In 2022, the CO General Assembly passed House Bill 2022-1242 to regulate the manufacture, sale, and installation of “tiny homes” in Colorado. Here are some important Links to review with regards to this new Colorado state Bill.
As of July 1, 2023, the State of Colorado defines a “Tiny Home” as a structure that:
* Is permanently constructed on a vehicle chassis
* Is designed for long-term residency
* Includes electrical, mechanical, or plumbing services that are fabricated, formed, or assembled at a location other than the site of the completed home
* Is not self-propelled
* Has square footage of 400 square feet or less
* Has a metal plate insignia installed under the kitchen sink by the Division of Housing

Ugh. I am so sick of hearing about the obstacles that we tiny home lovers face. 1) We are not allowed to live in THOW full-time, but yet people who have tiny house Air B&B's can have people in their houses 365 days a year. Makes no sense. 2) Concern for tiny homes being hooked up to sewer system. More and more people are living in vans and cars. I have seen You Tube videos in which the people admit that they let their sewage drain freely from their vehicles. 3) Zoning excuses are BS. The excuse of overwhelming the utilities is ridiculous. I live somewhere (probably similar to other places) where apartment buildings are being built everytime I turn around. Apartment buildings house A LOT more people than a tiny home in a backyard here and there. 4) In my opinion, tiny homes are just a new version of mobile homes. We should be able to build tiny home parks/villages, hook up to utilities, etc. We should be allowed, in every way, as mobile homes are; more so really. Hybrid mobile home-adu. Codes and zoning need to face the realities of our changed society of low-incomes, no retirement incomes, high rents, no chances for owning a conventional home, needs for caring for aging family and housing young people for a lot longer than we used to. I hope you pass my thoughts on to other advocates.
