What's the cost of self-storage that you can acquire per sqft? In my area they are all selling at 120-200 per sqft, which is 3x the construction cost. I am concerned if I buy, someone could build a new one and out compete me.
@@Retipster one of the most critical concepts that the interviewee mentioned was selling out vs holding forever. There is a lot of frowning on selling anything in real estate. A lot of talking heads think buy and hold forever is the way to go. But, the math works much better if you hold medium term and sell at high points, then find more distressed property. What about cashing out more than you put in, or more than your capital and retaining the property for a longer period?
@@Dave-rh1ry - yeah, I think it's just a question of what your priorities and motivations are. I wouldn't say there's a "right" or "wrong" way that can apply to everyone, just a question of what a person wants.
I'm currently working on one (Seth here). Putting together final cost estimates and projections now... the jury is still out on whether this one will pan out, but if it does, you can bet you'll hear about it on the blog. :)

I found one that should not of been built. It has over 100 units less than 25% occupancy and population is under 1000 people. Was built in the 60s
