    Can you give us a breakdown on your cost for this property, size of property, monthly expenses, # of tenants/cost per space. Do you need insurance, legal, permitting? I’m trying to do one in Houston and debating on bringing in partners. Don’t know if I’m missing something.

      37k sq ft on 4 acres. No expenses it’s NNN , ???, yes I procure insurance and tenant reimburses.
      Permits are required for changes to physical structures. What permits would you need?

      I’m guessing, you didn’t have to clear off any land, regrade? The other day I talked to Harris county permitting office, was told I would need to obtain a permit to clear off several acres of land.

      This was an existing building when I bought it. Much easier to buy something already built than developing it yourself

      @@mattpratt1 Easy Storage Software, Rig Hut, Juniper Square. I wouldn't develop my own for my humble portfolio, you need to have at least a few million sq ft and a unique need

    Ron, I am really interested in investing in IOS in the coastal Mississippi area where I live. I think I have a general idea of what it will entail, but I am am not sure of exactly how to get started. Do you have a resource that you used when first getting started?

      What type of space are contractors leasing right now? Are they storing equipment and materials inside? or on dirt yards? unfenced, etc.?

      @@RonaldRohdeLaw I dont know the answer specifically because I have not talked to any contractors directly. But I do see a mix of areas where heavy equipment and vehicles are stored on dirt or gravel. Most organized spaces are fenced. I have a couple pieces of land I am currently looking at in industrial zones (2-4 acres) which are cleared plots of raw land. Im thinking I want to cater to semi truck drivers mostly. How did you get feasibility studies done? For all I know, contractors might have a greater need vs truck drivers. How did you go about getting a sense of the need for such spaces? I want to make sure that the market is doable before working deep into purchasing and getting proper permitting, etc. I have a full time medical job so I am in no way an experienced investor when it comes to real estate.

      @@chrisf3600 Facebook ads, google listing. just see if people are interested in parking, ask what they would pay. semi truck parking if managed is gross leases, contractors will sign longer term NNN leases.

      I can't help myself, but also acknowledge its not moving the needle. I have a paid guy to consistently pick up trash too!
