Yo bro, dont split yourself into multiple things, wholesaling is way better than being an agent and you can actually scale a really decent operation. The key is time x leverage = output, only spend your time on the highest leverage activites.
When I've tried Craig's List in the past it was always a wholesaler who was selling the house. Good for you that you ran into an actual homeowner who was selling.

Thanks for sharing your story. I'm in a similar situation last year I basically quit my job to do wholesaling. Thank god they let me go part time. Now is that I'm getting closer to the things I want. A whole of procrastinantion in the process but also learning it's not so easy as they say. I took a course and the course was nothing similar to my state (NY). But i'm on track to getting my license lets keep pushing!
I live in Massachusetts I left my moms crib in Florida to live by myself my cars breaking down I’m hoping it survives until I can get a new one it crazy how much I just related because it really shows anyone can do it you just need to put in the work

Good question, the seller kept extending the contracting. He said he needed more time and asked for so many extensions I didn’t even think the deal would go through. Till this day I have no idea why it took so long to close I’ve never had that issue since

I agree with you but it’s hard turning down a 40k commission check but as my average assignment goes up I will start pivoting away from being an agent
