In the current economic climate IT companies wouldn’t open new office spaces even if the govt gives away land for free, RRR is mainly for diverting truck traffic away from the city and the land prices near the junctions are already overinflated . The smartest strategy would be to buy (affordable)land parcels near proposed metro stations by the old BRS government and wait for 6 years
These youtube channels hyped the real estate of Hyderabad and now not reach to common people. In reality these prices are for 2030+, same way youtube channels are deciding the politics
Any sudden raise of price is Suspicious, Hyderabad is one such example, so don't invest because of marketing gimmicks. Observe the current price vs prev 3 year vs estimate price in next 5 year, then make a right decision.

I do not understand ever why we tend stay/invest to closer to polluted areas. We go and build houses there and then ask companies to relocate. By the time ground water will be polluted. One can see this in Patancheru, Miyapur, Bachupally. Even people in Nallagandla complain. Stay away from Mumbai highway
It is for pollution reason only that I never looked at Patancheru belt as an investment option. But people don't seem to care about pollution and have settled in massive numbers in that area.
