    Wonder if putting a step on the basement floor would fix things if the sill was a couple of inches too high.

    What about having master bedroom with already large egress window next to another “room” used for office/storage not sleeping area. Do I need another egress window in the office/storage room? The current window in the office is huge and I would like to replace it with slider 36x24 not 38x 58 which will interfere with my office space

    Truly the best video to explain egress. Thank you! This may be a dumb question but I love making people smile/laugh (even at my expense🤷‍♀😂) so I'm still going to ask. In a 4-unit rental property, the 2nd floor unit. This unit has an inside entrance and then also a door that opens out to a small patio/balcony. The two bedrooms do have windows but do not quite meet the size requirements. Would the door that leads to the outside patio/balcony allow it to pass the emergency egress codes?

    Great video, sill height new info! Thanks. I have casement windows that the glass when closed is 20 by 44 except when it is opened, the casement hardware makes the window open in the MIDDLE of the darn window, so I have like 13 or 16 inches I could craw out of. Can casement window hardware be changed to have them swing to the side vs open in the middle?

    If I have 1 egress in the basement to I need to add any more if I have other rooms? I want to finish my basement and make 2 bedrooms

      That is a great question for your city or county. Usually speaking though, any "dwelling space" that is a separate room with a closet is going to need its own window that meets egress, or a door to exit the room in an emegency.

      How about if you have an entrance to the basement, do you still need egress window on the bedroom?

      @@wanaking100 good question lol I want to add a bedroom. I have direct access to my basement from my mud room and also a basement door that leads directly to the bulkhead.

    Let’s say a sill is at 49” from the ground. Instead of dropping the sill height, what if I raised the floor 6” ? What would be the area around the window inside that is considered the floor? 3’x3’ maybe?

      Here the thing if the house was built before the code was put in place you are fine with the 49" sill. You are grandfather in. Pull up the 2018 IRC section 310 cover this if a basement is remodel or that and it was built before the code you don't need egress window unless you are adding a bderoom.

    Hey does egress mean the way the window opens out for example sliding or opening outward . Or does egress mean the clearance of of the window when it’s open doesn’t matter the style ?

      Hi Mike, great question. It is based on the net opening of the window gives you when opened to its maximum open position. Needs to meet 2 criteria's. 1) Net width of 20" AND a height of 24", but with 5.7 square feet of an area to climb through in the event of an emergency. On a single level home, with the outside ground same as the interior (so to speak) you can get away with an even 5.0 square feet, usually.

      It’s a safety code for fire so picture a firefighter crawling thru for access and as stated egress to get out !

    If a concrete block or poured solid concrete wall, it cannot be used as a bedroom. Only storage. You may loose value because of the listing as some real estate agent will list & sell the house with this as a basement bedroom.
    Remember, buyers get an inspection and it may come up in his/her report. Just be upfront to start and don’t lye about it. “This Old House” and Holmes on Homes” & “Homes Inspection” both point this out in various episodes. Smoke detectors combined with carbon monoxide bother me. Why? Smoke rises while CO drops! It can’t do both, period. If CO get high up the walls, your already in trouble.
    I know, I work on vehicles for 40 years…
