The sink should go under the window. This will give that home owner the light they need when prepping food, no matter what time of day it is. Drew this is the smallest house you have shown, how much does it cost to build? I like, the inside color needs to be tone down some but it is great.
Great idea with the window, we can definitely do it that way! This is how this client wanted it but there are endless ways to lay it out. The walls can be done as pine walls and then painted instead of birch walls which would help with the Color if a client doesn’t like the walls!

Interesting. I would put two small tables on both side of the lovseat (ones that slide or have wheels), because I'd stumble over that table. And I would have put a small console with extendable table-top parts, that could be moved into the room to eat. Or a wall-table that folds down (office, to eat). I feel the wall wasn't used enough but you can't walk in the middle comfortably. The kitchen is super cool imo, the bathroom too.
This is one of the more practical designs I've seen. I would lose the bathroom vanity in exchange for an laundry stack. The Murphy Bed is a great idea and some Murphy designs include a desk with shelves when closed. Cabinets above the sink with a shelf above for plastic bin storage. My Wife has a few adult cousins in there mid 60's who have no retirement or savings. I'm considering something like this. 23 years ago when I built my home I put conduit from my basement out into my side yard, next to my septic tank, just in case I need an adu someday. Knowing the legality of these units can be complicated, I like the design because it's the cheapest to build and mobile if it must be removed.

If it was me, I'd probably opt for a sofa bed over a Murphy bed, with a flat panel TV on the opposite wall, then you could have a small home office and storage where the love seat is. Even with only 200 sq ft, there's some layout options available.
I could easily love in 200 square feet. I live in a 64 square foot off-grid cabin now. I will be building my own tiny house of 240 square feet. I'll put a tall wall/fence about 10 feet from the house all around, creating a few outdoor rooms with windows and glass doors so the interior doesn't feel so small.
I'd put the Kitchen to right of the front door, use the window for natural light to prep/cook & the view. I'd also prefer to sit at the kitchen end to eat with the door open. With a small front deck, you can have a table & chairs for better dining space. A murphy bed would be better on the wall where the kitchen is now. It would also include a wardrobe & small storage. Put the TV on the wall opposite the couch. Switch the toilet and sink, who wants to look at the toilet when door is left open? I suspect the kitchen being where it is, is probably for shared plumbing issues. But if the space is customisable these are the things I'd do for myself.

The window opposite would ideally be closer to the kitchen so that there's more space for a tv to be fitted to the wall; where Drew is saying it should be fitted is partly above the bed which puts it in danger of being kicked or in the way if bunk beds are put in (visitors cabin, rather than permanent granny flat).
ruffly 10k but price changes wildly if you higher a contractor,, 3k for cement pad, 1k in lumber depending on current prices, the more you do yourself the cheaper it is.

A Couch/ Murphy bed combo would be great in this space. As well as making the entire bathroom and wet room.

I would put in a semi loft bed that way I'll have a place for a dresser/ storage and a movable room partition for a lil privacy.

This is truly a beautiful home for just 300 square feet. I love it, how much is it. I would take this house but with a refrigerator.
