Rentals are a stream of passive income, other than rabbit and chicken farming which is a speculative investment . It all depends on ones risk taking ability... Both are wealth creating investment...
It's NOT ,lies.. Rental is a cash trap.. ,slow appreciation, tenants issues, poor returns.. Rentals is bad for young people....i agree with him.. High Risks business is better for young people.
The benefit of rentals is for a steady income really, rather than the profit that comes from it. and also its a long term investment, something that will be passed down to your heir. God willing
My target might not be to return my capital, but rather to build a stream of assured and consistent source of income, which probably beats all other businesses that are worst of all affected by inflation and politics and this gives me some kind of settlement in regards to being sure of making money even when your work place things aren't doing well. So, rentals can be like a bank where you make assured withdrawals after a known and assured time. the problem is to someone who takes it as a full time job at the start but as you grow and build more rentals, it can make a fortune for your life
I agree with you. Just 3 months ago I had a misunderstanding with my dad because I'm setting up a poultry farm in Kenya at a cost of 150000usd and my dad could not understand why I want to leave the united states and go back home to Kenya and be a "chicken farmer". In his opinion, I should have built rentals! But based on my maths, I would anticipate making a maximum of 2000usd monthly from the rentals whereas from the farm I expect 15000 USD monthly. It's all about perception!
150k USD for chicken farm in Africa? You wouldn’t need that much in USA to build a chicken farm why would you pay a whole $150k USD in Africa just to start a simple farm as a chicken farmer
It is s gud advice but remember some of us cannot afford 30k USD so we hv to start with the little we hv to accumulate big. Thx for your time and advice ur giving to us🙏🙏🙏
Thanx bro and I always like ur analysis.,though on this I disagree Basing on the information on my side rentals have worked for me .forexample I apart from collecting that little rent I have also mortgaged the same rentals to the bank and I have used the money in buying other places .so that's my reasoning and experience
Bro i have an acre passed down from my parents and planning to build 12 3 bedroom self contained apartments i looked on jiji and compared with other rentals and the price for renting is about 1 million ugx each month i live in uk and make about 2k a month the land is in gayaza like a 2 min walk to the tarmac road surrouned by shops etc is it a good investment
“I come from a real estate background, so let me be bold in saying this: if you’re going to invest in real estate, make sure you have a long-term investment and a long-term mindset. Yes, invest in other businesses like farming, etc., but remember that every business has its advantages and disadvantages. Don’t be discouraged by those trying to steer people away from real estate.”

150k for a chicken farm. Now that’s some serious farming investment. I am curious about the scale of this
Its depend on how you build your place, services you offer, and how secure your place is.
I agree with you . Iam shifting to Agribusiness. I want to learn more on Rabbit farming.
The advantage with rentals is long terms investing it’s gud when ur old not able to make risks..
That's the point
That's the point
Exactly it’s not for flowing in money rather steady income when you can nolonger work at all.

What I wanted I was confused, thanks habibi
Thanks for the grt message brother 🤝
Thanks for sharing👏🏻
I think you are giving very wrong information to the public. Rental properties are not liabilities, Repairs are costs of doing business.
He's not telling you not to built, he's saying there are faster ways to grow your cash
U r right Mr,, this man should learn more about real estate
Sure, but he has nailed it at the end. Rental business is a capital preservation not growing money
Your maths isn't mathing mate 😢. If you buy land @ 20M and sell it for 100M in 10 years. Thats constitutes 500% increase, not 80% as you stated .
@andenet247 profit margin is 80% of your sales price not cost. Also the profit percentage is 400 not 500.
What about inflation for 10yrs??? Land banking is a delusional investment
Spot on point!
Thank you but you need more research and understanding real estate at a deeper perspective, respectfully saying thank you
Good work bro
Thanks
Saw someone slashing behind you , anyway good points
Awesome brother.
I need to talk to you coz ur my mentor

I disagree on the valuation of the land. Please provide evidence of where land was selling at 20m 10 years ago and its 100m today.
It’s possible I bought around 6yrs ago worth 6m but now it’s worth is over 40m
Inside Namanve area(degeya) an acre was around 20m in 2014, now its 250m to 350m
Respect always 🫡🙏
Thanks bro
