  • Rent prices are increasing faster in Tampa Bay than almost anywhere else in the country and the world and it’s greatly impacting those forced to rent apartments, homes and condos across Florida.

      Nope, good old capitalism. Bet you weren’t bothered by the illegal eviction moratorium when you didn’t have to pay. Well now the landlords want to make up losses forced on them because they have lost everything. It’s their property and no one should house you for free. Time to pay the piper. Owning property is a business like any other-for profit

    This is depressing me. I signed my lease for the longest term available to postpone the next rent hike as long as possible. If they raise it again I'm gonna be on the street.

      Landlords have pulled out of section 8 too
      And the elected officials for decades have stopped building affordable homes for people based on income
      Now the waiting list to get in a home based on income
      Is for 10 or more years now
      Insane
      But all elected officials spent trillions of dollars on wars and waste money on themselves
      Vote all of them out
      We the people are the USA
      Not the elected officials

    Sky rocketing rent = increase homeless population = higher crime. San Francisco is a great example of that. Problem is our leader's & politicans cater to the lobbyists & interest group's leaving those without a voice to defend for themselves.😥

      @IT'S PEANUT BUTTER JELLY TIME! HaHa! I’m still raising rents especially since more people can’t afford to purchase a home and have the 25% downpayment in hand. I just raised rents on 5 properties by $375 - $500. It’s all about supply and demand. For a tenant who doesn’t want to pay the increase, fine once they move out I’ll have 6 + lined up wanting to rent and they get into a bidding war for it.

    If the law says you can raise rent as high as the sky ...... My old apartment in 2020 rented at $1,000. And now it rents at 1600. 675 sq ft no washer dryer. Hook up. They'll be filling those low wage jobs fast with people taking on second jobs.

      There will be no housing crash, with the scant building since the 2008 crash of too many houses and many builders went out of business, now there are too few houses, a totally different situaton Supply chain issues, workers wanting higher wages there is little building going on now to accommodate the need for affordable housing. This isn't going away for at least 10 years.

      Exactly right! Dave Ramsey says to get an apartment and get a pile of cash for a down payment on a house. There is no way to save one dime towards a home when you rent. I just start screaming at the radio when I hear this bull crap!!!!

      Funny...I have 3 grands that have saved the 20% plus closing and bought houses...1 each year for the last 3 years...how ? The bought cheap fixer uppers...the stayed home or lived with multiple roommates for years..they drove beaters ..they saved 50% + of what they earned..the worked 2 or 3 years

      Actually rent control is illegal in Florida..it's written in the state constitution...Cities can implement it ONE YEAR AT A TIME only after the citizens vote by majority for it AND to raise the taxes to pay for it...what chance do you think that has of passing ? State income tax will have a better chance.

      The mortgage principle and interest is only part of the landlords cost...taxes are up..insurance has DOUBLED in under 4 years..a new roof that was 8k 5 years ago is now 14k....costs are passed on...YES every renter will be paying for those who did not pay for up to 2 years

    I live in a small city in upstate New York. My rent last year was 722 for a one bed. Next year it will be 1022. That’s a 41% increase. Just sharing the story for others to see.oh and I have a corporate landlord

    It's not just property taxes and insurance that go up - it's services like trash removal, lawn care, pool care, and routine maintenance. And don't forget rising utility costs, and HOA costs. The cost of labor and supplies are through the roof, and it will reflect in the rent. Last - during the covid rent moratorium, many landlords went bust because tenants didn't have to pay. Many landlords are struggling to keep their property now. The government didn't do us any favors when they shut down the economy, closed 2 major pipelines, and stopped oil drilling on federal land.

    Where are all the people who advocated in the not-so-distant past that it was foolish to buy a home - that you should rent and invest the difference, and you would become wealthier that way? Apparently, no one was thinking about future rent increases. Ha! Nothing will really be done until these areas no longer have anyone willing to work local jobs.

      Alot of people rent instead of buying because of the down payment barrier. The average price of a home is 400 to 500k now and you need 10 to 20 percent down that's between 40 to 80k you'd have to come up with and it's just not doable on Florida's median wage.

      @@Thomas63r2 I think it was good advice back a long time ago when rents were lower than mortgages so people could have more cash flow to get out of debt faster but now rents have creeped up and surpassed the monthly cost of mortgages so I agree that it is no longer good advice. Also, these financial gurus are so out of touch with the reality of middle income earners' day to day lives that some of the things they are saying now are ridiculous. When discussing housing prices in an interview, one guru said "You could buy a tent."

We scrimped and saved for a few years until we had enough money for a down payment on a 800 sq. ft. fixer upper. By the time I was thirty-two I was debt free, owned two new model cars and a nice fishing boat. The only thing I ever paid interest on was my first house and first three cars. A few years later I had a 2100 sq.ft.180k home built on a river for cash. I had good jobs, but never more than 60k, and even then that was the last few years of my career. I had to do without for many years, but without have to pay crazy interest, was finally able to buy want I wanted (within reason). I hear people complaining about rent and really wonder how they handle their money. Do the have $1600 smart phones, $1100 a yr. cell service., nice cares, fancy clothes, etc. How much are they paying in interest per year, a 1000, 2000, 5000, more? Life is about choices and people that make bad choices are also wanting those that sacrifice to make good choices support them. I'm not feeling sorry.

    Inflation has also increase maintenance on properties and supplies. And the eviction moratorium is what caused all this due to COVID. Landlords lost a lot as well. They can’t bare dobrobe else’s burden.

      Very true I do air conditioning here in Tampa and parts keep going up and we can barley get them. Plus these companies haven’t gave us raises. We’re making the same.
      I say stop moving here. Simple as that. Will take years and land to ruin to build shitty Apartments that nasty people won’t even take care of. I do I to many houses a day. 5/10 have been from out of state

    Being in Property Management as a Property Manager I understand rent increases and fair market value when your rent is very low or you moved into an apartment with a special. This being said, $400 increase is absurd! Average increases are typically around $75-$150 which may be due to renovations. I am taking an educated guess because of Covid many people could not pay rent thus increasing the amount of evictions leaving no choice to increase rents. I would further investigate the county that you live in as to why they were allowing individual apartments up to six months free due to covid as well as why people under eviction we're not getting jobs when there are thousands of them out there and nobody wants to work so it's a double-edged sword

      Sitting on your hands while you collect a check from hard working tenants whose jobs evaporated because of covid.
      Everyone took a haircut because of covid, and now tenants are suppose to conjure all of this back pay when no one was able to work. Property management isn't thin margins, your year-over-year profits are reduced in the single percents, still in the black, yet now all of them want to double and even triple prices! So spare me when you call them lazy/ " nobody wants to work".

      I had two retired tenants that didn't pay rent for over a year due to the moratorium. They are RETIRED, they didn't lose a job or any income. They had their Social Security, pensions and savings. They rented from me for years with no rent increase but couldn't wait to put it to me because the government said they could. I used to drive them to the grocery store every week to help them.
      I couldn't wait to evict them. They cussed me out for doing it but neither of them paid me for a year.The government needs to stay out of business.

    A thought: $1700 ×3 (3× because most use rule of thumb 3x rent of income) = $5100 and that would break down to a need or requirement of a base pay of $31.875 per hour of work at 40 hrs per week of guaranteed work. Now remember this is for a studio. The question I got is just where is the money coming from to keep up this kinda price hike? Be lucky find a job paying half the wages.

      Covid rent payments ?...hmmm let's see 80% or less of what was owed + removal of all fees + agreement to not evict for any reason for another 6 months to a year....Would you accept 40% to 50% of your owed pay after being forced to work without pay for 2 years ? (Don't forget you still had to cover the costs required to get to work as well) and find a way to keep a roof over your head..and keep utilities on..and keep your family fed...sound like a great deal NOT

    Rental moratoriums and inflation is what caused this. The property owners still had to pay higher property taxes and maintenance on these buildings the last 2 years while not receiving rent from a lot of people due to the moratoriums. And inflation isn't helping either. Once the Federal Reserve raises interest rates high enough a lot of this will correct itself. Until then it's a terrible outcome to what COVID has done to our economy.

    There’s nothing you can do. Either move out of state to a cheaper location, buy a house, or pitch a tent and be homeless or live out of a van. Because rents are going even higher next year. Arkansas, Alabama, Mississippi are all cheaper places than Florida. Remember migration is normal.

    To live in downtown Denver 5 years ago in a two bedroom apartment/condo was $1600 so I don’t understand where the rent increase in popular areas have become uncontrollable.     The only solutions are buy a home or move out farther. Bedroom communities have been around for decades because it's not affordable in the city, near their work. Long commutes are awful but sometimes necessary to adjust the market. In Atlanta an hour to hour and a half commute is common as is LA, Long Island to Manhattan, etc.

I moved way way out to the actual boondocks - not because I wanted to but because that was the only place to find an affordable house. Oh, when I lived on Long Island and had to drive the Long Island Expressway (a special form of torture) many mornings I was stuck there for 2 hours. So yeah, the choices are limited and not too great.

When tenants are forced to move out I look for many angry tenants to trash and seriously vandalize the apartments when they leave.     I think that these Tampa Bay tenants should seriously consider purchasing a U-haul truck; or some other large vehicle; and refurbished it to live in instead of paying $1,500 to $1,700 a month for a one bedroom studio; or a one bedroom apartment.
    Lets see if the landlords can find new tenants with the money to pay those $1,500 to $1,700 a month rentals.

      @@moa3008 yes there are places called RV parks that will rent you a lot if your property qualifies according to the rules they set...they have spaces with water/sewer hook ups..internet hook ups..offer trash service ..and electric meters/ hook ups...coin laundry rooms..bathroom/ showers..sometimes even a pool...the one near me offers lots 65 a day 300 a week...monthly for 900 a month...800 if on a annual lease..electric Is not included.

    As soon as the rent free moratorium dropped the rents have now gone crazy. The governments came in and reassessed all the properties which in turn raised the taxes and insurance during the middle of a pandemic. It is my opinion that all of this was planned. Praying people do not go homeless.

    I'm a landlord and I'll tell you what people have no idea what it cost to operate a rental property business. They have no idea the expenses incurred by landlords the increase in property taxes because so many Social programs are handing out tax dollars to give some people free rent while you subsidize them. 90% of all tenants are destructive of property. They are pigs and slobs. I own properties that are worth 800,000 properties that are worth 300,000 they're all slobs and the cost to clean the properties is distributed through higher rent increase for everyone. Does anyone remember covid my tenants didn't pay rent for 18 months but we still had to pay property taxes, mortgage and insurance. Well guess what that money has to be paid back. Did you think the Democrats were going to loan you 11 trillion dollars without a pathway to get paid back?

    2 years of moratorium that screwed landlords, supply chain causing price hikes, increased taxes, Scant building since 2008 when many builders went out of business...it's all cumulative. This is a global issue, not just in America.

    Rentals are a business like any other business.
    Landlords look for return on investment. Rental costs for taxes, insurance and maintenance costs are rising.
    If the return on investment is not good, landlords will simply sell.
    Unfortunately the feds picked winners and losers with the moratorium.
    The rental business is difficult and its not worth it anymore. Try it sometime.
    Also cash buyers coming from other states are driving property values much higher.

      What an absolute disgrace to have a whole economy centered on home ownership as the sole means of economic mobility, and holding housing for ransom as the only way to "get ahead"

      Absolutely correct. I own 5 rental units and raising rent this year 10% for the first rent increase in 6 years. Investing $200K in a property, paying taxes, appliances, HVAC, maintenance it takes DECADES just to break even. Landlords are not your mother. Renters complain but then they should work hard as I did and buy a home then see how much owning property eats away at your income.

      Landlord paying say $600. a month mortgage, $125. a month insurance, $125. a month taxes PLUS income tax on the rent they receive, $125. a month on HOA fees, water, sewer, trash, property maintenance for parking, lawn care etc.. say that comes to $1200 a month which is reasonable, rents for $1600 a month that's $400. a month for 'greedy' get rich profit which they will pay 20% income tax on so down to $320. a month greedy profit. it will take 52 years to just break even if rent is never raised.

But now people like me that have to work for a living are at risk of homelessness because you and Blackrock types are chasing investment opportunities. Grow up.

    This is why gov't should not be setting prices, telling businesses how to conduct business, and just meddling without any consideration for long term consequences. During the pandemic, gov't forced all landlords to keep tenants regardless of whether they were paying or not. By penalizing the rental business, it forced some landlords who were taking losses to sell their rentals. This LOWERED the supply of rentals. Many of those units ended up being purchased by large corporate landlords who upgraded the units to charge higher rents. Demand also skyrocketed from people moving to certain states like Florida and Texas to escape high cost states like CA and NY. What happens when supply falls and demand goes up? This is why rents are skyrocketing in certain areas of the country.

    If rent can go up or down year to year you can sign longer lease terms. Alot of renters may live in the same plays for 2 to 3 plus years. Stop 1 year leases if you know you rent can go up and you have no intention of moving.
    Also if your car payment is 1/3 of your current rent no including insurance thats your other problem.

    The truth is landlords don’t want to rent their property to people who can barely afford it anymore. The pandemic forced landlords to go without rent for many months. Why rent it out to people who might screw you over? I would rather keep the place empty than to deal with a bad tenant.

If one of the requirements of renting an apartment is that you have to have verifiable salary equaling double or triple of what the rent is, then anyone who qualifies for Section 8 will never qualify to rent your apartment because if they made that much they wouldn't be on Section 8. There are also certain exclusions to that law...one being if it's an owner occupied residence/building, you don't have to accept it. There are a few other exclusions.

      @@desireerailine8220 or you just make sure the peephole is too high or too low so you don't pass inspections ( my uncle in So Cal removed all 38 kitchens in his " efficacy building" the units now come with a nice wet bar area with plenty of counters..cabinets and a pantry that fits a full size fridge...guess what no kitchen..no pass inspections...but his cash pay tenants love it..plenty of room for electric appliances ) I would turn my units into storage before I would EVER rent to a subsidized resident again.

    I would consider commuting. Take an apartment in Pasco or Hernando counties. Much lower rent and easy one hour commute to Tampa on the Suncoast Parkway.

      Pasco landlord here...rents up 40% in last two years...unfortunately that doesn't cover the increases in taxes..insurance and repair/ replacement costs...so next year will be another big jump as well. My two bed one bath duplex was 850 in 2019...now 1250..next year 1500...simple clean well maintained unit...half decent area

      Work from home is one of the reasons tech workers are flocking to name brand areas like Tampa Bay and Miami. They come from draconian moratorium mandate states like New York and California so they can go mask optional and enjoy lower income taxes. Also their salaries are still insane high so they can afford to jack up the rent and still party.

    Renters can ask their landlord about their price increases (i.e. property insurance, taxes, utilities) and remember that they have to save for anything that breaks or wears out. If you are homeless you can't blame landlords because they are just the middle man.
