for this kind of investment, UK developers are giving 15-17%....for the same kind of risk -secured by the project you are funding.

Such loans are high risk and can become insolvent. Even legalise, the capital repayment can fail. Just like funding societies.
What happened to funding societies?
All loans on Bigfundr are real property backed at most 70% Loan to Value which gives sufficient buffer to protect capital and interest.
@@meelan1zxcvbnm anything with high interest has risk even though regulated by MAS. Can only treat as "investment" instead, it cannot be consider as MMF.
I personally (i have no links, not invested to big fundr) think this is better than Funding Societies since this is secured against property at 70% LTV. Unless property value in Oz plummet by >70% you will still get something back. Funding societies meanwhile are unsecured and have no incentive to do proper risk mgmt since it is just a platform and prioritises loans growth and revenue while only subpar borrowers shun by banks and FI will resort to these kind of high interest loan. In all of this there is no consideration for investors. Subpar borrowers just want the money for a "last throw of the dice" or risk folding up while FS want loans growth and revenue. You get the picture
On point…BF does only real property backed loans and that too in metropolitan cities like Melbourne Sydney and Brisbane and vicinity where there’s overwhelming demand for the end product being mostly residential dwellings….so in an unlikely event of an EOD, selling at a discount to realise the collateral to pay off the residual debt should be a seamless and relatively quick.
@@meelan1zxcvbnm while that maybe true there are also limitations. Like property in Oz can only be sold to Australian citizens or PR which removes a significant portion of exit source. Also the risk reward seems abit lopsided. At 6% yield there are better, easier, safer asset class like buying DBS shares and enjoy the dividends than this scheme

I withdrew my CPF last year and put almost all money into bigfundr since they 100% principle guarantee. This year, i already had my interest double the amount more than what i earn in my CPF account. Happy investor. Will keep investing if the interest is kept higher.
there is no such thing as guaranteed 100% for investment. Look at hyflux bonds.

Cannot just see $32m cash balance of maxi cash leh. Shld be equity and retained earnings and what liabilities they have. Not all can be used to compensate. Did u just cleverly not show the liabilities section? If yes, disappointed in u Kelvin.. take money from big advertiser then skilfully omit some info in e video.
