I really like how on your channel you really give details and the rationales for real living. I have learned so much from you. OMG! Things I never knew at all.
Your confession about TV makes me love you even more Julie K!! Hubby heard you and was like "ooh ask her how much that will cost" when you mentioned built ins. I laughed and said "honey! We can't afford her but we can still learn from her" thanks for being a good teacher! xoxo
Haha custom built-ins depend on the material and how complex it is of course Esther! Start saving some looks and get bids from local fabricators. I love using Yelp to find carpenters and millwork vendors 👍🏻☺️
Thanks for this guidance, right on time! I have an open concept living room/dining space and the TV is the focal point. I have moved my chaise sofa every possible way. I keep thinking about the placement of the sofa and TV, so everyone can see and I need to get key furniture pieces, but not overcrowd the space. But, with grandkids , I like the idea of making a second area for lounging etc... while keeping an eye on everyone. I recently found your channel and I love your style and videos!
Not everyone needs to view the TV Lisa. You won’t be able to create a conversational seating group this way. Some will stay glued to their iPads and phones so you’re free to design away! 😂
Thanks for the video, Julie!! We are postponing to buy the TV for our new house as long as possible (not a fan! :)) but we were ready and we painted the wall black where the TV will (potentially) go. It was an easy way to convince my husband to paint that wall my favourite color ;) hugs from Prague 🥰
Very useful video, Julie! Thank you! I have an open plan in my flat: sitting area, dining area and kitchen. What I did, since I live alone, was create a TV corner. I have a buffet table w a 50” TV and a 1,5 person sofa that opens as a chaise longue and single bed; also a side table with a lamp, coaster for a drink, vase w natural dry roses and a photo of my family when I was little. It is the coziest spot, and the best thing is there is no TV in the sitting area.
Thank you Julie. You look so fresh and young on white. Very timely this video and I shared with my daughter as she plans to buy a house with a fireplace. Very informative and so true that TV is like a staple in our house. we have so many tvs in the house. More of this kind of video please. Take care and enjoy blogging for us.
I'm so excited about the options shown, especially the dark wall/book shelf ideas. I've been thinking about it, and I think it will work for our space perfectly. We just built a new home with a gorgeous corner, floor to ceiling stacked stone fireplace, and the main wall beside it will be the media wall, with the furniture grouping centered around it. I'm thinking I'll paint or wallpaper it black until I figure out some built in shelving. I will never, ever understand a TV over a fireplace. We're spending way too much money on that gorgeous stone. Some people think a corner fireplaceb is awkward, but it's the perfect solution for being able to center the TV for viewing.
Exactly Debra! I made an entire video on the corner fireplace, this condition takes the guesswork out of a seating arrangement 👍🏻 thank you for watching 🙏🏻😊
Very good advice. I have placed TVs in almost all my rooms too. We live in such a different age. The tv provides more than just programmed formats. You can cast from your phone put art work on it or even blend it into the wall like the Samsung Frame tv. It’s no longer an eyesore. I like having art on my frame tv so it doesn’t look like a black rectangle on a white wall. Sectionals are key but I did not think about a corner chair. Good idea!
Love love love this video. I am tired of seeing these home makeover shows where they mount the tv over the fireplace and I am like, who can watch tv in that position if they are sitting on the sofa. And I like how honest you are about having a tv in almost every room.
Thank you for the great info in this video. I'm fairly certain that reclining furniture is not designer approved but we really love our Lazy Boy reclining loveseat. I'd love to see a video about how to style a space using reclining furniture.
I usually like recliners backed up to a corner to fill up space and face the main seating group. Unfortunately, this location doesn’t always prioritize TV watching so allow the function to dictate the placement Kim
Thank you very much. I watch your videos and I learn so much about creating a functional space. I built my own house based on an open concept. After reviewing my space I noted that my living room space is smaller than I thought. The seating is about 7 feet away from the TV. In my open concept have a L shaped kitchen and a four-seater island and in my living room I am planning to place a 3 seater a two seaator and two accent chairs aa individual seating so people can enjoy the view outside. My space is 25 feet wide and 24 feet long..is it okay to have auxh a amall living room space where the tv ia juat 5 to7 feet away fdom the sofa?
Hi Julie, I started following you recently and I’m already in love with your work. I will be moving to a new house in the summer and this time I’m making sure I decorate well. I will be bringing my current furniture with me so it won’t be super easy to decorate since I have stuff that probably isn’t great will it will have to do. In the new house there is a large corner that doesn’t have a purpose yet and I’m thinking of installing a fireplace. My concern is that the furniture will not be facing the fireplace since there is a tv in the living room that all furniture will be facing. Is that ok?
Hi Julie! Your videos are so nice I watch them even if they are irrelevant to me sometimes lol. I live in a tiny 1-bedroom condo, so media rooms sound like a dream. I do, however, have a couple of questions that I'll be grateful if you could answer... 1) Would you ever consider putting dark furniture on dark flooring? I have dark wood flooring but have fallen in love with a gorgeous dark walnut desk that gives a mid-century feel. In a small square living room, I want to place this on the wall opposite my small sectional so that when guests are over, I can remove my laptop and place a nice lamp/vase to make it function like a console. Would it work if I only place a rectangular rug under the sectional, but don't have a rug under the desk to break the matchy-matchy feel? 2) Or would you suggest I get a big square rug to put the front legs of both the sectional and the desk on it? I know this is such a long, painful read haha, but if you could reply with your suggestions it'll mean a lot to me! Thanks! x
I would opt for a large area rug to fill the room Sunnah. You will visually enlarge the space and provide a nice contrast from the flooring to the furniture 👍🏻
Hi Julie! Can you do a video on a baby grand piano placement for an open concept great room? We don’t have a den or another room, so it’s quite a struggle with the piano shape.
I have my TV over the fireplace and it’s great. It’s a little high, but I’m willing to get a crook in my neck for the perfect focal point/aesthetics. 🤣🤣🤣 I have a great view of my great room TV from the kitchen, which is great when looking at cooking demos. Other than that, we don’t really look at that TV.
@@JulieKhuu i truly appreciate your advice. I was thinking about what I could purchase and just wasn't ready to spend additional funds. Now I feel confident using the furniture I already own. Thank you!
I’ve watched several times as well as most of your videos. When your main focal point is tv, mounting above lower cabinet, when the only other wall space in the room is above sectional is it okay to mount an electric fireplace above the sectional as your only art (and function)? The other side of sectional has windows and door and the 4th side is an open kitchen only 30” away from oversized sectional, this is the only space other than bedroom and bath, so how do I fit the fireplace in? The sectional takes up most of the room at 11’ long, deep, super comfy and sparks hoy in a plush fabric, it can also allow for guest sleep over if needed.
Hi Brenda- I answered your question in a previous thread. That’s not the place I would put your focal point. Best if the sectional flanks the windows and faces the fireplace to fully enjoy it. But it’s your space, your design intent. Do what makes sense to you.
Thank you sharing! I have a pretty big massage chair that can recline zero gravity, I put it in my family where the tv and fireplace are. How do I make it looks pretty and match the space?
Unfortunately these bulky massage chairs will never look pretty SF 😂 I consider them necessary evils aesthetic-wise, so best if nothing coordinates so you don’t draw more attention to them. My parents have it too and we keep it away from the main seating group, still with clear view of the TV.
Hi Julie, love the content!!!! I'm wanting to put a sofa to my small dining table. I know you have the same concept in your home..Can you share some tips with us to make this transition seamless and elegant.
Thank you for watching Shawnnie! Make sure the seat height matches your dining chairs (usually 18”-20” high), no arms so it’s easy to get in and out of, the length should mirror how many people sit across from it. For instance, I can seat 3-4 ppl on the long side of the dining table, so the sofa should fit the same amount. Hope that helps! 🙏🏻☺️
@@JulieKhuu Thank you so much for the tips. That's exactly my problem sofa seems to be sitting to low... I'm looking for a new table with the right height to accommodate the sofa or purchase taller legs for the armless sofa. Again, love the content it definitely changed my approach when dealing with awkward/small spaces and also confirmed that I'm on the right track.
I bought a home with an upstairs open loft. I’m used to basements and have an 85” tv that I’ve had in my basement/man cave in my previous home. The loft is about 17.1’x14.5 and I would love to see your design suggestions for an entertainment/movie room with this sort of setup.
Thank you for your great content. 🙏 I have a great room (sitting and dining) with a tv wall that has windows on either ends. What in your opinion is the best way to design a focal wall for the tv with floating cabinet and the best window treatment for a contemporary look?
Modern shades would keep this elevation streamlined and simple Mincy. Check out my video on the ultimate guide to window treatments for more inspiration 👍🏻
I have an open space living room dinning room with a fireplace and want to put the TV in front of a window. All the ways I've seen so far were with a wall behind the TV. Can I put the TV in front of a window and just a bit further from the wall in general?
Thank you so much for this information. It is right on time! I have a small living room and only one possible wall for the TV. I don’t want the sofa to block the large window, but the only other option is to have the sofa back along the walkway. What is the suggested minimum distance of the sofa from the TV?
Hi Julie...always a great video and info...can you please a video about do's and don'ts about hanging floating shelves? We have an angled ceiling and I'm lost. Thank you in advance 😊
What are your thoughts about the Mantle TV mounts that allow you to drop the tv from above your approved eye level down to the suggested eye level. Doesn’t that give you the best of both worlds?
Our TV was mounted high for the couches in the living space, because I was looking at it from the kitchen (quite far away....but I wanted to be able to see it while cooking, and from the dining room)...but the room was long enough that I could actually play with the placement of the couches, moving them further from the TV to get closer to the desired 20 degree...eventually when we have down time, we'll adjust it 6-10" lower
Very informative. Would like to have heard about placing the TV in relation to windows. I would like to rearrange so it would be across from a window but hubby says no because of glare. But our sunroom TV is across from windows which have blinds that we lower when the sun causes a problem. What is your take?
Hi Julie, love your content! What would your opinion be on mounting a TV above the fireplace if your only other option would be to put it on a wall with stairs (part enclosed at top and an open rail at the bottom)?
Now when you say AFF height...where exactly is that top measuring point? The floor to bottom edge of tv? The floor to top edge of tv? or The floor to smack-dab-in the middle of TV? Thanks! I love your channel. 👍😊Addicted already! (My hu$band does NOT thank you! 😵💫💸)
Hi Julie, if I really want to have tv over the fireplace look , how many inches should I put them apart? Thanks a lot for this content. It’s very useful
I have one, love it. I also don’t mind my big frameless black box which I can place a digital image on and it becomes art. So many ways around the black void MK 👍🏻☺️
Hi Julie, I have a question. It's related to one of your other videos but I've watched so many of them I can't remember which one my question is based on. So I'm putting it in the most recent vid so you can see. We are moving to a 6 bedroom unfurnished villa. In one of your vids you said stay away from coloured sheets and go with all white. My husband is a pilot and spends the majority of his nights in hotels instead of at home. He says a home bed needs to look like a home bed and not an all white hotel bed. How can I make it still look classy without the all white sheets? Thank you.
Stick to solid color neutral sheets and layer with a duvet, cover, and quilt. Same rule, simply switch out the white for solid color. It’s in the bedroom mistakes video Dilly 👍🏻☺️
I have a long living room with a half vaulted ceiling and a really high wall. The fireplace is placed on the narrow side of the living room in between a door and window. I want take advantage of the high wall and add builtins but the ceiling is too high and i dont want to take the focus away from the fireplace. And for almost a year i been searching for ideas because i dont want to commit to something ill regret.
Don’t focus on the height of the wall and try to match it. Add a beautiful ceiling light fixture to draw the eyes up. For such an expansive space, you might want to try cozying it up by anchoring the seating group, not focusing on the negative space and wall height
@@JulieKhuu Got it - thanks! The builders are going to put a cable and power outlet above the fireplace in our new condo, but the TV is NOT going there! It will live on a console in the 4-season room. Can't get the builders to omit the outlet, so one of my wife's handmade quilts will hang there and overt it up. :)
Great information Julie! So many of us have this wrong including me🤔. I have my tv above fireplace in media room due to windows on each side of room . The shortest wall has the entrance / staircase to media room ,and is too short /small for tv .
The problem is that the televisions are engineered to be watched at eyesight level. This is why so many people complain about a murky picture in dark scenes. The center of the television should always be at eye level for maximum performance. Which is usually roughly 40 inches off the floor, for most sofas - If your seating is elevated, as with bar stools or on a platform, cinema style, then it can be raised. At 60-65" to see the picture clearly you will need to stand, be on a bar stool, or aggressively angle the television, to see the screen clearly, and unless it's in a cabinet where it's not obvious, it will look strange.
I first became aware of people doing this during Game of Thrones, when a friend of mine had bought a giant LED screen worth $2700K to watch it, and I was still using my old LCD from 2005, and I could see the whole thing perfectly. I told him to go get the bar stools and watch it, and he could see the Battle of The Bastards just fine. Newer screens have a lot of leeway from side to side, but the light still emits most efficiently straight and forward.
To get around this engineering problem, you can always get a short throw projector, which is a lot more forgiving, and then you also don't have to design around a big black box, you can use a hideaway screen, or paint the wall with a reflective paint....
I have a true design problem in my family/media room. It is open concept so one side is adjacent to the foyer (no wall), another side is next to the kitchen, a third side is a wall of windows and sliding glass doors. The only place to put a tv is on the wall over the fireplace mantle. The fireplace is flanked by two narrow-ish built in book shelves. There is literally no other place for the tv. Unfortunately the viewing height is too high. The only thing I can think to do is hang it so it tilts down. Not a look I like but I am not sure what else I can do.
What about using a TV on an easel mount, somewhere on the window wall? Or one that rises and disappear from a console, put in front of foyer, kitchen or window wall?
Check out my awkward space series Liz- particularly the episodes on fireplaces. I show a lot of examples with TV’s placed on a console in front of windows next to the fireplace. That would be my first inclination if this were my space. You’ll still be able to enjoy the view- a low console doesn’t take up too much space. Let me know how it goes!
I still think some of those TVs are too high. The ideal height should be somewhere in the range of your eye height while seated, in line with the center or lower half should be fine. Some people might need a shorter console than what was suggested for this. Some examples of good heights shown don't fit this, some even being completely above head height which is a big no-no for TV nerds. Granted this is probably dipping towards function over form a lot more than the video intends, but thought it was worth highlighting. If you think your TV is too low after watching this video, then you might be alright.
Two things I personnaly dislike : - TVs hung at 55" AFF (sorry Julie 😛). I dont want to watch my TV at an angle. 48" AFF is the sweet spot … and Im tall. - Open living spaces in general. An iPad does the trick to fallow recipes in the kitchen. Dump that noisy television in a seperate room lmao However, I agree on the negative space required between a console and a TV.
I've watched this video three times! Just to ensure I didn't miss a thing you said. Thanks for the great content Julie!

Hi Julie this hair style giving you more fresh and energetic look👌video is as usual interesting and full of tips🙏
Thank you for watching Yamina 🙏🏻☺️
So many beautiful rooms. The dream😍 My problem is having three teenage boys I was outvoted and have a collection of big speakers dominating the room.
Haha they win for now mama 😂
This was so helpful! Thank you!
Thank you for watching Amy 🙏🏻☺️
I bought a home with an upstairs open loft. I’m used to basements and have an 85” tv that I’ve had in my basement/man cave in my previous home. The loft is about 17.1’x14.5 and I would love to see your design suggestions for an entertainment/movie room with this sort of setup.
Custom U-shaped sectional facing the custom entertainment unit featuring the TV 👍🏻
@@JulieKhuu thank you!
Absolutely! Keep the console low so you don’t infringe on the view Katerina. I detailed this look in the awkward space series
Thank you so much for this information. It is right on time! I have a small living room and only one possible wall for the TV. I don’t want the sofa to block the large window, but the only other option is to have the sofa back along the walkway. What is the suggested minimum distance of the sofa from the TV?
Subtract the clearance needed for passage behind the sofa (36” min) and that’s your playing field Crystal
Hi Julie...always a great video and info...can you please a video about do's and don'ts about hanging floating shelves? We have an angled ceiling and I'm lost. Thank you in advance 😊
Thank you for watching Marianne! I don’t have a video on that topic yet, but check out my video on open concept layouts for more inspiration 👍🏻☺️
@@JulieKhuu thank you
What are your thoughts about the Mantle TV mounts that allow you to drop the tv from above your approved eye level down to the suggested eye level. Doesn’t that give you the best of both worlds?
Sure, if that works for your space and conditions go for it Jaysson 👍🏻
Thank you for good ideas❤❤❤
Thank you for watching! 🙏☺️
Our TV was mounted high for the couches in the living space, because I was looking at it from the kitchen (quite far away....but I wanted to be able to see it while cooking, and from the dining room)...but the room was long enough that I could actually play with the placement of the couches, moving them further from the TV to get closer to the desired 20 degree...eventually when we have down time, we'll adjust it 6-10" lower
btw 4:38 is a DREAAAM of a living space *heart eyes*
The TV is more accommodating at the height in an open concept space 👍🏻
Very informative. Would like to have heard about placing the TV in relation to windows. I would like to rearrange so it would be across from a window but hubby says no because of glare. But our sunroom TV is across from windows which have blinds that we lower when the sun causes a problem. What is your take?
Window treatments can do just about anything these days. The space plan and optimal viewing is most important for functionality
Excellent!
Thank you for watching Leanna 🙏🏻☺️
Julie, is that sweet spot of 60'65" measured fro. The floor to the top of the TV? Meaning the horizontal line of the top of the TV
In the center of the TV Randy
Great I have some ideas thanks
Awesome, let me know how it goes Divine! 🙌🏻
Thank you for doing this video.
Thank you for watching Terry 🙏🏻☺️
Hi Julie, love your content! What would your opinion be on mounting a TV above the fireplace if your only other option would be to put it on a wall with stairs (part enclosed at top and an open rail at the bottom)?
I would place it on a console in front of the stairs Kathleen
Thanks Julie. What is AFF?
Above finished floor
Now when you say AFF height...where exactly is that top measuring point?
The floor to bottom edge of tv?
The floor to top edge of tv? or
The floor to smack-dab-in the middle of TV?
Thanks! I love your channel. 👍😊Addicted already! (My hu$band does NOT thank you! 😵💫💸)
When you say mounting height is that the center of the wall mount bracket or the center of the tv, so 60-65” for center point with a 9’ ceiling?
Center of the TV Brenda - move the bracket accordingly
Hi Julie, if I really want to have tv over the fireplace look , how many inches should I put them apart? Thanks a lot for this content. It’s very useful
Around 3”-4” from the bottom of the TV to the top of the fireplace mantel. Do what you can to minimize the viewing angle Chalita 👍🏻
Great video!!
Thank you for watching Eddie! 🙏🏻☺️
I’m in the “TVs are ugly” camp. I so badly want the Frame tv. What are your thoughts on those?
I have one, love it. I also don’t mind my big frameless black box which I can place a digital image on and it becomes art. So many ways around the black void MK 👍🏻☺️
@@JulieKhuu do you have the Frame by Samsung? If so how do you like it?
Can one use both gold/brass and chrome/silver knobs, fixtures or wall decor?
Yes! Check out my video on how to mix metals for more inspiration Mari! 👍🏻☺️
I have read from media specialist, that the TV should be lower, for better focus. What do you think?
Start at 45” aff Darlene. Any lower and you would be staring at it straight on if not below eye level
What do you do when my house is open concept and the fireplace is on an angle.
The room has windows everywhere making it hard to mount on a wall.
Check out my awkward space series Zia- I tackle both these issues
Great ideas in this video. But I do think that many of the TVs are too small compared to the viewing distance 🙂
That’s a personal preference and always up to the user Tommy
@@JulieKhuu Thank you for your reply.

I’m curious of what you think of the “frame” TV?
I have it. I love it. But to be honest, I rarely use the art/background feature. We keep it simple ☺️
Is the 55-60" height to the top of the TV?
I saw on her chart, it says measured from center of TV
Thank you Merry!
OOPS - cover it up!
I use a Samsung frame tv and put a cool image from a gallery. It almost passes for an actual picture frame.
I have that too 👍🏻☺️
Great information Julie! So many of us have this wrong including me🤔. I have my tv above fireplace in media room due to windows on each side of room . The shortest wall has the entrance / staircase to media room ,and is too short /small for tv .
You can always place a console in front of the window closest to the adjacent wall and place the TV on top Teri. Let me know how it goes!
What does AFF stand for?

Does anyone know where the coffee table at 8:51 is from?

@@JulieKhuu thank you so much! I’ll check it out! :)
I can’t believe you didn’t mention Frame TV’s that display artwork when not in use!
I’ve mentioned them before in many videos Trina- didn’t want to be redundant ☺️
Thank you for the detailed information Thurman! I appreciate the feedback 👍🏻☺️
Hello Julii can I send a photo of my living room to you so u can give tips
I’m happy to answer any questions you have here in the comments Rina. I hope my answers may help others in similar situations 👍🏻☺️
Do you use your fireplace? My friend didn’t use hers so had it blocked in and out a console in front of it.
@@merrywalsh2809 that is a good idea using an easel, I am going to give that a thought. Thank you!
Which is why you should allow your furniture to dictate your comfort level Ryan 👍🏻
Where are all the boxes- satellite/cable, router, etc.?
*my mum and I watching this video on the tv over the fireplace* 👁👄👁
😭😭😭
Some people get used to it, but it’s definitely straining for extended watch times Raquel
@@JulieKhuu good to know! Thank you 🙏🏾
Two things I personnaly dislike :
- TVs hung at 55" AFF (sorry Julie 😛). I dont want to watch my TV at an angle. 48" AFF is the sweet spot … and Im tall.
- Open living spaces in general. An iPad does the trick to fallow recipes in the kitchen. Dump that noisy television in a seperate room lmao
However, I agree on the negative space required between a console and a TV.
Mine’s hung at 50” aff. We’re not that far off 😉

oh Thank goodness my TV is okay haha
