The fact that the US stock market had been on its longest bull run ever makes the widespread worry and enthusiasm understandable given that we are not used to such unstable markets. As you pointed out, it wasn't tough for me to earn over $780k in the last 10 months, so there are chances if you know where to go. Those numbers are averages. The better properties that are turn key, have some nice unique touches, and have been carefully kept and prepared will not decrease in price,especially in desirable areas. The average houses that just got the ‘paint it white and clean it up’ are the ones that will go down in price. Look at what’s for sale and it’s easy to see. What will and has changed are the bidding and the interest rates. Cash is still out there for the better houses.
If you really want to live somewhere, then you shouldn't really worry about the prices since your goal is to settle for the community and build your foundation there. Unless your trying to flip the houses which is risky.
Pre-pandemic, I remember trying to save at least $20k to buy a small apartment in a ghetto neighborhood where multiple teens had been shot dead. Digusting, I know. But it was still home. We wanted to be homeowners. Now, apartment prices have doubled, and they are still trying to get double. I thought we were a year away but now five years away. Only my husband has a stable job. I don’t even want those apartments anymore. We were so desperate. I have no clue who can afford the high-interest rates and high asking prices. I say stalemate. And I’m ready to leave the dump of the Bay Area ASAP. I was dreaming small, but I rather deal with being treated like a foreigner for my skin tone than be surrounded by crimes and a poverty-like lifestyle.
More ppl moving out then moving in, business moving out left n right, tax's going up n up n up... property tax's going up n up n up... crime going up n up n up... shop lifting going up n up n up... home robbery's going up n up n up... cost of energy going up n up n up... throw in the truth and... insert your own answer here; 🤣

20k is enough for an emergency fund while renting, 10x that number for a down payment.
