Very nice but I dont know if Cadence is right for me. I love the modern design and floor plan. Love the pool (which is what we would want) but its so small.
There are pros and cons for sure! Cadence is very affordable compared to other communities, but lot sizes do tend to be smaller. BUT this community does have some oversized lots-and most are larger than the model’s.
@@thethomasgrouplv My wife would love the modern look of the house for sure. The finishes are top notch. I am the practical person. I would want solar panels, a water filter system, solar shades and a decent size pool. Plus, I would like to be in a walkable neighborhood. Those normally dont come with a new build (unless its an option).
I love the Cadence community. Very nice park, pool area is awesome. Views of the Strip. However, I stopped looking at this community hearing that it was built on polluted soil. I know that it was cleaned up and builder provides a clean soil certificate but still... I know this community is huge and probably some parts were not polluted at all but I can't find a map showing which area was clean from the beginning. If you come across this kind of map or data please share that would be nice. Thank you guys! Love your content!
Thanks for the comment! Good point, and we always make sure our clients know about the history of Cadence when buying. Most are perfectly happy with the remediation, but there are others such as yourself who choose to live elsewhere. I know one of my clients had a map like you're talking about at some point, but I can't seem to find it. You really liked the 10-ft ceiling 😊 A question, why you guys don’t have in ground basement in Las Vegas? Is the rock shallow or there is any other reason?
Lol I mentioned it a few times, didn’t I?! It really does make all the difference in a single story. In regards to basements, there are a few communities with them, but it’s very rare. We have rock out here called caliche that is extremely hard and dense. I’ve heard it called natural concrete.
@@thethomasgrouplv lol I agree. Thanks for the information about the rock. Do you also have some sort of height limitation meaning two or three story dwellings are not common?
Thanks for watching! There aren’t homes with open view fencing, but you can see the mountains from some lots. No true strip views, but potentially some peek-a-boo views. We’d love to show you what’s available-shoot Kristen an email at info@thethomasgrouplv.com
Quite honestly, more than $100k to get it to the same caliber as the models. There are some big ticket items such as the stacking sliding doors that can cost tens of thousands.
@@thethomasgrouplv That is sad that you have to spend so much on top of advertised price. Maybe homebuilders should show their models with the basics, only what is included in the price.
@The Thomas Group - Real Estate - Las Vegas Well look at the location of the microwave in your video. It is literally inches off the floor. Now imagine senior citizens (such as we are) using a microwave at this level. Woodside Homes manages to mount the microwave at a normal level even with the vent hood and double ovens. Toll Brothers can't seem to figure it out.
Lovely home, but I do think its a sad statement on the state of our country, that you have to have builders putting in "drop boxes" as a standard feature, because people just can't mind their own business and keep their hands off other people's property. If we're lucky, the winds will blow hard enough and just blow the bad peeps out into the desert away from the good people who all want to just live life and get along peacefully and amicably. #rantover
I really like Toll Brothers, and this floor plan is very, very nice.
beautiful home! everything is perfect! question though, do you have an option to upgrade the height of of ceiling from 10feet to 11 or 12 feet high?

Out in salt lake 2 of the models were settling more than usual. Cracks going along the walls from the seams. Made me think again.
Not sure what the land is like in salt lake, but here in Nevada those settling cracks are standard due to the type of soil we are building on.

I don’t want a new community bc there are no trees…, too deserty to me.
Hi! Is Cadence a gated community?
Hi! It’s not gated. There is a guard-gated 55+ portion, but most of the community including this one are not.
@@thethomasgrouplv Hi again! What 55+ gated communities with Toll Bros or equivalent, single-family new constructions are available?
Crazy to me that people are going away from tubs in the master bathroom. Don't think that would fly with my lady as she likes soaking in the tub,
Right?!
So, you basically have to spend another $100K on top of advertised price to get the nice things you see in the models.

Some builders show much more simple designs. Toll brothers is notorious for their highly upgraded models. Thanks for watching, Fernando!
@@thethomasgrouplv your welcome.
When my wife and I walk in a model home, when we see the microwave on the floor we turn around and walk right out.
