My experience on this job, is a little bit funny, but I am grateful that I have learned so much with this experience! At first, I really don't have any idea in REAL ESTATE transactions, because I am an IT graduate in the first place, but still, the task was given to me. So, I have no choice but to use my common sense all of the time and also conduct several research on this matter. It's very difficult when no one gives you the idea on how to accomplish the herein task. Somehow, I've been able to facilitate the issuance of BIR CAR (hindi pa kasi eCAR nong time na yon) as well as the registration with the Registry of Deeds, but I wasn't able to complete the transfer of ownership into the said rural bank (In fact, I didn't see the newly issued TCTs). Because I resign in view of my employment in Goverment Service. By the way, the Rural Bank interest rate is 24% per annum. May mga Multi-purpose Cooperative didto sa amin Atty. duly registered with the CDA, 3.5% per month ang interest rate aside sa mga hidden charges. Since then, I am really interested to various topics when it comes to REAL ESTATE transactions and I intended to apply the knowledge I've learn upon our personal transactions in acquiring a real property. I really appreciate your efforts Atty. for sharing your knowledge in very illustrative and comprehensive way. Maganda talaga ngayon, dahil nandiyan na si Atty. So, yong mga COOPERATIVES na 3.5% yong interest rate nila, ay ma-vo-VOID po pala yon Atty. Ray? If i-file sa korte, dahil may SC ruling na tungkol dito. Although wala man akong loan sa mga Cooperatives. Sa totoo, may loan na man po ako Atty. sa GSIS GFAL, 6% per annum lang, ang proceeds nito pinambili ko ng residential lot including gastos ng transfer. Salary deduction for 6 years, walang collateral property, at may redemption insurance pa (maliit lang yong premium) para kung sakaling may masamang mangyari sa akin, wag naman sana! Hehehe! Even 2% interest rate, RED FLAG na po yon sa akin Atty.
