Living in Texas ( DFW area) since ‘98 I lived on Big Pine for 8 years back in the 80’s. It’s definitely NOT comparable!!! If I had the money- my butt would be back in the Keys!!

Wow that one checks all the boxes. Nice sea wall, boat lift, Davits, fish cleaning station, deep water access, no grass to mow, private setting and a nice house. If you have a fat wallet and a boat this place would be perfect. I have a couple suggestions for video though. You could arrive on your boat with a bunch of fish. Clean the fish, include a super slowmo outdoor shower shot followed by a glass of wine in the pool on an inflatable swan.

I hear it all the time that clients are surprised how low our taxes are compared to other markets (that are not as great as ours- yes, I'm bias haha). But I do understand it's a pretty hefty expense regardless. Taxes and insurances (wind, flood, and HO) for this property are roughly $15,000/year.

That is actually not that bad for waterfront property. Yes, it's above flood elevation, but that is not how FEMA calculates the rates now- they stopped using elevation certificates. Obviously, it's best to have stilted homes, but that doesn't necessarily mean you will be the least amount. There's a lot to it and I would be happy to chat with you further about it, if you're interested. Flood insurance for this home is roughly $1500/year.

I grew up on as a waterman on an island in the Chesapeake bay. fishing, crabbing, oysters, clams. Visited a couple years ago. The city people that have moved there have ruined the island. The homes are super over priced now, and too many new homes and a gated community. I see the same thing with the keys.

Lol i used to live on big pine and have passed out fishing from the seawall with with a bag of shrimp on my lap. Deer woke me up not before eating all my shrimp and sexually assaulting me.
Real estate is reallynthat expensive there? Doesn't matter what your boat keel depth is in deepr water if your dock is only 4. Unless you can moor offfshore and then walk onto a dock to your house or take a tender back to the house. That's insane that a 2/2 goes for a million.

That is not what 4 foot control depth means lol.. You would not have to do what you said in your comment. The canal is deep (12-15ft), but in order to get out of the neighborhood and through our channels, the control depth determines the draft max. $1024 per square foot! I thought Dallas was expensive! My wife just sold our neighbors house for $293 per square foot and I thought that was insane🤯
