait to see what this all turns into 🔥
Glad you like it! We did not - we do have a loan on the property at 5 years fixed that we will have to refi at some point

We received an offer to sell the property - should have an update on that one soon!
What happened to this project, it looks worse now a year later
We’ve gotten it cleaned up, take care of the property, and are leasing it to tenants. Not sure how that makes it look worse
