    Tax declaration is a long process for titling. Could take several years to title. You need to hire a good lawyer specializing in real property. Some are even government or environmental protected property so you need to check the land registration office check the register of deeds and the local assessor office plus the BIR. Plenty of process to title the land. If titled avoid the mother title since there are numerous family members to deal with and you might have judicial partitions if some family members don’t want to sell. This could be very costly and takes a long time to complete.

      The LGU here helped choose these sites for the least problems possible that could come up. You'll have the support they can offer to help it be as smooth as possible but anything federal will be the delays

    This is in the coastal area from San Joaquin, Iloilo to Anini-y in Antique. Thats the alternate route away from the mountain national highway during the Habagat season when the roads are damaged due to landslides. Longer route but scenic.

    I really like how well you do in enthusiastically showing off the properties in question!
    I too have a property that we are having listed for sale. A 464 sqm lot in a gated community called Eastland Heights….
    We own a property in Iloilo area that my wife’s family has co opted and used as a rice field and some are living on it too. I think it was 500 pesos per sqm So prices do vary a bit

      This is why I respect the land laws of the Philippines. This land is reserved for those who really care and have high affiliations and high allegiance to the country. Unlike in other countries where rich foreigners just come in a “colonize” the land by buying here and there. Also, for foreigners, don’t ever divorce your Filipino spouse, you will lose everything you’ve invested in the country 😂

      Megaworld still sells direct, located in the Festive Walk Mall in the hallways. Although it's true the cheapest prices are offered by those who bought presale a d flipping at a price just under Megaworld's own price. Best is to look a week or two before you come on Facebook Marketplace

      So many expats and foreigners live in Iloilo now - the best reasons are that beautiful sceneries are reachable in few minutes ‘ it’s got both modern and province vibes and it’s the “ Food haven of the Philippines ..you got the warmest smiles of the Ilonggos and low criminality rates by comparison .

      All these properties are on the national highway will be four lanes by next year, so fibre internet is available with very high speeds. Properties much further away from the highway you have to use starlink for high speed

      Us as well the rain hampered that from happening as it was planned, we know there is land below P200 per sq m out there just not the easiest to get to in the rain to view not near the national highway like these

      I agree. Lately there has been so much content on TH-cam of condos and/or land for very high prices. Most of us dream of buying in the Philippines or retiring there because it's supposed to be much cheaper than in the West. Yes, beach front properties anywhere in the world will be expensive. But it would be fun to watch a video where it's 5-10 min drive from the beach but costs only, say, ten thousands US dollars. I believe there should be thousands of miles that would quality in a country with seven thousand islands :)

      @@yuriyzenda5857 there definitely is tons of beachfront land very low cost but proximity to a city you'll have to sacrifice and perhaps you have to take a ferry to get to the city. The highest demand is where you have access to the most

      It' looked incredibly old and there was a building in behind it the foundation is still there and a hand pump for the water well. Could be possible but that isn't a common thing here in the Philippines unlike what we saw in Albania where crosses are put where accidents caused a life everywhere. The property has been in that family for generations I'll ask

      As someone else already questioned we asked the government to confirm. Federally it is 20m but the LGU can have exceptions in some cases. The areas shown were LGU approved 15m

      Nope, Municipal ordinances can not suppressed national law. LGU might allow it for now but when national government implemented the national law, LGU can't do anything about it.

    With the new law its not allowed to build the first 30 to 50m near the sealine...so people try to sell the lots that are too near to the beach

      I can find nothing on the internet about this at all, what law, laws in the Philippines have RA numbers so it's easy to state this. Btw the person helping us this day is with the government has held many elected positions and is in office now, so they are the ones telling us it's 15m from high tide for this province

      It's 30 meters in Iloilo and Guimaras too....a lot of property owners already got letters from the government

      @@carloswiedner9811 I have confirmed with the actual government that the federal law is 20m but some LGU give considerations (which this local government does) there are different restrictions that don't apply here like if you want to have a agriculture farm on a coastline the easement is larger for example.

      Easiest way marry a Filipino citizen, other than that you need to have a lawyer to form a corporation which is a whole thing I can't walk you through you should ask a lawyer here directly

      Trust, Corporation, or Pre-Paid Lease are the three options I have heard of. You will need to speak to a lawyer in the Philippines.....What you do not want to do, put it in your girlfriends name without speaking to an attorney.

      Foreigners may lease a land for 25 years, renewable for another 25. Then he may build a house on the leased land.

If you can’t prove you have a proper business that’s registered with the SEC or if they find out you created a bogus company just to buy or lease land, then they will screw you. Also, your Filipino partner for that corporation has to own at least 60% of your shares. It’s all in the favour of the locals all the time.

      Well foreigners still can’t own. Haha nothing’s changed. Whoever foreigners showing off about owning lands in the Philippines is just making it look simple. But it’s not. They don’t reveal the caveats and the fine print it’s sometimes laughable. You can’t, as a foreigner, ever own 100% of the land you invest there. Even if their Filipino spouses pass away, the land goes to the children, and the foreign spouses get nothing if the land and the assets in that land is not liquidated. Also it’s meant to protect from predatory foreign land grab. Foreign currencies usually convert very high locally. Imagine an American nobody who can’t even get life together in the US suddenly comes to the Philippines and treated like a big time because of the currency conversion, it’s not fair for the hardworking locals.

      Half, her mother is Filipina. But many foreigners not married to a Filipina form a Philippines corporation and the corporation owns the land

    Better to rent rather than invest in a vacation home.
    That way u cud leave the place anytime u want n ur money wud not be stuck in a vacation property/investment.
    Easy to buy but VERY DIFFICULT TO SELL ONCE U BOUGHT THE PROPERTY.

      I've never heard someone say land is a bad investment? Usually things like "they are not making any more of it" keep in mind prices do not decline in developing countries they only go up over time.

      Lots of my friends/relatives who bought in Makati or BGC risks selling at a loss in order to dispose of their investment properties.

    the fastest and absolute best way to loose a fortune is to buy land/property in the Philippines. I have seen it hundreds of times, keep your money in USA or Canada, save yourself a huge nightmare

      @@BiancaBeyond OF course anyone living in the Philippines that owns property will tell you it is a great investment, can you imagine why they would say that? Ask any expats that live in the Philippines that are renting and would never buy property they will give you the truth. It is just singly not worth the hassles, scams is a whole different issues, but a big part of the problem. Renting is best, you can leave when your neighbor has big barking or dangerous dogs, you just pack up and leave in a few hours (unless you have to much stuff). But everyone is different some people love to buy property in a foreign country where the laws are NOT ON YOUR SIDE

    It looks like you are becoming illegal and unlicensed real estate agents.
    I'm not a real estate lawyer, but I'm pretty sure your videos contain some misinformation
    about beachfront properties.
    And every land deal in this country can be full of pitfalls.
    I've been here for 10 years and we've completed about two dozen buy and sell deals.
    We have made some mistakes based on incomplete knowledge and learned our lessons.
    My advice to anyone wanting to buy land is to seek advice from an independent, trustworthy real estate lawyer.
    He should not live in the place where the land is located in order to avoid family relationships with the seller.
    Otherwise he will represent the seller's interests instead of yours.
    There are special pitfalls with inherited properties if the owner registered on the title is not alive anymore.
    This can give you a lot of headache.
    And also what you claim in some comments, LGU decisions cannot override national law.
    Boracay is a good example, as many illegal structures had to be removed during the cleaning operation
    in 2019. They were approved by the LGU contrary to national law.

      Also in the Philippines there is just lawyers there isn't seperate types of lawyers like in the west. Same lawyer does divorce as does criminal law as does civil matters

What I mean is that I am a Filipino and I do Know That if you are not a native born Filipino you can not buy and own Land in my country And I do know that your wife is not a Philippine born in my country so she you can not buy land here and if her mother did not keep he citizenship for my country she can not buy any until she gets her citizenship back. And do you really think my government will give you citizenship by making these kind of videos? Why do you not do like other people from other countries and help the poor in my country instead of telling stories like that you are going to buy land in my country??? There are people who have been given citizenship by my government by helping the poor and the inviroment. But I am sure if they watched your videos and seen you tell stories that you are going to buy land here they will have a big laugh and let you think you paid for the land and take your money and the land because you are not a citizen!!!
