its pretty simple for the average investor/operator looking for deals, when the cap rate is being offered at 6 and debt/equity is 8-9 the deals dont pencil. you lose money each month in that scenario. sellers need to drop prices to get cap rates to 10-12 to make deals work with these interest rates.
Wow Mr. Cauble,, This presentation is dripping with creativity in today's marketplace and its awesome that you were able to have this gentleman provide his insights on how perceived negative marketplace conditions can actually present new opportunities if you're willing to consider all the options. I'm in the beginning learning phase with CRE and really rely on your content to continue my educational journey. Say,,have you or would you consider a vid on proper legal entity structuring to aquire let's say, your first few hundred thousand in CRE? I am seriously considering a small self storage property to get started. I've recently established a Wyoming LLC and that's all so far. No activity yet. I am confused though as I don't know if it's prudent to establish subsequent LLC'S in the actual state where the property is held. For example if I invest in Nevada, not Wyoming.
