    Dave telling the caller to buy a home for a hundred grand is just like when he tells callers to buy a car for $1000. You can do it, but expect to need to spend a lot more money on it in the near future.

      There are still near $100k, 3 br, 1.5 bath, decent homes, not in ghetto neighborhoods near me.

      I bought my truck for $1400 in 2009 and still drive it daily. If you know how to maintain them and operate them correctly it can serve you.

      @@fhuber7507 You're the second person to make such a claim but not say exactly where. The US census doesn't even track prices at $100K, the lowest they go is $125K. I'm not saying that $100K homes aren't available somewhere, but they are priced accordingly: either few people want them for WHAT they are or few people want them for WHERE they are, or both. Not really so different from that mythical $1000 car.

      @@tinkerbear3458 Oh please. I own a 1996 Grand Cherokee daily driver and I know how to repair and maintain it, but that isn't reality for the vast majority of vehicle owners. It's worth A LOT more than $1400 today, but I would never recommend it to ANYBODY that wanted reliable transportation and couldn't afford the repairs.

      I have a $100K/yr government pension and free lifetime family healthcare
      no wealth, just living well.
      retired young.
      It is not an asset if never to be sold.
      My home is in an irrevocable trust, I DON'T own it.

      Definitely some truth to this. You can invest what you're saving on rent/mortgage wisely and build wealth.
      In the 1950's, my grandfather bought six 1-acre plots of land for his six children. He signed the land over to each of them when they turned 18 starting in 1960. Three of them (including my mother) immediately sold the land for a few hundred dollars. The other three kept the land and soon after they became owners, they bought used mobile homes and lived in them on their land for more than a decade while they saved up to build houses on their land. All six are all in their 70's and early 80's now. I don't know their overall net worth, but I know that all six children ended up owning paid-off homes worth $400K-$500K. The money that the 3 siblings "invested" in their mobile homes was not any more wasted than the money the other 3 spent on rent in their early adulthood.

    My parent's bought their manufactured home on 3 acres for $120k and sold it 10 years later for $410k. They bought their new home with less land outright. My dad had to downsize on the chickens but they are now 100% debt free.

      ~60 years ago, a person bought 50 acres and subdivided it into 1 acre lots,
      flat land overlooking the ocean in Cailfornia.
      He put cheap singlewides on them to rot.
      Zoned MH1, for mobile home >>>> $1MM/lot. today

      All mobile homes are manufactured. Not all manufactured homes are mobile. Although they don’t use the term “Mobile Home” anymore, Mobile homes are built on a trailer. I wouldn’t consider that as a housing option, but it works for some people. However, I wouldn’t hesitate to buy a stick built “Modular” house made in a factory. I’ve worked on them and they are built quite robustly to handle the rigors of transportation and handling.

    I did a little research and they can get a 3 bed 2 bath in Cedar Rapids for 99,500 on zillow. In the city, decent neighborhood. The property is old and beat up, the carpets need a good cleaning, but yeah, beats an RV for sure.

    In most states $250k is the bottom for a home that you can buy that is move in ready. I feel like Dave is giving her the right advice it he may need to rethink those numbers on the house. If she is selling her trailer for $100k she’s probably not gonna get a house for that.

    Actually happier having bought a mobile on it's own property and paying cash. Gave $75k on a 'hoarder house' in 2019, one acre, came with a mobile, a one car garage, a 500 sq ft ADU, a 16 x 14 metal shed and a greenhouse, one mile from the ocean and 4 miles from the Redwoods. Took a couple months of hauling off junk, but it was worth it in the end. If we wanted to build a conventional home on the property, that's a possibility should we choose to in the future. A conventional home in town would have cost much more and came with substantially less land. Not having a mortgage or debt has allowed us to save much more than I ever imagined.

    They already took the biggest hit on mobile home depreciation... It got delivered.
    From there, it's cheaper to stay in the mobile home than to pay rent.
    Wear that thing out.
    That's their cheapest option.

    250 mil 18 plus yr olds in the US. Median (not the less useful mean) personal income is 40k. Median house price is 426k as of last summer. The gulf between somebody earning only half of the median, 20K (about 25 percent of the population) and half of the median house price of more than 200 is a lot of gulf

      About 35+ years ago. Pretty common for 18 to 20-year-olds. Dave got into real estate at 18, albeit with help from his parents, but still it was pretty common. If you're under 40 right now, I can imagine that's hard to believe

      Median personal income in the US is just over 40k, according to the FED, as of 2022. It was about 34 and change about 20 years earlier. Not a lot of movement relative to costs that have moved a whole bunch

    Highly doubt the value is in the mobile home, its in the land. So getting a house is not going to be feasible in the same area full stop. Also very much doubt the have the chickens and the rabbits as pets... its food, so bills will go up if they leave. Pretty crazy Gordon isnt telling them to look at what can be done to develop the land they have. Reduce expenses to the bare bones, pay off the debt and then save to build an actual house

    If you're over 55, there are lots of decent manufactured homes in nice communities where you own the land and pay no space rent.
    We pay between 210 and 310 a month for HOA which includes an 18 hole and 9 hole golf course. My only complaint is that in the Palm Desert area it can get up to 115 degrees in the summer, so it's a great time to take a vacation if you can afford it.

    Where is Dave getting a house for 100k?
    That would be a fixer upper. Then it will cost more then 100k after you fix it.
    Nothing wrong with a mobile home. Who care how much it is worth if it is already paid off.
    It is already paid off. I would keep it.

      i agree with your sentiment about a mobile home as long as its on good land that will go up in value and you dont plan on moving, and dont really care about passing on a valuable home to your kids. regarding 100k homes, you're wrong, at least in Iowa homes are very cheap, it isnt San Francisco. she was in Cedar Rapids so google "cedar rapids Iowa zillow" and i see a dozen perfectly fine homes for 70-100k. 3 bed 2 bath 1466sqft for 99k

      I agree mostly but they care because he looks at everything through the lens of "wealth building" and mobile homes generally lose value every month. In my area though they do not lose value fast though -- usually less than or close to the inflation rate so i disagree with renting being better financially.

      If she buys a house for like 200k.
      On a 15 year mortgage, that is 1.5k a month.
      30 year, is 1.8k.
      If she invest 1500 a month for 30 years. That's 2.2 million.
      If she invests that 1.8k a month for 15 years, that 633k.
      A house that you live in, don't worry about how much it will sell for later on.

Iowa isnt an expensive state, you can find a 1950's or so remodeled home for 150k absolutely. wow, its even better than i thought google "cedar rapids Iowa zillow" and i see a dozen perfectly fine homes for 70-100k. 3 bed 2 bath 1466sqft for 99k

      Housing costs will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you find an independent advisor who knows about the financial markets.

    I mean once she said drugs. Yep. Move. I would gladly put myself in financial ruin where i could only retire with ss before i ever considered staying near the drug house. So yeah. Im moving aggressively. As in im hanging up the phone and the house is instantaneously up for sell. I do not tolerate that behavior one bit. If you want to do that stuff go do it on the street like everyone else.
    If that wasn't a thing... id say why bother selling unless you want a house. You have no house payment. You insurance & property taxes are minimal because of the mobile home. Id need to see all your numbers to get a clear picture. But its highly likely your ability to invest and gain USEABLE wealth in the state your in would far exceed your ability if you purchased a house. I mean if you don't want to live there it doesn't matter. Id mostly agree with dave though i think his numbers are not realistic. But if you like your home. Who cares if its loosing buying power. Would you rather have 3 million in investments and buy 3 million in groceries or.. 2 million of investments abd this random asset you can never take advantage of? (Arbitrary numbers)
    Im not criticizing ownership of a house. I love owning my home and hopefully she will too. But i disagree with the idea you have to have one to do well. You simply don't. Math tells you it doesn't need to be this way. Its easier in some cases. Its more likely. But there are plenty of examples of where you could rent your entire life or live in a trailer on a farm and have more grocery buying power than an alternate universe you who bought a house.

      If you could buy a house for $113k, life would right itself. You could essentially proportion the house cost of 1938 to that pricing (minimum wage was $0.25/hr. to now $7.24/hr. so 29x) and pretty much live life like it was 1938 (except for groceries, utilities, etc.)
      But then again, who wants to live in rural FL? People get shot and never heard from again.
