Living in the Hudson Valley - Buying a Home

Buying a home in the Hudson Valley... Are you thinking of moving upstate? Somewhere in the Hudson Valley in a picture perfect home just around the corner from your favorite coffee shop? The process is not the same as it is everywhere or else in the country. Here you have to hire an attorney to represent you once your offer is accepted and negotiations are concluded. The attorney will initiate the contract process with the Sellers attorney. Then you will work with your attorney to get all the legal stuff and deposits taking care of.
Most places in the United States don't work like this. The contract is initiated when they offer is extended. The real estate agents handle the contract process and then work with the title company.
For some reason it's not like that here. But this is the process and it actually goes pretty well. It just cost you a little more out of pocket to pay for the attorney... and the down payment is up to 10% of the offer price of the house. Most places you just put down earnest money... here you put down a huge chunk of change.
