Hi Owen I agree with you 100% I have rotated everyting in to US equities 100% gradually over the past 2 years. You've got to look after YOUR house because " The white house or Sussex" or any of those so called politicians will NEVER Fix your life only YOU can. Another big reason for holding USD is the fixed income rate is currently 1% higher in the US. There are a lot of factors that will bring the value of the canadian dollar down in the next few years it seems
Agreed. Although part of me hopes the government will keep restricting new housing supply with their taxes so my existing properties will go up but I mostly prefer to remove those taxes to help supply and young people who need to buy their first home.

Took your advice and started diversifying into ETF’s held in USD ( VOO vs. VFV in RRSP) but the exchange rate is insane! Is it still worth it even after the conversion?
Expensive transacting in Ontario and BC. Assessments haven't been done on properties for Ontario homeowners since 2016. Property taxes in Ontario have been delayed since 2016. Once they adjust and provide that new assessment with new captured values more than a decade later, hmmm. homeowners, be wise and start forecasting. The government will always get theirs. I'm deleveraging and focusing on my strategies with my TFSA. Grateful for investment equities knowledge. We don't have economists occupying leadership and protecting the purchasing power. As a Canadian, just need to inform ourselves and protect ourselves from the currency debasement. Have to think for our households, can't rely on government. USD real estate and equities is best bet, along with self-employed passive income skills that are globally transferrable.
Perhaps but Not for me..buying an investment property in the US comes with too many complications Accounting issues and tax issues in my opinion. Would also need to hire a property manager to manage the home. I know there are lot's of stories of people who do invest in US rental properties and have done well but i would need to spend a year or more learning that particular US city and how it's market works. I much prefer to invest in Vancouver. I can manage my own properties and know the market well. I've been very happy with the returns on my investment portfolio the past 30 years here in Vancouver.

Could not agree more and we have most of our investments in the US these days. The property transfer tax is a joke.
Keep fighting the good fight boot out the NDP and the communists and our premier Mr. Bean here
