    My home survived the IAN hurricane!! It's a concrete block small home and I would not live without it here in Port Charlotte!! It may of saved my life during that 10 hours of high winds of constant beating

      Yes Ian was a terrible Hurricane. My Family and I Also went throw those 10 Hours of hell. It is amazing how strong homes are when built and maintained correctly

    Just found your channel. Great work. We just bought a water front lot in Port Charlotte. Although it is taking a long time to get the seawall constructed, almost a year now.

    on the seawall you could try Secure Set two part expanding foam epoxy, it's use typically for securing posts but if you mix the liquid and pour it into the holes it will follow the holes and expand to fill them, hardens very hard and water proof. Just keep applying every time a sink hole appears.

    hate that floor, maybe if it polished smooth it would be better but still those colors are too loud. The kitchen remodel, open floor plan is nice, the back splash is nice, I'd want a termite check if its wood framed.

    Wood frame walls have 4 times the insulation that a block wall has.

    Hey Leo, what would a decent sized in ground pool with screened lanai cost here approximately? Just a ballpark is cool. 40? 50? 75?

      Between $35 -$45,000 with Cage for average size pool. (15x25)

    Since it’s advertised as 3 bedroom, was the lanai conversion permitted?
    Too bad there’s no current screened lanai.

      Yes you are correct. Lanai area was permitted and converted to extra space. Remember you could always add another lanai onto the exterior of the home.

    Leo doesn't a room need a closet to be considered a bedroom thereby making this home a three bedroom house?

      Hi Jim, That's a great question. It is often thought that a closet is needed to be called a bedroom, however here in Florida a bedroom technicality just needs a window and that's mostly for an emergency exit, while really using it for light and ventilation.
      Before the 1900's most homes didn't have closets in rooms they used to keep clothing in trucks/chest and armoires.
      *Quick FYI*: Now regardless if a room has a window and a closet if you must walk into a room to get to another bedroom than the room you walked through cannot be considered a bedroom. its considered non-functional or NON CONFORMING also In summary, non-conforming bedrooms are rooms that unlawfully serve as bedrooms, as the occupant would lack an easy escape in case of emergency.

      BEDROOM DEFINED
      According to section 200 of the Florida Building Code, a bedroom is defined as a room that can be used for sleeping and that:
      For site-built dwellings has a minimum of 70 square feet of conditioned space
      For manufactured homes is constructed according to the standards of the Housing and Urban Development and has a minimum of 50 square feet of floor area;
      Is located along an exterior wall;
      Has a closet and a door or an entrance where a door could be reasonable installed; and
      Has an emergency means of escape and rescue opening to the outside in accordance with the Florida Building Code.
      A room may not be considered a bedroom if it is used to access another room except a bathroom or closet

    Whys block better than wood frame?

      Just like the story of the three little pigs. the big bad wolf could not blow down the brick home. 1st Concrete Block homes are stronger than wood framed homes. In Florida we experience hurricanes that have strong winds
      2. a wood frame home will burn to the ground if there is a fire while the block construction home can be rebuilt.
      3. SW Florida has a subtropical
      Climate. Shaded areas would remain moist and Termites could invade and damage a wood framed home from the exterior or sub floor.

    I am looking for a second home in the area that your videos cover and want one on the water. I have kayaks and might get a boat but are there fish in the canals that are featured in the properties you list?

      Hi Ron, yes you will be able to fish from your backyard/dock. Type of fish you will see and catch Snook, Snapper, Drums, Sheepsheads and occasional Dolphins and Manatees.

    I was told that there has to be a closet in the room to make it a bedroom. Any truth? This would technically be a 3 bedroom home with a spare room.

      That is a good question
      Actually a window in the room makes it a bedroom you do not have to have a closet as people can use armoires to store clothing.
