As a local and practicing Real Estate / HOA attorney, Tulum is a complicated beast. The cost of owning decent property is absolutely ridiculous and artificially induced by the market’s blatant abuse of foreign investor capital while simultaneously degrading the quality of life for the Mexican workforce. It’s a great environment for professionals such as myself who are just riding that wave until the next great buy-out of our lands by Mexican shell corps privately owned by foreigners & set up to bypass the constitutional prohibition on allowing foreigners to own our land so close to the beachfront. It’s sick though unavoidable reality of capitalism. Eventually all this will implode on itself but kudos to the vacationers who won’t be here when that happens, I guess.

The beach is a 5-7 minute drive, but there’s too many tourists and it’s overpriced so we don’t head that way unless it’s a special occasion. Gypsy walks everywhere with us and sometimes she walks herself in front the house.
We feel safe, it’s like any other city in the world 🌎 there’s always police presence. We walk 4 blocks through local neighborhoods and there’s never and issue. I go out alone to get tacos around 10 pm still safe.

(I assume that's your goal) I've generated 184 leads from my TH-cam channel in the last 3 months and I've also worked with many coaches helping them get clients from their videos, so I know how hard and time consuming it can be to figure out the right strategy. That's why I would like to give you some of my feedback and potentially see if we're a good fit. Would you be against jumping on a quick call for this?
A/C is costly and you will pay a high bill, i lived in Panama, and rent was $500 usd/ A/C was $300usd Panama uses the dollar- in all my reserch and guide book that part was never mentioned!!@@TenajTino
Panama is MORE expensive than Mexico…because Panama a US are buddies. Our rent includes our AC and water..so it a flat rental rate every month. Costa Rica has become the new expensive Panama, those two countries are heavily influenced by the US dollar that why costs in those 2 counties kept rising.
LUVVV the video!!! I have a really awkward question though: Do you have encounters with roaches in your apartment specifically? I love Tulum and fortunately haven't had any experiences with them, yet folks will typically say, "it's the jungle, what do you expect?" If it matters, I suffer from katsaridaphobia (fear of roaches). 🫤
Hey thanks for watching ❤️ as far as the roaches we only seen 2 in the 5 months we lived there, it was on move in day and probably a month later and that was it. they have pest services there, if it’s a issue. I too suffer from the same deathly FEAR 😧 they’re in every country.
I’m wondering how you found that inexpensive and beautiful house? I wonder if that’s typical Rental? I heard that area was overrun by Americans at the beginning of the pandemic.
We were lucky to find our house 🏠 as for typical, there are so many options for your budget. If you can afford more you can get more, and I don’t think anything less will exist. The Riviera Maya is not only full of Americans as everyone expects. There are so many Europeans, Argentineans, Italians, Canadians. Americas just get the blame.
