      @@ShaheedahHill thank you so much .. I'm running for my real.state license and its a lot of information specially I live in NY with all this pandemic and peopleoving out of state .. I know with this new vaccine will love to come back to ny amd imvest ... I have a question .. U mentioned a closing can take up to 90 days when is not cash buyers.. What you do ..do you take care one person at a time or you take care multiple people at the time how you schedule with new clients so it's doesn't create mistake and confusion. Thank you

    Most agents will not tell buyers to purchase under their loan amount. Unfortunately, they tend to encourage buyers to purchase at the top of their budget and most times it’s not best for the buyer to do so. Thank you for your transparency. I see grate things happening for you.🥰

    I met with my realtor before i even knew what i could afford lol i just knew i wanted some lower end as far as price but still in a great area
    I got all my documents,
    I applied with a lender and got a prequal letter...interest rate and much more
    My earnest was $500 cashier check
    I signed my contract on June 4th 2020

    You videos are so informative. I have learned a lot from them. I have reservations about including your pre qual letter in the negotiations. I believe that can work more for the seller than the buyer. For example if you submit an offer that is lower than the asking price they now have proof that you can afford more and the counter offer is now at your max pre qual amount. I will be moving to Georgia from Colorado next year or two and I have saved a lot of your videos for the quality information that you give. Thank you for your videos

      Thank you for watching and you are right to be concerned. Usually agents, myself included, will just adjust the pre-qualification amount in the letter based on the offer. At the agent or buyers request lenders will often give you several letters at different price points, as long as they don't exceed the pre-qualification amount.

    I just came across your channel. Im moving next year (spending 2020 paying off debt while living with my parents post-grad school). I was planning on renting, but really starting to consider purchasing a home. This might actually be an option for me!!     Thank you so much for your information it is and has been applied my 20 yr old daughter is in the process to becoming a home owner in our city Schenectady ny homes out here are fairly cheap anywhere from 70/to 120 thousand and that’s for a two family home. We are familiar with the dream program but the funds had ran out so we are with another city program that assist on down payment or closing. Thank you again we are coming way deference at this point on the home buying process having more control than before👍🏽

    In my recent experience, none of the lenders gave me a maximum. They all asked me how much I was looking go borrow and gave me a pre-approval letter for that. I went a little high just in case.

I'm a nyc teacher and have been looking for a home since November 2019 without an approval letter just a pre qual. My realtor keeps telling me get the letter but to be honest I was so scared. My credit score is now excellent and I have a good amount saved but still had fear. After watching many of your videos I am so encouraged. Thank you so much. I really appreciate you and all of your hard work!! God sent you to me! Keep inspiring!!

      That's a great question and if you are selling depending on how quickly you can get the property ready to market and what type of buyer you get (cash vs loan) - will impact the timeline.

    I signed a contract to buy a condo. I asked to see all paperwork and if any major work was scheduled. Nothing. Two months later and $325 I find out all the windows have to be replaced at my expense, Pelli windows thank you. Yup $10,000 plus hvac needed to be replaced. For an $80,000 house it was a no go. Godspeed to whoever bought it, it sure wasn’t me.

    This is good information; especially the tidbit about buying in a good school district. I'm not a parent so that is something I NEVER would've considered regarding resale value. Thanks! Also I know that these steps are clearly for people seeking a traditional mortgage loan via a credit union or bank, but I'd be interested to know if the same steps would apply if going or considering going through any first time homebuyers program such as NACA or any other regional based programs?     Your channel has been so helpful to me as I am considering buying a home in the next year. This timeline is very helpful! Do you have any suggestions for someone who is looking to buy mid next year with down payment assistance? Right now I am focused on saving and getting my credit up a bit. Do you have advice on when you start getting approved for down payment assistance, pre-approval, etc?

      At least 6 months out go through the approval process. Start researching the programs that you may qualify for now.

    If you get approved for $100k but you find a home for $80k...can you use the extra $20k for home repairs/improvement?

      No you would have to get a 203K renovation loan for that, you can not do that with the traditional loan types. Thank you for watching!

      Shaheedah Hill Real Estate Really..I didn’t know that because you always see on the Hgtv shows the buyers will say “oh since were choosing a house under our budget we have room to do renovations “ I always that that whatever money you didn’t use could be put towards Renovations! 🤯

      Tierra Lewis I think that budget refers to how much they had set aside for the downpayment. 20% of a lower home price leaves some of that down payment money on the table.

      Tierra Lewis yes, that’s my guess. However, I recently found out that there are home renovation loans out there, such as the FHA 203(k) Loan. If their budget allows for a $100k mortgage, then it should mean they can afford to make payments on another loan for the renovation. Just search the internet for “home renovation loans”. I found 2 other options besides the FHA 203k.

    Would current rent be used to calculate DTI? I was wondering if I would be better off moving in with my mother prior to trying to buy a home..thank you for your videos! very informative.

      No, rent is not included since it is not debt. Moving in with family is a good strategy if you can save more and pay off debt. Thanks for watching!
