    I’ve listened to this book on tape at least 4 times and absorb more each time. John has great insight and explains his teachings very well. I’d give it 5 stars.

    Haven’t read it but I did really enjoy the review so thank you. One of the takeaways I thought was valuable was buying property that you and your future tenants would want to live; it’s not just about the numbers.

      Totally agree! that was a big takeaway for me as well. Work backward from the tenant you want.

    Memorized this book several years ago. Great motivaror. But bought my properties with cash. So no mortgages. Need to review the tenant secrion.

    I am new to investing and I am trying to learn. When you say "expenses" of having a rental property. What do you mean? What are the other expenses besides mortgage, interest, taxes, insurance, etc?

      Usually you have: taxes, insurance, property management fees, maintenance repairs, licencing fees (in some cities), HOA fees (for some houses/condos). Then you also want to estimate vacancy (when you don't collect rent) and capital expenses (big long term repairs like roof replacement).

    Without question one of the best books. Gurus come and go repackaging old info with hype and risk or leverage.
    John's approach and delivery are steady as she goes. No hype. Proven. Doable. Get your hands on all the Schaub material you can.
    This book is so good!

    I am located near clemson SC. Do you have any realtors, brokers/banks and lawyer you recommend?

      For agents Tiger Properties/Eric Newton, Kimberly McCracken, Brett Smagalia are all good. Plenty of others too. Attorney for real estate closings you can call Nathan Clark. For lending it will depend on loan product you're looking for. I've used First Citizens.
