    Weekly, at least, would be great for me. Warts and all. Or time lapse with references to previous videos as you have to edit the videos and create the content, lots of work in itself. I just enjoy watching and learning. The banter, the graft, the level of skill and quality of work are just great to watch. Also love a journey and that house looks like being an interesting one.     I like to see a weekly update bro. As tradesmen I think we enjoy to see the ups and downs, set backs and victories etc as they happen. Bits of this and bits of that are generally how we have to do it....we never actually know how things are going to go from one day to the next. Bring it on and all the very best to you all. 👍

    Massive job. Fair play to ye for taking it on. Alot of people would run a mile from those types of jobs. I love these types of jobs. Im starting a full renovation of a bungalow in 2 weeks for a client. Making small rooms bigger, 2 extensions 1 to the front 1 to the rear. All old concrete floors have to be broke out and brought up to spec for underfloor heating, new windows and doors. I would love to have the time and patience to film it like ye boys but it wouldnt be too interesting.

    As ex pat in oz and a retired builder I personally spent 52yrs in the industry from the start of my apprenticeship and was always taught to expect the unexpected 😂😂 never a truer word personally like to see a weekly blog best of luck hopefully it’s calmer waters ahead

    Your SE is right in his assessment. Those bricks and timber gable is original as the rest of the house is fairly modern, probably mock tudor 1930's that's been covered with render and cladding. The timbers are far too modern sections for it to be period. It would be quite something to find original workmanship that bad to be 200mm off level.
    My take:
    If its sand/gravel underneath could be subsidence.
    If its clay could be shrinkage/heave.
    Either way if it has subsided at the front, the top of that gable wall will be pinned back by the roof under tension, which pulls everything above the lintel inwards, with everything below the lintel bowing out. At 7:18 you can see the bearing timber on the top of the brick bowing down and it has pulled out of the post. The roof timbers pulled out in the other direction also suggest the subsidence could be around the front corner and to the side of the house (also where the gap between gable and flank wall is largest).
    If it's clay and has heaved up halfway down the flank wall, it might have had a similar effect pushing the wall up and tilting the first floor outwards, while the roof is still holding the rafter back.
    The 200mm deflection in the floor without apparent gaps in the brick is probably because the roof is picking up most of the strain either way the house is moving. As you go lower down the wall into the ground floor, the gap would be even less and possibly not noticeable because it's further away from the tension zone.
    For safety, I'd batten up every wall in that room with vertical and horizontal timbers back to some solid wall and get some steel restraint straps into the roof rafters temporarily. Avoid working in that area or below it on windy days and open the front windows since you've taken the back wall down on the upper floor to avoid internal pressure from a gust blowing it out.
    This could be an underpinning job around the front corner. Might be worth getting some trial pits or specialist advise to de-risk.

      Thank you, Johnathan. That's a great insight and it all makes perfect sense. Why would the clay heave though? If it is clay that is and it very well may be. I know that it heaves because of roots/tree removal but there's none in that area. Could it be that there's an excess of water in that area? Such as a broken drain or poor surface water management?

      Have had a lot of issues with the very hot and dry summer of 2022 drying out clay without roots involved.

      @@mrabuilders6723 It could be those things, I see the neighbour's RW downpipe is close to that corner, so there is definitely at least one surface drain in the area. It can also happen when the clay layer is quite thin above a completely impermeable rock layer, you get a perched water table that traps the water and expands the clay. Difficult to say without a window sample.
      You can see a smallish diagonal crack in the plaster when your lad took up the flooring. It would help to determine when the flooring was done as its very possible they re-plastered the walls at the same time, otherwise you'd have seen a huge crack matching the bricks in the plaster too - therefore the house has moved more since. If it was only done a few years ago, then there could be more movement to come. If it was done 30 years ago, then you could argue that the house has probably moved the most it's going to.
      It's a tough job this! How much money is the owner willing to spend, how much of your margin are you willing to eat into to, how much time you have on the job. I know fees and for professional advice and are a proportionally large for house jobs. Don't envy you, but ill follow with interest.

      Funny that , my mate done a big big paying job and a neighbour who saw what he was doing wanted a quote , now my mate needed acces so went on a day mutually agreed and on his way he sees some guy looking official mooching on the property he’s doing work at.
      My mate being friendly approaches and finds out this is a man from the council who’s not happy , not happy indeed and there’s trouble brewing over what’s been done so my mate says can you do me a favour I’m finishing round the back tomorrow can you leave this a week so I get paid and he did 😂😂😂

    A lot of knock it down comments, if there is no subsidence why knock it down? Its on firm footing. Having done some building work but no expert, Pull the roof off, pull the wall down, pull the floor up and go again.

    Building surveyor here, a lot of people think that houses built in the 30’s etc were well built and solid, it couldn’t be further from the truth. As others have said in reality you need to virtually start again.

      I nearly bought a 1930s house once, but after subsidence was found in one corner (damaged drain) I backed out. So glad I did.

    Love your channel mate! Bricklayer myself. I would suggest to upload the whole start to finish videos with named chapters available, so people can fast forward to the part they want to watch and learn from. TH-cam has that function, I believe(please do your research). List and Hash tag all chapters in the description section for people to find them easier. Look at the raw footage as THE BIBLE through the DYI people, newbies, simple lay persons' eyes and ask yourself what they would ask. Tips, tricks, trade secrets and possible solutions is another gold mine! I would love to pick your brain! RESPECT!

    This seems like an insurmountable task, it's surprising what can be rebuilt without having to knock the whole house down, as it seems like you're basically going to have to strip everything back, and rebuild it from scratch.

    It's quite common in Edinburgh for 1870's tenaments to be out 100 to 200mm .
    However these structures are 1m thick exterior walls and 280x140 pitch pine joists that are already 200 years old .
    Each tenament , if you weighed it is around 5000 tons minimum and upto 11000 for a biggie so it's no surprise a little settlement happens over the years .
    More to the point , less than 0.1% have been pulled down in 150 years due to unsafe condition issues .

      The figure 0.01% suggests that at least one 1870s Edinburgh 100 to 200mm tenement was demolished within the past 150 years. For your statistic to be correct there would need to be 9,999 more 1870s Edinburgh 100 to 200mm tenements that survived, which I do not believe is true.

    Im no expert but frankly I cannot believe that, in the long run, it wouldn't be cheaper to just start again. Promise you you'll be chasing problem after problem that will put the price up higher than what you quote for.

    Every week please for me. Going to be an interesting project for me up to dpc, from this first video there seems to be so much pre build work not been carried out. Someone couldn't be arsed to get off their backside and do a simple survey to see if it fits? few things to consider, existing trees/hedges in relation to foundation depth, line and level of ext drains, boundary wall foundations, retaining when ground levels reduced, party wall act etc. You're a brickie, do you think that wall will still be there in a few episodes?

    We live in a 17th century cottage - I can assure you there have been cowboy builders in every century since! I'm with others here - it's not listed, it's a horrible looking house, demolish it and build a new well insulated and better looking house. No offence to everyone on site but it will always be a massive compromise and a nightmare build. Plus the client will never truly like it. Subscribed.👍

    I assume the owners have got all the necessary consents from the Council - and that the Council is being kept up to date on developments. And where are the owners' insurers in all this? This is me thinking like a lawyer, I can't help it!

      The new plans are shown in this video, and a surveyor has concluded the house defects were likely because it was built this way.

    Yes they had cowboy builders back then when first watching this vid I was scratching my head thinking it dosent ad up it looks like it's been built like that then it was confirmed

      A few years ago, we had the windows in our bay replaced. No sooner had the window fitters taken the window out of the upstairs front bedroom than the whole bay began to move away from the front of the house. As with this one, they were timber framed windows and none of the brickwork was tied in to the front wall of the house. (Built in 1910.) Fortunately, the design was a bit less awful than this one, but we had to have special steel supporting pillars made to do the reinforcement job the old timber windows had done, and then lots of strap work to tie in the bay to the front wall to make it structurally sound. While the old materials might have been better in some senses than modern materials (decent wood and slate was affordable back then) the builders were every bit as much cowboys as todays bad builders are.

    top to bottom take down , saving as much as possible ie old bricks and whatever timber treated etc .. foundations under pin where necessary , new house new extensation follow planning consent . Three month job after the take down . And ps who ever bought this place or were left it and advised by structural engineer they should sack them all , because this was always a demolition job from day one , too many crappy patch up jobs and big quick profits by these people , they patch up walk away and are putting peoples lives in danger , anyone that will not knock this should be in jail .

      Yep I second that, knock it all down and start again with a traditional looking hi spec energy efficient new gaffe. Pussy footing around that shaky old wreck will cost you big time

    I would definitely like to see weekly videos of all the structural parts of this build in detail and how your going to correct the issues, as every job is different. The internal parts like partitions, kitchens and 2nď fix work could be shorter with timelapse's, as much as I hate channels that use to much timelapse's. Good luck with it, looks like you'll need it.👍

    After just coming off a build that should’ve been knocked and rebuilt I can see you what your going through. We had under pinning to do. Massive steels put into the house from foundations to the roof all connected. The house is unsafe and it will take a lot of work to get it right.

    My guess was it was built wonky and those Gallows brackets 🫣😱.
    Of all the issues you pointed out the I’ve thing I couldn’t unsee was the half in the middle of the wall between them and next door 🫣😳😆🧱👍🏽

      Hello fellas, hope you're both well. That half is horrible isn't it! It's the first thing I saw too. It's where the 4 inch wall becomes a 9 inch so at least it's bonded in and looks ok from the face side! Thank you for watching, fellas... p.s...don't suppose you want to sell any of those Millwaukee tools do you? Or swap them for some 1st Gen Black and Decker??? Hahaha! Take care fellas.

    Interesting chance to see a house deconstructed back to its original skeleton, I wonder about the modern replacement windows, these are very heavy and replaced the original wooden frames with single glazing, the additional weight of modern window frames with no additional support mustn’t help the structure either.

    The more the problems unfolded the more I thought why not demolish the whole house and build a new one? I suppose its a planning issue not to have a new build in a street of old buildings. As for the changing plans which will mean a considerable amount of extra work - I hope your Contract will allow for the huge increase in the cost of the job with substantial stage payments every month. To cover 12 months work I think you should show completed stages as too much brickwork can get boring to watch. I await the next episode!!

    Perhaps every other week as a build report as I'd really like to see the progress on your own house which is starting to look pretty good.
    As an aside, I can't help wondering given the potential advantages (as I understand it) with VAT being taken out that to knock the whole lot down and start again might be the safer, easier and more economical route?

    It would be easy to resolve the wall issue with a PWA agreement, infact if you are going lower with founds and the wall is next door's then it would be in your client's interests to go into one anyway. There is definitely something wrong with this job, no way should a wall be making your client alter plans. It also sounds like the house has not been properly surveyed, any Surveyor would be able to see it was not visually right at the front, the brickwork appeared heavily stained too. Have drain surveys been done??? Bet there is a sewer in back garden. This job stinks to high heaven, how much will it be, £200K??? Like your channel just be very careful, hope it isn't someone looking to re-finance it all at the end, who knows where the market will be next year.
