    You can request more than fmr. They also have a small area fmr thats supposed to be more accurate according to other sec 8 landlords

      If I live in a place already and I need assistance and my landlord is willing to take payment from section 8 housing or if I get somebody to help me with my rent I pay $1,500 a month and I can't afford it every month I tried to do the best I can how can I apply for help HUD or section 8

    I aged out of foster care and they helped me get section 8 and my first apartment I put down 2,000 down for deposit my rent was 1000 and when I was staying there the house owner was sold to another company while I was staying there and when my lease was up they never gave me my deposit so what are the steps to get my money back

    It's actually easier than that. Just call and find out the payment standard for the year. They will give it to you. I use that as my rent changes each year.

      but you also need to subtract 200-300 from that for utilities.

    I found a place in a different section 8 office. I asked what the fair market rent is for a 3 bedroom… He told me 1300 so that would mean 1300 with utilities included. On their site it says they can do 90% to 110% but with my income can that change? I found a place with all utilities included except I would have to pay electric. The Heat is Gas so the landlord pays for that. I think the stove is electric…. Anyways it’s a little over because rent is 1350 on allowance sheet it says the electric is 86 and the stove would be 16 since it runs off electric. I have income though not sure if I should take the chance. I’m trying so hard to get my children in a better area. 😢 Do you know if it’s voucher amount is caped at 110% of fair market rent or if my income could go above that. So sorry for the long post I’ve been searching and stressed and finally found someone that seems to understand this better then me and the real estate agent that are trying to fugue it out. Lol and the housing authority person isn’t being really nice. Lol thank you!

      That’s what I do when the tenants can’t tell me. Sometimes the workers won’t answer though. Frustrating.

      I have continuously asked my section 8 coordinator for my voucher worth so I can move she will not give it to me she lies to me she gives me one that just says one bedroom not the vote to work what landlords want I've never had this problem when I moved before and I don't know what to do

    Does section 8 pay more for house that has been modified to accomodate disabled wheelchair users?

    Will the voucher always be max FMR for the bed bath count ? Even if market is below that and quality is sub par ? I feel like I’m not understanding something .

      We never get as landlords the max FMR. There is a utility allowance minused off that big number. Minus $250 and that will get you close. Unless you pay ALL utilities and then have some bells and whistles like a doorman. Then your rental price has to be comparable to other rental prices that don’t have Section 8. Then the tenant is allowed to pay a higher rent if they have income. Then each housing commission is allowed their own leeway policies on what they think is fair rent. So who knows really when it comes down to it. I just know in Detroit which housing commission will pay about which rent.

    Monique, if I wanted to renegotiate my rent amount for my apartment, how would I handle this request with section 8. I have my W2 form to show prove. Do you have any advice. Your channel is very helpful. Larry

      It sounds like you're asking for a recertification. I know my tenants will do this when their income changes or they are moving. I hope that helps. I don't work for Section 8 so I only know the landlord side of things.

    What if the FMR is lower than the payment standard? Should I consider the lower price and then knock a couple hundred off that amount? I always found section 8 rent amount very confusing. Also, do you ever offer to pay utilities to get the higher amount?

      Never pay utilities ..a tenant can rack up big charges that goes over the amount

      I agree with Mark. Never pay the utilities. You can only go by the payment standard. Then I knock down $200 from the payment standard to figure out what rent I can charge them. The housing commissions determine the payment standards. Some do closer to FMR than others.

    I have a house we’re looking at. The local payment standard is 1268 but the PM is saying we will only be able to get $750 because it’s based on comps. Is that correct??

      The payment standard is only as good as the comps are. If it only comps at $750, that's all that Section 8 will allow a tenant to rent or a landlord to charge. Comps means comparable rentals in the area.

    Is the $1511 number that you were using, combined with what section 8 and the tenant must come up with? Or is that just what hud pays? For example, hus pays 1053 And tenant pays 453=1511 or is it 1511+453=1964?

      For 2023 on a 3 bedroom, the most I can charge according to HUD was $1,511. The tenant's portion is then come to by Section 8 taking 30-40% of their income, not 30-40% of the rental price. The tenant's voucher will say $1,700, but really they can only rent a house for $1,500, for example because the tenant has to pay gas, electric, water. Then from that $1,500, Section 8 looks at the tenant's income and determines how much of the $1,500 the tenant will pay me and how much Section 8 will pay me. Lately with the bigger vouchers/rental prices, I'm seeing tenant portions being around half. That's more collection work for me. Risky!

    Icant manage that for i dont work have disability am old 78 years my health is poor so please help with house (Aptment)am given by SSB doesn't cover even am not left with anything in my hands for last year and these months of 2024,idont have not even asingle dollarimagine even idont go to Church because I don't donate anything so please do something and help me now please pay my apt .bills and give me pocket money i fo suffer alot staying without a single dollar please.
