For the 70% rule, you said if it’s worth 100K but needs 20K in repairs… my question is, is it worth 100K before or after the 20K in repairs. Like do you need to do the repairs before it’s worth that amount or will it be worth let’s say 130K after the repairs? Second question is, the property price and appraisal are much different. So if you aren’t a professional appraisal for a living, how do you know that property prices at 100K is worth 100K? What if it’s really only worth 80K and the person is over charging for the current condition it’s in?
How is the all in cost 50k plus 20k =70k? I thought the 20k was part of the 50k. 100,000 property at a 30% discount is 30,000 plus rehab 20k = 50k. Where did the other 20k come from to = 70k?

Isnt it that 100k minus 30% discount is 70k? The 50k came from 70k minus rehab cost 20k=50k.
