This property is a very bad investment for a rental. Decent for house hacking and good for primary residence.
Its not bad investment, your biggest profit in real estate generally comes from equity pay down and appreciation. You are focused too much on cashflow… I have 14 homes so I feel like I know a thing or 2 but maybe you know something I don’t.

Remember some very Basic %ages and Numbers when you Buy and sell a house. When you buy a house listed for say for $100 (for calculation sake), you will pay 4% min to acquire it by way of fees and stuff. So your acquisition cost is 104. When you sell the house you expenses to sell will add up to 6.75% (6% realtor fee + other items like Title and stuff). To get the $104 back from a sale as your net to break even, the house has to sell for 104 PLUS 6.5%. Lets keep the math simple. The selling price of 110.5 will net you 104 which is break even. In other words to break even your house to appreciate at least 10%.. The longer you hold some expenses to refresh to sellable and attractive state that is another expense. The only thing not factored in is that you lived in teh house and how much you paid monthly to live versus renting snfd the pros and cons.

Good decision not to buy. Renting is a HUGE headache. You have to hope the renter is good and honest. Some renters constantly break stuff and it becomes your responsibility to go on repairing it which costs a lot of money. You also have to repair within a short period of time which means you need to have time on your hands to coordinate with the repair technician. Tenants may come and go and you cannot be sure the next tenant will be as good or as bad as the first. Even if you hire a property manager, they may be looking to make extra commission for themselves and get into repairs that are not needed. In summary, unless you want to quit your full time job, buy 6-7 houses, and make this your full time job, do not get into renting. You made a good decision.
Remember, Those who are bragging about their big houses in the US do not tell the real picture! You put 10% down and buy the home you can qualify for same goes for any luxury car. There are lots of other hidden fees involved. Maintaining a home in the US is not the same as in India. A Plumber would charge anywhere between $125 just to show up and give you an estimate. One needs 10 times more salary in the US vs India to maintain the same lifestyle so if anybody is bragging about their six-figure income in the US to their friends/relatives in India are probably living like some middle-class family in India. A $100K/annum salary is nothing in the US these days!!
Which city did you get a house for 300,000$ in USA.I live around NYC for 6 yrs now and forget buying apt in NYC because its in Millions. Houses around New york city suburbs are not under 500,000$ which is after 2000 year built. Plus the property tax is 2% of house value annually. I think you should give complete picture. Imagine you buy a house and then get kicked out of US (could be because of getting fired, etc). Without Green card or US citizenship, its too risky to buy a house there. Unfortunately, you can't get a visa based on ownership of a house
If thats the case, u can sell the house
@@him6683 c'mon once you get fired you have 3 months to find a new job or you have to leave the country. You think in three months, you will be able to find a buyer so that it's profitable for you and finish all the paper work and transfer the money to India?
@@pjsudharshan its not necessary for the owner to be there to sell the house. Any of ur acquaintance/friend/relative can also fill in and do the selling process.
@@pjsudharshan - You get 60 days to either find a new job or pack up. But remember Harnoor case is different as he has the other option so he don't need to worry!
@@him6683 An assured way of losing money on a house is a fire sale. In general, the cost of selling a house is roughly 8% of the sale price. So unless you have more than one way to hold it and multiple exits, don't do it.

Hey Harnoor loved the video! That Excel sheet that you made was really informative. I was always under the impression that in order to check if a property cashflows or not, we subtract the rent from the mortgage. Could you share the Excel sheet or let us know where you got it from?
