Stormdry is very expensive but I trusted Roger, got a second mortgage, and 2 weeks ago I bit the bullet, bought and used Stormdry. If would be great if Skill Builder could share an idea of costs for some of the building work and projects. Particularly for this - wondering what the price difference would be for a timber framed extension, compared to conventional brick.
If I were to guess I'd say the difference will be negligible. That's why no one is doing the timber frame.
Those timber’s are very oversized so that would have bumped up the cost.
We find about 20% less on cost compared to “traditional” due to labor. Once footing and block up to damp. Can have you weather tight finished and screed in 5 - 7 days.
I am sure you will have plenty of builders on here say I can throw up a traditional and have you up in 6days. I’ve heard this hundreds of time and yet to see it! That’s not a dig, I really need someone who can actually do this as I need a reliable bricky who can brick skin my timber extensions in a timely manner.
@@LauGar69 thanks for the info mate. Assuming the oversized timbers aren’t to meet insulation standards? Nice to know the timbers are decent in the absence of a brick skin. Do you mostly build entirely timber without a brick skin? I like the brick / block footings also.

Put a couple generous coats on the outside wall 3 years ago and not had an issue since

Builders in brothel creepers (slippers) always makes me check the comments and it's already been noted lol. Least Roger had his steelies on. Fair play though, nice job.
Good video, cavity trays are a pain to retrofit but i'm not convinced about just using storm dry. Moisture can also accumulate in the cavity due to vapour from inhabitants inside the house which can pass through the masonry and condenses back to water inside the cold cavity.
i was house bashing maybe 30 years ago laying bricks and bored with the job ,always thought a day would come when modular homes would come pre fab style , built properly they seem a good alternative to bricks and compo

Might be worth mentioning they say don't put 2 coats on or you will f#*k it up. So make sure you get good coverage first time.
How does pouring screed on top of rock wool work?
I thought I was a tape measure miser holding onto old tapes that I can barely read the first few feet on until I saw this, I swear he spends the 1st half of the video trying to force it back into its housing after a quick measure🤣 love it 👌

I'm doing a self build annex right now and next job is cutting in cavity trays. I've already bought the trays but I might ask if I can use Stormdry just to save time and effort. The effected area of my existing house is smaller than in this video.
We had a trya fitted and it just didn't work. Ended up sealing the bricks as you have here
@@NeonXXP They may want a third party certificate or independent professional to take liability, any coating applied isn’t a substitute for a cavity tray with weep holes really. The BCO may be reluctant to accept liability just to save somebody else time or effort.
260mm floor insulation and 250mm studs seems like they're going to get some good u-values, but then isn't there a big cold bridge with the 100mm cavity at the base?

I'm surprised the BCO suggested Stormdry. Usually they don't like solutions that need to be reapplied routinely. I would be concerned what happens once the Stormdry eventually washes away or the window sealant eventually split without the secondary defence of a cavity tray.
Should be a cavity tray really, any coating isn’t a substitute for a cavity tray - very unusual for a BCO to specify as he/she is walking a fine line of being “designer”, any problems in the future you can bet your bottom dollar that the builder/homeowner will say “he told me to do it”. The builder, designer or homeowner should be the ones providing the evidence for compliance. Fair play to the BCO but unfortunately, the way things are going in building control you will likely receive less “advice” in the future as a fallout from blame culture.

How much did/would that cost excluding the steels to the house but with bifolds - is that even possible? Something between a conservatory and orangery type affair ...
I enjoy your educational DIY videos But this one blew my mind! I never saw such an Over built shed extension , it will out last the house and must’ve cost a fortune ? All of that wood beam wall and ceiling superstructure with two steel beams covered with practical vinyl siding. No wonder these two guys look like they have enjoyed the life of Riely ! I’ve got a daughter in law in UK who just bought a house with unbelievable difficulty and she can’t even find a common plumber to do a simple bath redo at a reasonable price , Ridiculous !
The size of the timbers is simply because the walls now require so much insulation.
Maybe a crazy idea but how about 4x2 timber with osb sheet outside, 90mm pir between the studs and 60mm pir layed over the internal studs to stop cold bridge. Same as a loft dormer under the new regs, maybe im missing a trick

Darker cladding needs more fixing points. Due the extra heat absorbed in the summer heat. Unless it's a new material??
It's a good job. Not trying at pull the job down, just see this a lot with composite type cladding and especially decking. I osb the external first that might be wrong too but have had good results
It has movement and expansion gaps into the channels.
This is excellent.. Roger, you're flying it again man. The content is brilliant. Good british tradies getting it done...loved the openminded relook at the heat pumps too. Britain can lead on this stuff if we can forget the past and build towards the future. There's too much culture war stuff around what should be common sense looks at emerging technology that will get better and better and make sense for people as it gets more affordable. Keep flying the flag for Britain going forward, not fetishising the past glories to make some oil companies richer still.

You might be right but Deiter Helm, who is a climate change guru says that we are tinkering and all these marginal gains are a distraction. Heat pumps will have such a small affect on climate change that they could be seen as a sop, something to keep people believing that something is being done. The reality is the opposite. The U.K congratualates itself on having exceeded its carbon reduction targets but the reality is that we have outsourced all the inustries that produces carbon and we just import the goods. If you leave out things like that you are perpetrating a deceit.
@@SkillBuilder I try and eliminate the environmental aspect and politics from it sometimes to try and make sense of it.
But if you look at Australia,solar and wind is displacing coal in a country where coal is cheaply available.
It's becoming cheaper to electrify using renewables and they will predominate in due course.
So with that supply, you have the opportunity imo to then switch things like cars/mobility, and heating over to electric.
Massive opportunity therefore for Britain to build big offshore wind infrastructure, put it in a position to produce excess electricity from renewables and therefore save ourselves a bill for Oil and Gas.
It may seem impossible now but you can see the figures from Australia and there are times when states are running completely on renewables...that's happening already and that's before there's been a concerted effort to switch things.
The cheapness of renewables is ensuring a new world is emerging. I think there's an opportunity there and I think Britain needs to be ready for it.
Britain never did well by sticking it's head in the sand...it used to build things and this can be a big part of making us self sufficient in future.
For all the doom and gloom in the world,I believe this is an exciting opportunity that is coming along inevitably...why not go after it?
@@reganovichI've never read such a load of old tosh in years. You've obviously bought into the renewables propaganda. Also the environmental damage they're causing is absolutely devastating. Have you actually seen these wind farms they're putting up in Australia? They're cutting down literally millions of trees and covering the place in concrete. Destroying the environment to save it. As for hydrocarbons. You can't make concrete or steel without them. The entire renewables market is a scam to empty the pockets of us serfs and enrich the billionaire class even further. The entire climate change agenda is a scam.
I’ve just moved into a new build, timber frame and stone/concrete block outer. Always wondered whether it can be extended - as we were told all walls are load bearing 🤔
Typically the timber frame is load bearing but the external block/stone is just cladding. Certainly more complicated to extend timber frame....the frame itself is computer designed to be as efficient as possible so it has little capacity to take increased loads from say an increased opening width, also the timber frame is expected to shrink over time so allowances are made for this in how the inner frame and outer skin are tied together and how windows and other openings are created. Get good professional advice.
How much does something like this cost?
I wish Roger had talked about the timber frame construction given the Video Title. Materials used, dimensions, construction techniques etc. Feels like a missed opportunity.
This was a strange one because we had a time lapse camera on it while I went away to the Seychells but the timelapse went on strike so we got nothing of that stage. Talking about something with no pictures is a turn off for TH-cam viewers. Hopefully we will do better with future projects. I kick myself when we fail so I know how it feels.
How much does such an extension cost? I'm looking to do a similar sized one on the side of my house but wouldn't need any steels going in as there's an existing door to the side anyway.

Not for me… just pulled down a 15 year old conservatory where the timbers had rotted through completely behind the fascia’s… the timber extension is a great idea, just not in a wet climate.
This looks like the cladding should keep the timber dry

Around 45k to 50k on this size extension and this style timber frame have been Around for donkeys years so it'll be fine

Not a fan of the non fireproof cladding on a timber frame structure even if it’s only a single story. There’s a high risk of it spreading any fire or flame across the roof and compromise structural safety. Would not approve this material for cladding as a building inspector
What qualifications do you need to complete these and be compliant? My mate thinks he can do it for me and replace a conservatory. his work is top notch so I know he can physically do it. Don’t want I have to pull it down after however
Building regs approval. If you follow the drawing you will be fine

With 300mm mineral wool insulation between the 300mm studs and 300mm joists, how are they overcoming the cold bridge of the timber studs compared to the mineral wool insulation?
The walls have pu board and so does the roof. The studs are faced over with 25mm on the inside but the deeper the studs the less warmth escapes to cold. Dry wood is not that conductive.
why does a timber framed extension need that type of foundation? would you be able to use pier foundations and a timber floor? seems a lot of work for timber frame.
You don't need it just over the top david.
Nice job. Could have so easily been made much more thermally efficient by swapping the outside ply/ osb for a 2" external insulation panel. Would have stopped those lovely 10x3s bridging thermally.
The OSB is there to stop it racking. Insulation board is not structural
Hi. How do you apply the Black Jack and what is its purpose applying it to the house. I thought it was used in roofing only? Every day a school day! I have a small porch to build and need to fix some timber frames to the house. Many thanks.
Just paint it on the walls, it is used for floors, walls and roofs.

It is all about the insulation, the same goes for the roof joists. The only reason the timber is that deep is to acommodate the insulation. Crazy world
@@SkillBuilder I put one 70mm layer of insulation between the studs then a second full envelope of 62.5mm insulated plasterboard inside. My warm roof is 150mm and the floors are 70mm. You were probably right to spend on giant studs to save on insulation costs.

They are called Stark and have a zip up the side so you don't need to undo the laces. They are great for nipping in and out of customer's houses.

Realistically, the average SIPs extension price will be around 15% more than a conventional masonry extension built on-site. However, since the panels are already cut to size, SIPs extensions can be constructed 60% faster than a standard timber frame extension.
Structural insulated panel extensions are custom-made for your property and so are typically more expensive than using a regular timber frame. When the project in its entirety is considered, however, from time to energy savings, the end costs are comparable.
In the longer term with heating costs it’s financially beneficial
I'm surprised that with using a timber frame and all that insulation the extension has been clad in nasty plastic fake wooden slats. This will result in damp in a couple of years. If only these guys had used charred wooden slats it would have given a nicer finish, allowed the extension to breathe naturally and been fire resistant meaning there would be less maintenance and a better quality building
The cladding is installed over a ventilated and drained cavity, therefore there shouldn’t ever be any moisture locked between the cladding and the timber frame.
Throw the tape away min, buy a new ain
