Both are good projects. Buyers are happy in both.
Now buyers are facing some difficulty in exorbitant transfer charges and lease rent of ATS Pious as compared to TATA.

Hi, Actually Ace parkway 1395 sqft is a 3bhk and Ace starlit 1350 sqft is a 2 bhk so comparison between them will not make much sense. Thanx for watching.

2. Do you think Sector 150 is over Priced now considering there is not much development in the sector at this stage ? What do you think if we invest money at current levels ( i.e. around 8000-9000), Will it be a good investment for future ( for both residential/investment purpose) ?

1. They do not own land directly. They have joint ventures with land owner 'Lotus' who had installment payment plan from Noida Authority. But they have done land payment upto the date.
2. Price are high in all over Noida not just in sector 150. As an investor or buyer of real estate you should not wait and then buy instead buy and then wait. Thanx

Hi Varun what is the future appreciation in ATS PIOUS for coming 3 years
Hi with in a year this project will be delivered and 1675sqft flat will cost somewhere arount 2 Cr which is currently 1.45cr. If we talk about 3 years horizon then the price for this project will cross 16000/sqft that means 2.68cr for 1675sqft apartment. Reason Ace Parkway and Ace starlit have already brought a card price of 14000/sqft so crossing 16000 mark for ATS is quite possible in 3 years. Thanx

@@ankgroI don’t think so ye jyada hua kynki 1675 ka layout is really good and moreover concept of 2 apartments per floor is a highlight.Moreover this project will share boundary with Godrej nest,nurture and Pious Orchards so that will have an impact on this project for sure
@@varundixitpropertyshow , yes seems possible, infect now in feb 2024, resale is trading between 1.75 to 1.85 cr. so prices are reached to 10700 , at time of first 6 towers possession (June 2024) prices should touch 2 cr. and by Dec it should be around 2.2 cr.

Hi. When you get more super area means you get more resale value which is beneficial for investors and when you get more carpet area means you get more usable area which is beneficial for end users. Both are benefits in their own. Loading is 37.69% in case of TATA 1575 and 39.10% in case of ATS 1675. But after having a slightly more loading than TATA, ATS has more Super Area and more Carpet Area and that too for a better price. Is it not a benefit?
@varundixitpropertyshow true.. I think Tata's price is high because there is no inventory left for the bigger 3BHK size. Only resale is available from investors, and now it is demand and supply game.. A year back, it was really a good deal..

ATS is not full Mivon, only external walls are Miven
Hi Anshul ji. When I said that ATS is full miwan. I have said that construction technology is same in both the projects RCC + flyash bricks.

ATS is based upon almost 100% Mivan. 5-10% like kitchen wall etc is based on brick which is ok. You can check any construction update video on ats homekraft youtube channel and see the aluminium formwork. On the other hand tata and eldeco are 100% non-mivan you can check the outer walls and clearly see the ACC blocks and also visit the site and see plaster work is going on. I can explain in detail but to cut the long story short, whatever broker says but practically ATS is mivan and Tata/Eldeco non-mivan.
Transfer charge in ATS is too high
I don't agree with ur point of gentry....now a days culture of nuclear families so 2 n 3 bhk are more than sufficient, buyer is looking for more amenities, security, safety, luxury, service...n plandont forget these are nor 40-50l flats..its 1crore+
