37k sq ft on 4 acres. No expenses it’s NNN , ???, yes I procure insurance and tenant reimburses. Permits are required for changes to physical structures. What permits would you need?
I’m guessing, you didn’t have to clear off any land, regrade? The other day I talked to Harris county permitting office, was told I would need to obtain a permit to clear off several acres of land.

But I do see a mix of areas where heavy equipment and vehicles are stored on dirt or gravel. Most organized spaces are fenced. I have a couple pieces of land I am currently looking at in industrial zones (2-4 acres) which are cleared plots of raw land. Im thinking I want to cater to semi truck drivers mostly. How did you get feasibility studies done? For all I know, contractors might have a greater need vs truck drivers. How did you go about getting a sense of the need for such spaces? I want to make sure that the market is doable before working deep into purchasing and getting proper permitting, etc. I have a full time medical job so I am in no way an experienced investor when it comes to real estate.

This was an existing building when I bought it. Much easier to buy something already built than developing it yourself

I can't help myself, but also acknowledge its not moving the needle. I have a paid guy to consistently pick up trash too!
