I heard $120,000 per 1/2 acre and $60,000 per unit to build. Live in one unit, rent the other three for $1,500 per month. If my figures are correct, that's a 5% ROI. (($120,000 x 2 lots) + ($60,000 x 4 units) = $480,000 / 4 units = $120,000 per unit x 3 units to be leased = $360,000/1500* 12 = 3%.)
Dan it's because of you and your great informative videos that gave me the confidence to leave the US for the first time ever....I did it my friend!!!!!...I am in Cuenca Ecuador for almost a week now and it is great
Superb Dan and big thanks to Armand for sharing the low-down on his dream. I've watched about a dozen vlogs on Lake Atitlan and found them mostly a waste of time, but your video was exactly what I was looking for. Good sense of the place, and gifted insights from a long time resident and entrepreneur.
Love Lake Atitlan! Stayed there for several days back in '97. Looks just as nice now. Really enjoyed hanging out is San Pedro la Laguna at the far end near the volcano. Amazing stars at night!
Great video! My dad is from Guatemala and I’ve been to lake Atitlan many times. It is breathtaking. Just try to avoid taking a boat when the lake is choppy. Also, I’ve been watching Armand’s videos for a while, he seems like a very knowledgeable real estate professional.
Yes. And it seems really sincere to me. There was a guy buying a place on the lake when we stayed at his resort. He was giving straight answers good and bad.
Outstanding Dan! I've wanted to visit this lake for years. Aldous Huxley wrote of it in his 1934 travel book Beyond the Mexique Bay: “Lake Como, it seems to me, touches on the limit of permissibly picturesque, but Atitlán is Como with additional embellishments of several immense volcanoes. It really is too much of a good thing.” I've been to Como and it's impressive and expensive, to say its better is high praise.
Hey I am the first to watch and the first to comment - must be my lucky day :-) Thanks for all your inspiring videos - great to watch in never-ending lockdowns and dream of escaping. Keep up the good work!
@@VagabondAwake I was refering to my date of freedom. I retire from the Navy in August 2022. Then my plan is to pretty much do what you are doing while I still have the health to do so. I figure Ill spend 3 to 8 months per location, then hit the next spot.
Always interesting to see how you can live and adapt to a new country; I loved the advice of integrating within the community and helping out to sponsor the local soccer team!
Glad you think so! I couldn't agree more Michelle Cavanaugh. Thanks for commenting. TH-cam grows our channel faster when people comment! So we really appreciate it! Best, Dan
We flew into Guatemala City and took an Uber Taxi to Lake Atitlan, 4 hours, $70 USD. Load Uber on your phone and take a ride once before leaving the USA so you know how to use it. Make sure to unlock your phone before you leave your home country and buy a SIM card upstairs in departures at the airport. The ATM is upstairs also in the airport.
Great interview with lots of useful information Dan. The casual conversationb you and Armand were having on camera was refreshing - it was easy to see you guys were enjoying each others' company. At the same time you were showing us beautiful video of you and Qiang out and about. Well done!
Super awesome video!!! Since I watched TH-cam this is the video that made me smile the most. Definitely thinking the Guatamala could be a place to live for a while. Waiting for COVID to be controlled before I do any travelling.
You hit this one out of the park once again, Dan! One question I have is to do with transportation around and across the lake from Armand's place. For example, San Pedro, where some of the clips came from, looks to be about 10K across the lake from where you were staying. Is there some sort of water taxi available or do you get there via public transport on local roads, (according to Google Maps, land option would appear to be much more challenging based on the terrain)? Cost to do so would be much appreciated as well. Thanks!
At 23.19 there is a photo of You and Chung ... i truly hope the 2 of you are as happy as you both look ,, That in itself is a slice of Paradise. May good fortune and continued happiness follow you both . Weather and lake seam ideal .. thanks DAN ,,, Please correct me if i am not addressing CHUNG by her correct name ..

Dan this was a great interview and Armand was so helpful and full of information. I will be looking into staying with Armand and his paradise on the lake. Have a great week guys. ❤️🇨🇦❤️ Cheers!!!
Armand is a very interesting guy and there's a ton of helpful info in this video. We only stayed on the lake one week, but something I've always wondered about ... is there any way to avoid gringo prices with the boats when you have a 1-3 month stay? Thanks for another good one.
I was told by an expat that you can often get them to accept local prices once they know your face and you explain in Spanish that you know what you are supposed to be paying. But I have not been here long enough to verify it myself David.
Thank you for your constructive criticism Saltire C.. That is how we get better. And thanks for watching our videos and commenting. Commenting, liking, or subscribing causes TH-cam to pay us more. So thank you for giving us a raise. Best, Dan
I was not asked for a return ticket but Qiang was. Maybe Americans are favored here? RF below provides a solution. (thanks RF). Another solution is to get an "Onward Flight" from any of the providers online, just google onward flights. They cost about $12 USD and they are a ticket that expires in about 48 hours. They are good during you 24 hours of travel, but then you loose the seat. Good enough to fly and pass immigration. We use them all the time.

All movement from city to city around the lake is on public water taxi. It is $3 USD to go between cities on the water taxis.

Good vlog Dan! I love seafood (lobster, crab etc), in your travels where would you recommend?
Anywhere near the ocean. Cooler oceans have more fish than warm oceans so I am told. :-)
