Thanks to 20 years of rent control my 1950's top-tier 1000 sqft 1 bedroom rental in Forest Hill (Bathurst/Eglinton) is just over $1200/mo. That would not rent me a closet in one of those micro-studios. Not moving anytime soon.

I dont Meann to be negative about this and best of luck to your investors. In my opinio 5% cap rate in this high interest environment is not investing or savings.. It's barely keeping up with inflation. There are many better assets to invest in.....
