    The lack of insurance can cause you to loose your house too! Banks and mortgage companies require it as part of the agreement. And if you get dropped, you have two choices. Choose the insurer of last resort or face foreclosure.

      Yes this problem isn't specific to Florida, here in Quebec it's the same situation for some condos. There have been too many water damage claims in condos so insurers are reticent to cover condos.

    So basically they want to be there to make money but when the risk goes up they BAIL. What's the point on having these insurance company's then if their only there to make money and not be there for insurers when they really need them? It's ridiculous!

      Their insurer ratings are being down graded, causing them to lose business where high ratings are mandated, and they're now experiencing more claims than they have premiums to cover and are going into receivership and liquidation. They aren't bailing, they're going bankrupt.

    Some of y'all aren't even watching the video before commenting. It's NOT that the insurance companies are taking the money and refusing to pay claims; it's that they're refusing to continue collecting premiums from customers who have never even had a claim, because the risk just doesn't make sense. And they're not taking new customers, for the same reason.
    Harsh lessons: 1. if you have an active policy, and a payable event occurs, then you have the right to be paid BUT that's subject to the claims-paying ability of the insurer; if they go bankrupt, the investors are wiped out AND you have no coverage.
    2. Insurance policies are for specific terms. You have ABSOLUTELY NO RIGHT to an insurance company continuing to operate where you live. If literally zero insurance companies want to serve your area, then that's your problem (but you might be able to get the government to fill the gap in the market, as the federal government does for old folks' medical insurance, i.e., Medicare).

    I've been in the insurance world my entire career. Everyone should remember that the premise is to spread the risk to many, based on a slim probability of any particular property being damaged. In FL's case, it's closer to a WHEN there will be widespread damage, not IF. Greed on the part of the insurance companies, especially stock (v mutual) companies is rampant. They'll enter a market if they see profit potential, and exit when conditions change. Like the guy from Citizens said, huge fluctuations in how many homes they cover as the last resort insurer.

    Hurricanes and homes don't go well together. You can't really expect them to just push the cost on the rest of their clients in other states. Florida is an expensive place to live.

    I am a house owner in sw Florida. Our home has most of the recommended weather related improvement features such as storm shutters, roof design etc. We had a complete tile roof replacement because the 2017 Hurricane Irma lingered over our area for several hours. The wind force lifted the cement tiles sufficient to loosen and weaken the attachment to the underlayment. The new roof has even stronger bond and attachments per the revised building code. Every time there is a major loss like this the buildings must be rebuilt with the latest building code. Gradually the area can withstand most storms. As catastrophic as Irma was I was amazed at how little real damage was done. But when every roof in your region must be replaced or at least significantly repaired the costs mount as competition for labor and materials arises.

    Why should insurance companies get a hand out? They already reap billions of dollars off people like me who never ever find a claim. I worked in life and health insurance years ago and they rewarded people in the claims office who managed to avoid paying claims. Insurance is a racket.

    A huge number of very expensive properties now line both of Florida's coastlines . A direct hit almost anywhere in Florida by a Cat 4 or 5 Hurricane will cause massive losses . Resulting in even more companies leaving or going Bankrupt .

    Home Insurance is to protect the banks collateral not the home owner ... banks also get their PMI on the loan . The state allow it ... we need a Home Repair and Maintance CashValue Savings Accounts to protect the collateral and the HomeOwners .
    If the bank already gets your PMI they should not double dip on the collateral .

      Over time the cash value will increase if you have not open a claim , you could also carry the account with you to any new property your purchase . Is run has a non-for-profit as well .

    As they should... Help reduce rate increases for the rest of the nation when the heaviest loss-producers are removed from the rolls. If someone wants to live in the Southeast coastal areas, especially places like Florida and New Orleans, self-insurance or state / city / county tax-assisted insurance is the only way to keep the burden of losses from irrational life choices tied directly and only to local, or at least regional, rates. It's not much different than trying to get auto insurance after you've driven drunk a few times.

They don't have hurricanes, tornadoes, or other regular weather damage and earthquakes are typically excluded, so as long as the homes are not in canyons and other forested areas with serious fire hazards, it's a great place to underwrite policies.

      You can’t punish people for choosing to live in a section of the country. Oklahoma has heavy hail season from resulting from tornadoes, the most common insurance claim in the state is roof repairs. At what point do insurance companies decide to leave OK to go to exclusively cover the states with the smaller claims? There needs to be something done before insurance companies just decide to only cover homes that never make claims.

      @@barnabusdoyle4930 It’s not about “never make claims.” It’s about the risk and average claims in an area over long periods of time exceeding what insurance companies can reasonably charge. It is a natural control on stupidity-and of course that can be and should be penalized.
      For illustration, if you and your friends decide to build $300,000 homes on a currently uninhabited American island in the North Pacific but it turns out that fierce winter storms destroy homes there, on average, every 6 years, a reasonable homeowners’ full-replacement insurance policy will cost $50,000 dollars a year plus average inflation, plus the removal costs of the destroyed home and the typical misc. fees and expenses from government and mortgage-related companies all divided by 6, plus a profit margin. No one in Seattle or Denver or any other place with reasonable housing risks should have to share the ridiculous costs of others’ choices to build and live on the North Pacific unprotected. Yet the residents of this island would be very unlikely to afford the cost of their residency with that risk accounted for. In a natural economy, the disincentive of that outrageous policy amount, or more likely the refusal of any insurance company to offer such coverage to begin with, is supposed to be that strong-such that rational people don’t try to live there or figure out a completely different way to build.

      Lenders require them in order to provide a mortgage. The only way to get around it is to give a cash offer. So as long as people need home mortgages banks will always require the insurance in order to provide the mortgage.

    I also was in the insurance industry for 30 years. One of the problems is people don't read their policy
    I used to tell people, "Don't worry about what's covered: read and understand what is "EXCLUDED".
    The biggest hitch in exclusion section is "substandard workmanship". In roofing, if the work is deficient and causes leaks, the damages are NOT covered.
    If the original roof was replaced poorly, water damages aren't covered.
    The other big risk factor for ANYONE living under an HOA: if the storm damages exceed the HOA,'s insurance, (single family, condo, townhouse) the HOA can ASSESS each owner a % of the damages. If the HOA has $1 million for property damage and a tual damages are $2 million, $1 million will be divided by the number of units.
    Anyone living under an HOA should carry maximum Loss Assessments coverage:.
    ($50k - $100k). Most policies have minimum $1k. Increase will cost $12 - $25 per year.

    When I moved in my home in AZ. The HOA put an assessment for a new roof. One of the reasons I bought the home was it was supposed to be covered. Their explanation was sorry we haven’t saved enough $ in the last 10 years. Wtf

    Insurance fraud is a HUGE part of this problem. Tile roofs that are designed to last 60years are being replaced at 20, and the insurance companies are footing the bill. My mother lives in SW Florida, she was sent black an white photos of "her roof" taken by a drone. The company said she needed the roof replaced at a cost upwards of thirty thousand dollars. Roof was repaired for a cost of 425.00 dollars. The previous company also was going to helpfully work with her insurance company.

      Asphalt shingles last between 8 and 25 years, often advertised as 15-30. Metal roofs are usually estimated for about 30-50.

    It makes total sense. Plywood/tar shingle roofs are an expensive, inefficient and outdated product that we shouldn't be using anymore. No matter how you cut it, this bad product is a losing bet for everyone involved. Why are we still using them?

      There are thirty and forty year shingles available. In colder climates a tile roof is not an option. Metal is longer lasting, but more expensive.

    The problem has been that politicians have been in bed with the insurers for years. Whether auto, home, or other, (remember, Obamacare put the insurers in charge of our healthcare) so they are a big part of the problem. Like a dirty diaper, change them frequently. I am not in Florida but I do think the roofers are running a racket when it comes to storm damage. However, the adjusters are in on it, have seen too many roofs replaced that looked okay. Do any have a state insurance agency that takes care of the citizens?

    They are supposed to replace their own roof if it is leaking from normal wear. If a storm damage the roof the insurance will pay there you have it folks that’s the way it is

      The problem is the roof is old or in poor repair but the storm comes along and does damage and now they can make a claim and end up with a new roof. That's why the insurers now require a new roof with approved wind resistance.

    Lived in Florida my entire life.
    It’s people putting new roofs on their home because they changed their homes exterior style, and want someone else to pay.
    Most of these ‘hurricane damaged’ roofs are just old and ugly but not compromised/

    I worked for a Florida based carrier prior to the Pandemic. Entire company went insolvent, the company couldn’t pay the claims and everyone was laid off. Florida & Louisiana are terrible states to write policies in.

    Thats where the state comes in. Maryland used to have something called Maryland Automobile Insurance Fund for individuals who would face hefty premiums from other carriers or higher risk drivers. The state needs to have an insurance fund that charges market rate for those who cannot get insurance from carriers. Oh, well Citizens is state-backed so its doing what its supposed to do. The state is doing well so it needs to back Citizens more.

    Stop typing I left the industry 20 years ago. Some things don't change. Insurance is a game of calculated risk. It is affected by state regulations. A company that fails to meet policy reserves gets taken over. Big Brother Commissioner IS watching. Every claim transfers dollars form policy reserves to claim reserves. Unless a company can bring in a huge amount of sales, the claims will suck up the policy reserves and the commissioner takes over and sells off the book of business. Going for massive sales to fluff the policy reserves only delays doom. Do the math. The greatest contribution to the overall loss ratio is the humans necessary to deal with it. Most line claims people are judged by how many days it takes to determine claims. A good claim is a resolved claim. Be slow and be gone. The whole hate the insurance company thing is a fantasy held by people who are rarely happy with anything. Nobody "wins". The bean counters rule everything. The Commisioner holds the Sword of Damoclese. Loose claims practices will also get the commissioner up your butt on a market practices audit. Like it in the impossible middle? Go work in claims. I did. SIU. I am done.

    I don't understand paying insurance at all, like I understand it but I don't. Like my grandad told me he paid for insurance all those years and never needed to use it. Wasted so much money just paying in paying in. Or like right now with renters insurance for my apartment. I understand it's suppose to be a just in case thing but damn I'm loosing Soo much money and for what.     In most areas of insurance, problems arise from all sources. Some companies are 'carpetbaggers' and are your 'friend' until that hurricane arrives. (That's why they have to have reserves for state certification.) Other times customers have excessive claims. Finally, there are those 'let's send them a message' absurd jury verdicts that cover 'actual damages' plus some incredible additonal amount to let them know it back at the headquarters. This combination of issues can compel a legitimate insurer to pull up stakes and leave.

    I know multiple people who had relatively minor roof damages...yet thejir insurance company paid for a whole new roof, instead of just paying to repair the specific shingle damage. That failure/loss goes to the companies' inspectors/adjustors.

      Spot roof repairs are worthless. If one spot is leaking, a dozen more are about to. It is cheaper to buy a new roof than call out a repairman twice. Then consider water damage on top of all of that.

      Insurance companies are already highly regulated. One requirement is they have sufficient reserves to pay expected losses.
      I worked for a company back in the 70s and the state DOI (dept of insurance) issued a Cease And Desist order because we became so financially unstable. Company went out of business and the state's guarantee fund stepped in to service the accounts and payout claims.

      With the entire west at huge risk of fires, tornados throughout the midwest, the eastern coast and gulf coast at risk of storms and flooding, there's very few totally safe zones to insure a property left. Then when you find that unicorn location that's immune to natural disasters you also should look at PFAS forever chemical contamination maps (a man-made disaster that not enough people are talking about) and you'll see there's practically nowhere to buy property that's a 100% safe investment since very few towns actually have the money to upgrade their infrastructure remove these chemicals from the water supply.
      But yeah climate change isn't real and we should have less environmental regulation because it's good for business.

    Well, shit. How about making the cost of roofs that can handle storms.... Ya know, cheaper? Lower insurance prices for certain type of roofs?

      I got a BIG insurance break when I installed meatal roofs. Shingles are terrible.

    Insurance is such a scam...you have to have it but they do there best to make sure they do NOTHING for you when you really need it.
