Yep, management I work with continue to be dumbfounded that they cant find young people who live in Nashville to work. Nope we all live an hour or more away from Nashville. Cant pay a guy $25 an hour and expect them to be able to buy a house local to Nashville. Boomer math never fails.
Owning long run is a great hedge on inflation and stagflation IMO. As long as you can hang on to it. Nobody should be certain they know where prices are going with all of the uncertainty around gov deficits, inflation. It’s really decided by central planners. Unfortunately.

There’s going to be a lot more of them coming soon! I’ve been keeping an eye on the Wilson County market for a while now since I have had 3 homes there. But now after watching this market for so long I’m becoming to think just like the others who still see value in the $500,K range. Even though I bought my last house there about 6 years ago for only $435,K and sold it for around $778,K But I know better and will just wait! I remember when the key number/price for buying and selling homes in Wilson County was around the $200,K mark for a nice new home there. I guess that i was just one of the lucky ones who got in and got out at the right time. Thank you so much Ethan for all you share with us. You’re doing an awesome job at what you do. Yeah trying to get a doctor here is a nightmare. There’s just too many people here that all the good doctors already have enough patients. Frankly, I think it’s pretty shameful that Nashville has “OK’ed” this Oracle move, knowing dang well that we already have a housing crisis here. Would love to know what kickbacks Oracle got as well…
Inflation adjusted that $1 million dollar listing is $800-$850k In 2020. You need to accept this is the world we live in. It’s not crazy and it’s not a crash. It’s a market with high demand and high inflation.
I was an Maintenance mechanic at Centennial for nine years , I was barely able to get my minimum health care needs met , the last Doctor I had there - was a young , thin Doctor who told me that I should try losing some weight - if I wanted to feel better. He was right, but I did not appreciate the "attitude".
Companies are moving here for only one reason= Money. Cheaper salaries, real estate/rent, and government benefits at the expense of the taxpayer. When Tennessee is fully gentrified and expensive, they will pack up and move to another state or go completely virtual.
I like east Nashville due to it being Nashville. Oracle is a big win from a headline perspective. I think in the long run all of Nashville will benefit from companies moving here including east Nashville.
everyone does not have so much money, thats a laughable idea. people from LA and similar WITH money are moving to nashville like they did austin TX because its semi affordable comparatively, safe, and relatively "progressive". Local incomes are not keeping up with prices, especially in places like williamson and franklin. While there has been a couple month relative rebound, lets see how that plays out in the winter as comps lag
I am in Houston, probably one of the best cities in terms of medical resources. Got all kinds of specialties in town. Usually no wait except for pediatrics in some fast growing suburbs - to my knowledge.
lol! Can you show the share of houses 1M plus versus houses sold under 500k? Rich buying expenses homes when average Americans aren’t will move the numbers. They don’t have to finance.
I mean “lifestyle and culture” is stretch nowadays. It’s basically “expensive city” lifestyle and culture. Nashville was cool because it was different than every other city, now it’s literally doing all the things that sucked about other cities. Huge bummer!!!!
ye - think Oracle and TikTok are big deal - which def. push up Nashville housing. On the other hand, I'd say Austin housing is going nowhere in the next 2 years. Although Musk has big plans for Austin, he probably gonna have some setbacks in his various ventures. So Nashville should beat Austin in the near future.

Lots of tax incentives. It’s a good point. Why pay companies to move here if Nashville has a housing shortage?

In Utah I was seeing doctors. In Tennessee I only see nurse practitioners.
