Very good review. As a person who lives in this area, commercial activities within 5 mins of driving distance is truly fantastic. Current fully furnished rental demand in Impiria is extremely high. The real worry here is the incoming supply of highrise in the area. Theres already Impiria/Lead, GM Remia, Trio and Gravit8 across the road with new Ambang Residnece coming up opposite Ambang Botanic 1 and condos like Ancubic opposite Ambang 2 and one more beside Bukit Tinggi Medical Centre.
Sean, as being a foreigner ( I am a 25 year old half Turkish cum Azerbaijani and half Kazakh cum Polish guy born in Chile now living in Kl after obtaining a Malaysian PR through real estate investment and also having a Thailand PR too) is utterly amazed and fascinated by Kl and greater kl's urban planning and zoning. I especially like this concept where only a few handful of high density super high rises are dotted around many surrounding low rise and low density landed housing. It gives a unique aesthetical appeal to the city. This should be followed by many large cities around the world who are willing to expand their urban area in the outskirts as it gives a more open feeling. One recommendation I would want to give to the kl planning authorities which is currently lacking is to get the developers to build more medium density mid rise condos ( in between 5 to 15 stories high with a plot ratio of in between 1:3 to 1:6) as it will add another futuristic dimension to this already beautiful city.
14:55 I would actually appreciate if the developer can still try to do some sort of partition that imitates the wall so it's easier to visualise rather than have to imagine based on the tapes on the floor.
Are there beaches on the coast west of the project, or is it all commercialized at pulau indah/klang/tenga? Are there direct public travel to KLIA or do you have to go via putra heights or KL sentral?
No beaches in Klang but there's a fantastic hourly shuttle bus service from AEON Bukit Tinggi which is like 3-4 mins away directly to KLIA1 and KLIA2 with no stops.

Possible but prices will be totally out of whack for developers to build such low density projects.
