I think there is great opportunity in office. I bought two office suites during the pandemic. I found tenants and then sold one to one of my tenants. Im now in the process of closing on a larger office building. Its a class B property in a great location. Currently has no vacancies. Cap rate is around 9%. Even with a mortgage around 7% it cashflows well.
Where is the best place to look for debt fund experience / mortgage brokerage? Just the RE Debt 50 and large brokerage shops? Are there other sources I can look at for targeting mortgage brokers? This is what truly intrigues me in the short term. Any advice appreciated
I am looking to get into the principal side of CRE, would you recommend me leaving my 100% Commission investment sales position to focus on learning the analytical skills that I lack in my current position?
With brokerage experience, you may be able to jump right into an analyst role on the principal side and build your analytical skills on the job. It would also be extremely helpful to take some time to work through some analytical modeling coursework on your own first to strengthen your resume and prepare for interviews, and The Real Estate Financial Modeling Bootcamp and The Real Estate Equity Waterfall Modeling Master Class on our Courses page could both be worth checking out for that purpose - breakintocre.com/courses/ Good luck!
I would certainly recommend it. I started off as a real estate broker and noticed that the clients I wanted to work with all had an analytical background. I wanted to not only speak their language but be able to do the analysis myself and not waste their time. Adding the analytical skill will not only set you apart from the competition, it'll also help with investments you want to make for yourself.
I'm a big fan of working for a company that's doing what you want to be doing long-term to learn the business before striking out on your own - this video could be helpful to watch to think through potential ways to learn more about the data center market: th-cam.com/video/U5dNAGYab4A/w-d-xo.html&pp=ygUgYnJlYWsgaW50byBjcmUgZ2V0IHBhaWQgdG8gbGVhcm4%3D
Been applying to jobs for probably 3 months now. Cannot land an entry role to save my life even with a previous internship with a developer, any advice?
What do you see as the biggest opportunities in CRE in 2025?

I’ve never done one deal. How would you suggest I do my very first deal. Data center interests me. Thanks
