    Very cool!
    The biggest thing holding me up from starting my own would be all the Sevier County regulations.
    I've already seen several BNBs get shut down after only a couple months of operation because they weren't fully legal. I'm west of Pigeon Forge, close to the Blount county line btw.
    I haven't spoken with a general contractor yet because they're so expensive. I briefly looked into getting the GC license myself to save money but I found the insurance cost prohibitive.
    Is one of you a licensed GC in TN? Or about how much was it to hire one in your area?
    Or maybe instead of answering me, you guys could make a video discussing the whole legal process of getting your glamping business going. I'm most curious as to if you went with the single family dwelling or ADU, and why you chose one over the other. Also, since you have water and power in the unit, how tough were those inspectors? Did the county have any complaints about the construction drawings you submitted? If you didn't have to jump through all these hoops, how!?
    I really love the way everything turned out!

      Hi Nick. I don’t blame you for not starting because I know what you mean. Doing this the wrong way will for sure get you in trouble. And I couldn’t imagine investing a bunch on time and money and doing it the wrong way and then getting shut down.
      Before we bought this property we looked into the laws and regulations and that is why we didn’t buy in sevier county. I had a few conversations with the county and I didn’t see it working out very easily. So we moved our search area further east and believe it or not Cocke county doesn’t have a building code or zoning code. Sounds insane!!! And I called the county so many times before we bought here because I was skeptical that I cold just do “whatever I wanted” here. Now, people say sevier county has much better schools and a lot of other things to look into. But when we specifically looked to start a glamping business we thought Cocke county was ideal.
      BUT it is still possible for you to do it. It will take more time and effort but you are probably in the best spot in the country to have a successful Airbnb!!!! So once you have something up and running it will probably cash flow absurd amounts and very steady income. I wouldn’t mind talking some more. So feel free to join us on Instagram and we can exchange phone numbers or you can drive over and you can look at our setup and we can bounce ideas back and fourth about what you are planning to do.
      Please don’t let sevier county stop you!!! This can be an amazing business for you

    I’ve also talked to pacific domes about pricing etc., what have you found for pricing on these to get one fully operational?

      They sent us their PDF with full pricing and and it was about $10k for the 24’ dome with some upgrades we wanted. Are you looking to buy one?
      I know metal prices have been all over the place so not sure if that pdf is still good or not
