Thank you, is this update just for Denver proper or does it include the metro area too?

Hi, this data covers the 7 county metro area

Are you seeing townhouse and condo buyers move to single-family homes? I'm trying to figure out why one is up, and the other is down. With money being as expensive as it is and prices being artificially high, it makes sense that buyers would sink resources into more valuable assets. I'm just curious. Thanks

We don't have a definitive answer via the data. My thought is that what someone might be able to have in a rental home (size, space, schools) isn't attaintable even in a townhome, so "getting into the market" isn't as appealing for those at the lower-entry level. Condos and townhomes do not appreciate at the same rate as SFH, and have higher HOA dues, and have been a bit more of a challenge to sell this year with master insurance policy challenges...so there is an overlay of several potential things
