      Not just "small," but "very small!" Let's measure this "sustainability" by his electric bill in Nashville, with all that glass. Heating something like this North of Chicago would be a good lesson in financial "sustainability." I'm guessing build cost upwards of $200 per square foot for this tiny house...

      Well, the cost of land in Nashville is pretty low and it's obvious that this house doesn't use any costly high end materials or items. As he said, the windows are the most expensive single purchase. According to the article it was $115 per sq ft which is around $200k, that's actually very cheap for the size. My house cost me $250k and is only 1180 sq ft in Phoenix and not nearly as nice as this, although it has some nicer materials.

      Somewhere near his definition of sustainable...... He's repeating the word sustainable to greenwash the justification of building the house. It's not a light footprint on the ground and I'm confused about back-justifying the use of monolithic slabs then showing off the extensive use of wood in the rest of the house. Are all those windows oriented for passive effects? That would be a measurement of sustainability. I would not justify concrete as a sustainable material for a house when it is more difficult to replace the Earth's supply of sand rather than replacing trees, which is easy. Let's see his utility bills then let's talk about sustainability. Also, they're called footings not footers, and I'm not a fan of the idyllic countryside retreat with a single-story home, when we should be pushing more sustainable density rather than sprawling. There is no sustainability or reciprocity in land sprawl.

      National average. If you compare the cost of his home to the national average of home prices, which would include NY, CA, HI, MA, etc., then that's how he can come up with "affordable". Which I feel like his home is, but I don't remember him saying a price.

      The article says that it cost $155 per sq foot, and at 1750 sq feet it would put the cost at $201,250. That seems pretty good!

    This video is very annoying. Why the music so it's difficult to make out what the somewhat soft-spoken man with the deep voice is saying? Why the constant quick pans and cuts? It's an architectural video. Take some cues from the people who make architectural videos for real estate sales. Long pans that allow the viewer to understand the size of the room and how it relates to other parts of the house. This is why I don't buy Dwell magazine. The photography is trying so hard to be interesting and artistic, I have no idea what the seemingly interesting house they're featuring looks like.

      I thgt I was the only one that was having trouble hearing this annoying hipster. The video was all over the place bc once I scoped out what looked like the living room I was trying to decipher if it was a sunken living room like in the 60s/70s then it clipped to the bathroom, then I see him out back and I could not understand walking the dog on the roof. Quite dizzying.

    That is NOT a small house! In Finland where I live, that would be considered a large family home! I beg of these designers to start to consider describing houses in terms of actual sq footage/metres rather than by relative terms like “small”...which I think is used very loosely in design as most designers work with clients with crazy disposable incomes and houses that I would mistake for hotels😆

      @@Caplock75626 what this person is talking about is actually categorizing homes probably the way we do cars. we have car classes, trucks and suvs. if a small home is categorized as a home under 2,000 s/f, medium anything under 4,000 s/f...mcmansion 10,000+ s/f. if there was this type of national registry then everyone would be on the same page and not shocked when prices are posted. the original post had nothing to do with the homeowner actually saying the home's s/f.

      Americans do have a weird idea of what a small house is... 1750 sqft is 162,6 square meters... that's twize the size of my Madrid apartment and that of the one I grew up in with my parents, three siblings, grandmother... and one of the rooms fully dedicated to my father's work. And we never thought it was a small place.

      For some reason in the late 90s and early 2000s there was the so-called mcmansion boom here in the states, those houses were 3500-5000ish sq ft.

    Sustainability is getting way overused and misused these days. In this context it means that every human on the planet could have a house like this without damaging the environment. This is sustainable for this guy and his pals. In other words, not sustainable.

    "House of the future..." Um, no. Modern homes like this only work if you live in a forest like this guy. If you're a normal person who lives in an urban environment you don't want those windows everywhere, and unless you have money your view is probably going to be a parking lot at best and a brick wall at worst. So no, it's not the home of the future because there's no enough land for everyone to live on a plot like this.

    I think this is a beautiful space, so open and so very airy. As someone else commented, if he truly designed this himself, and is self taught, then I am thinking that he is indeed an artist. From my own perspective, always having been a city dweller, I wonder about all of the glass and the fact that anyone can just see everything in your home (although he does seem to be surrounded by hedge type plantings all around). More importantly though, I too wonder about the "affordability" of such a place. As always, affordability is again, probably, a relative thing.
    But I think that the space itself is truly beautiful and inspiring. He created a wonderful place to live.

    Good lord, lot's of negative comments here! First off, the house is gorgeous! Well done Bob! Yes it seems a bit big to be called a "small house" but it is a matter of perspective! The finishes are simple and true to MCM style. Very impressive for a self-taught designer!!!

    Dude, 1,700 SF is nothing to sneeze at--you've got 1,000 SF on me! This is a great house, love all the concrete, but it still feels warm and friendly. Not too shabby for a self-taught designer!

    Dwell you need to up your production quality: turn up the mic, change & turn down the music, SHOW US THE PLACE-not the guy we can’t hear. Take a page from: The Local Project (where they tell a homes story w/beautiful editing) McGee & Co with excellent shots & video of entire rooms & flow for some design perspective.

    Why is everyone commenting on the size? Do people understand relativity? In Nashville, 1700 is on the smaller side. Why are people commenting on comparisons to Paris, New York or Sweden? What is universally small? Whatever you say, I’m sure there’s someone sitting in solitary confinement,ent in 32 soft saying “what?! xX soft is considered small?”

    Oh my god it’s not even close to being a small house 😑 small compared to his friends who probably live in mansions? Yeah but that doesn’t make it a small house. Also, the phrase “on a budget” is understood to mean cheap, small budget, etc. Just having a budget is not the same as “on a budget”. Nothing about this can be done on a budget. Gorgeous house though, no doubt about that

    as an architect, you can tell hes not one. Theres circulation proportions that dont explain themselves and a lack of understanding of what a houses main objective is, what it seeks to particularily showcase or make the inhabitant experience and a disjointment between spaces (based on their intention to replicate midcentury homes who were all simplified continuous spaces), for example at 0:39 you can see a large exterior terrace lounge space, you acces it through a door and is separated from the interior of the house in front of a wall, and next to that wall a large window pane where the living room is with a smaller deck. If you reversed the positions you could have access to the large terrace by the living room elongating the view and usability of that space from the in to the outside, thus simplifying the floorplan and the construction. Very odd trying to make sense of what was the objective here.

      Being a designer himself he's probably used to designing monstrous 3000+ sq ft houses for people. The average home size in the US has ballooned to 2500 sq ft.

      If he/they had left out the stupidity of the size reference it would have been way easier to pull the good points out of this vid. I'm a designer & builder myself and recognise that what he says about using commonly available and regular materials from a building supply is a HUGE thing when doing this style of construction. I took away that it's relatively affordable which is fundamental to his design.

    I almost bought a small house earlier this year. It had 754 sqft. This is not a small house. But it is a very nice house.

    Attractive house, particularly for the money. However, in this day and age why is anyone building traditional fireplaces? It boggles my mind with how inefficient they are. Either design a specialized efficient masonry fireplace ($10k-$20k) or just get a new efficient stand alone wood stove ($2k-$4k).

      @@online247365 is that include land purchase? Because when people say affordable house that's including total of all cost (including land, material, labor, etc). Some people use 'only "x"$/sq.ft' only for material for clickbait (not total cost).

    If he had only said it once- "This is a very small house."- I would have let it pass, but he said it more than once. 1750 is not small! Check your privilege at the door of your "small house." Other than that, it's a fabulous design, wonderful layout and minimal decor. Love it.

    His dog is so pretty. I loveeeee the houses with pets. Some decor articles or videos feature "showcase" houses with no kids, no pets. Real houses have people living in them, including pets.

    What a beautiful little home! Yes I think nowadays, 1750 feet is somewhat small but for a couple or small family it’s fine. The idea of 2000+ square feet, didn’t really get popular until the 80s.
