Congrats! Did you get a commercial mortgage for this property? Was it harder or easier to qualify for the mortgage for a commercial property vs residential?
Yes had to go with commercial lending. It’s a little trickier and they require more down but in this case I felt it made sense for me considering the monthly income it’s generating.
Vacancy rates are pretty tight in Toronto with our housing shortage but I always factor in a 5% vacancy rate in my numbers just incase one becomes vacant for a few months.
