These calculations are different. For eg. Taking this house as an example. This house with is 41 crs ++ now if you take this house on rent for let's say 10 years. So you are literally living in a house worth 41 crs for the past decade for only 15.6 crores now take that 25.4 crores and invest.

When this project was being promoted along with Indiabulls Sky, the property rates were at max peak. I think those who bought at that time for investment purpose, want their 40cr back. But now one can get much better deals in the worli/lower parel area at much lower price.
Also as the apartment becomes decades old it will depreciate in quality and stand the worst choice for investment especially as better supply with modern designs are being made available.

Such a shame....worst ever design for a luxury apartments....they had pillars everywhere in the hall, bedroom , bathroom....not even a single balcony to sit ...no deck....no safety...you open the window at your own risk.....how can the architects be so bad....and over that they had the audacity to demand such price.

This building is a small spec of luxury entrapped by slums, shanties and potholes on the outside. Even to reach this building you have to go through 100s of slums from any road that connects to this building.
