    Hey Rickey, new subscriber here and also an Air Force retired (Supply Chief) in 2019 out of Barksdale. Doing the big move with my filipina wife Gennalyn in September. Few years behind you but the process will be about the same. Rent, look for land and build the casa down in the Batangas area of Luzon. Good video here to look out for any red flags. Definitely will be following and viewing all your other videos. Thanks for the share!

      Hey Jim, nice to meet your brother! We have a few things in common sir. My wife is named Jennellyn, I retired from the AF in 2020 after 33 years. Last career field was Superintendent of the Medical Squadron at Barksdale! Crazy world. Batangas is growing and it's a really beautiful part of Luzon. I am guessing Gennalyn is from that area.       Hi Rick I guess I should consider myself lucky as I went through very little of this in our lot(s) purchase. But boy I paid a premium for my wife’s dirt. We bought in a gated subdivision from St Lucia but it was a second resale. Basically a Filipina widow had two lots the last two with a direct view onto Subic Bay. Other lots without view were asking 11,500 per sqm. I gave 12,000 for two lots each about 350 sqm because it was the only way she would sell but in less than a year we sold off one lot paid taxes and sales commission and broke even. So I consider I did ok even though that is more than the land property value that my house sets on in Florida. The subdivision is almost completely expats. We will see how the house build goes, but the closest to this view I’ve ever seen is La Jolla, and I’ll never be able to afford that. I intend to volg my building project so stay tuned.

      They discriminate because if Foreigner's could buy land the Chinese would come in and buy any and all land for sale.

    I like your channel and the knowledge you share. Sorry you had to go through that hassle on the home you built. I'm not trying to be difficult. but I laughed my arse off when you said "price is based on the color of your skin." as a black man i had a no shhh moment lol

      Its not based on the color of the skin. Its based on the nationality in SOME cases. The land we bought in Amadeo Cavite was the same price per square meter as the lots sold to Filipinos. I have been all over Europe, the middle east and parts of Asia. The ONLY place I have personally witnessed being treated different (usually worse) because of the color of my skin was the US of A. Im a black man, grew up in the deep south where some of the people still think 2nd cousins are ok for marriage. But anyway, it is a good thing that immigrants cannot own land here. It would all be bought up by foreign folks and Filipinos would have to pay foreigners to live on their own land... That is a historical fact that when immigrants have the ability and finances to own land, they will always want more and more until they control the country. Then its only good for them...

      Now you have me laughing my ass off brother . As the other commenter said, it isn't necessarily the color of your skin here, it's simply the fact that you are not a Filipino. They love to use the word "Foreigner" here and about two years in to being a Resident here, I was so sick of being called that, but no matter how high my blood pressure got, didn't do me any good to get pissed. So, I just know that is who I am and how I will be treated going into almost any situation. When in Rome I guess.

      You are right Phils in that it is not skin color, simply referred to it that way in the vlog since everyone calls it a "Skin Tax". They say the same thing in the Dominican Republic. It is purely the fact that I am not a Filipino and I used to get super upset being called a "foreigner". But I have learned to just know I will be looked at and treated differently in most situations. I am from the South, but I did not grow up treating others differently based on their skin color or nationality. My parents raised me to treat everyone in a way I want to be treated. The only time I experienced racism was when I went to visit a high school sweetheart at her Grandma's in Liberty, Mississippi. All I can say is wow! The moment the locals found out my best friend was black, let's just say I wasn't welcome anymore. Now, that was back in the late 70's, I would sure hope that Liberty, Mississippi has caught up with what is right and what is wrong!@@PhilsPhilippinesParadise

    Lots of good points - One thing I find that helps keep prices in line. Never approach an agent or seller that won't list prices (and if cut, price for each cut). If a property is listed as farmland or similar description, ask right off the bat if it is CLOA (or I think they also call it DAR property although I believe there are differences between the two. And for sure - due diligence to the max, use a good lawyer (a little out of area so there is not vested interest or kickbacks happening). And check those certificates and tax declarations where the originals are kept - Do not trust the copies a seller might provide.

      All solid points brother. Often the agent doesn't even know what type of property they are showing, so if you have an interest, the Title is the key. Get used to being told what it is they think you need to hear, but verify, verify , verify!

      @@rickbaker0217 For sure... I think a good way to look at property purchase in PH is to see your self having the same duties and knowledge a Realtor in the USA or Canada needs to know. IMO, In PH you are best to see yourself as the Realtor, and with the help of a good lawyer, cross all the T's and dot all the I's so to speak. I am putting together a PH website for all of these things especially construction (as I am a builder and have lots of relatives in PH, although I am in Canada right now). There are so many things people need to know that we take for granted in the west. Even simple things like what type of plumbing (PEX?), what are the best/better brands of windows and doors (what types of materials are they made from), roof construction and fastening, types of roofing and gauges, sinks, toilets, tubs, construction bricks (is the cement mixture correct for max strength), foundation and slab prep, perimeter fence footings and construction, hurricane and earthquake design/engineering, brands of tools to buy - the list goes on... hence my interest in anything to do with property purchase and building in PH. That said, besides my own knowledge and PH relatives input, I do plan to hire consultant(s) in PH to verify "everything"
      i have yet to see any TH-cam videos that cover these things in any great detail that would guide people through a successful build. The above noted website will be followed up with full super detailed step by step series for a house build in PH on YT in a year or two from now.
      Sounds to me like there is business opportunity in PH to provide a real estate escrow service. Kind of a combo of MLS with full transfer and due diligence services - or something along those lines.

    A lot of good insight into buying land there in the Philippines. It really seems like walking thru a mine field with all the potential gotchas that you can encounter. And some of those gotchas could be very determental if you do not see it coming. Having a reputable lawyer that understands the ins and outs of realty is of utmost importance.
    Your attorney should have called out the baranguy captain for trying to dupe buyers on that land for not showing the proper title. Especially since he is an elected official.

      I am discovering that being an elected official has less to do about honesty and more to do about what can you do for me. It is amazing what they "give" to folks in the two weeks before an election, to ensure they will be reelected. It is mind blowing😜

    As for no realtors this is true but there are licensed real estate brokers. Lovely young lady Cindy Wong has an agency Dreams Ideal Realty. There are representatives she has and they really function more as finders and you cannot trust what they might say or offer. We sought her out in our search but went a different way on our purchase but did retain her services in the sale of one lot.
    Bottom line is you need an attorney.

    Hello my friend just finished watching these two videos about the real estate still in the United States with My Wife she’s been here eight months she’s doing very good here and my daughter but we are buying property in 2025 when we go back for a visit do not know where when how much We’re gonna try to be near the family house and I watched your videos and I watched a couple other guys videos. I will definitely hire a lawyer right away one of my godfather of my daughter sells condominiums in Cebu and then he once a month, he comes and stays with the family for a couple weeks and it goes back and sells condos, so he sold land before where we are in SURIGAO Siri we are in the province about 30 minutes away from town. Very beautiful areas. My wife’s family is from there so we will stay as close as we can to them but I will definitely do more homework and I will definitely take your suggestions.       Sometimes, I suppose I am , nuts that is. My initial goal was to get her closer to her work to help with her crazy commute and give her more time with her son and family. At the time they were all living together. So, the family moved with her of course, as they were only renting up in Cuyapo. When I did retire, I lived with them for the first month, but just needed more room and some outside space, so now the family still lives in Cavite and Jenn, Genesis and Benjamin have made our home up in Central Luzon.
