  • Draw Plans - Architectural Design Studio | In this video we discuss the 45 degree rule and show you how to use create drawings and use the 45 degree rule to endure you don't flout the planning laws and get a planning refusal.
The 45 degree rule applies to 2nd floor extensions on semi detached and terraced properties. I don't think there is any ways around the 45 degree rule as everyone has the right to light.
Right to light planning objections are common since the rights of light act 1959.

Hi there, I’d really like some help if possible, my neighbour has submitted planning permission for a second floor extension above their garage, their property is sat back from mine and it will have a massive affect on the light my property will have.. I would really appreciate some help and advise, many thanks and great video

Excellent video Is 45 degree is applicable for single storey rear extension of terraced house ?

Yes ... but I believe it only applies to the "Daylight & Sunlight" entitlement to light which is a planning issue ... not "Rights to Light" which is a legal issue. Please check this!

Hi fantastic video, question if it’s a double story does this rule apply to the upstairs centre window or just the ground floor centre

apologies for the late reply, I've just seen your query. 1st floor is where the rule kicks in, it is rarely a factor for the ground floor...

    Hey, thanks for your video.
I live in a ground floor flat and I'd like extend the width of my flat all the way to the fence(towards my neighbour). Can I do this or the 45 degrees rule would apply to the ground floor as well?
    Many thanks,
    D

sounds like you are doing a side-return extension and the good news is that the 45 degree rule is very rarely applied to ground floor extensions. As you are leasehold you will need a planning application, license to alter from the freeholder and maybe party wall agreements. Get in touch if you need help...
