  • Things to beware of with new construction in Florida. Not all builders are equal when it comes to quality, materials used and best practices for safe housing in Florida. In this video we walk through a new house being built in Bradenton, Florida to see what a $450,000+/- , 4 Bedroom, 3 Bath home looks like before it is completed and the steps to insure a solid built home of block construction compared to much of the new housing built in Florida, that is built of wood construction. With this we discuss the long term sustainability of the quality of the construction in Florida new housing with the Florida climate and potential hurricanes and what to beware of.

    It's mindblowing to me how expensive are the houses in the US, with interior walls made of wood and card boxes. Does nobody build houses with bricks or blocks in the interior walls?
    Does anyone build reinforced concrete roofs instead of those made of wood and shingles?

      Totally agree americans want the massive two story houses with master bedrooms the size of living rooms ,They install (Basements) living areas under natural ground level and wonder why there are so many foundation and drainage problems as the house ages ,The insurances are so high for the reasons you stated,Build more concrete and brick into homes for structural strength instead of spending it on massive concrete driveways for show ,Too many states with different building codes and insurance companies going broke

      It is very rare to find interior walls (called partitions) made of brick or block in houses in the US. Wood or metal studs with gypsum board is the most common solution. That does not mean that the houses are less rigid, it just means that the stronger materials are reserved for the exterior, where they protect the house from exterior hazards. Makin the partitions like that (instead of brick or block) is convenient for the homeowner, to make modifications to the layout, if necessary. For accoustical privacy, the partitions can be filled with batt insulation.

      You might want to spend some time investigating Florida. Insurance is skyhigh and they are having an increasing pollution problem. Florida is a red state and consumer protections are few.

    Stay away from the Lennar Landmines. They are the worst builder in all of Florida.

    22:23 The name of what you are talking about is vertical reinforcement. Concrete is poured vertically in the cells that coincide with the location of dowels, usually every 4 feet or 4'-8" (or as indicated in the structural drawings), and also on the jambs of openings. A lintel is a horizontal element spanning over openings, connected at the ends to the vertical reinforcement.

    I'm to passionate about construction to build the same model home over and over and over again, i wish people understood disadvantages to run electrical wiring without conduits as it greatly outweighs the initial extra cost

    I have heard some horror stories of Dr Horton houses on TH-cam. When I looked at Dr Horton houses in Brandon Florida I found them to be too small so that turn me off. But Dr Horton does have nice kitchens.

    look at all the mold on the trusses. It's not a 2-story bunker. The real reason for no attic storage is because the trusses are 2x4s and can't support any weight. your ceiling will sag. Their roofs are wavy before the shingles go on.

    Looks like this is not about someone building his own house. These are production homes, aka tract homes. Cheap mass production. If you build your own house, you’ll do it differently.

    so this contractor is telling us the house in this area are only termite treated up to 2.5feet, termites can fly right? here when we build a house any timber used is termite treated from the supplier as we also use non treated timber for shoring and boxing

    However the Insurance,and taxes, HOA fees ect.ect. Chinese drywall had people walking away from the bank for mold issues. Not cost effective. Recession Joe is now becoming Depression Joe.
